I secured 1 more yesterday Tower 1 level 25 at RM 471 psf (under another name) but i saw a guy who came in about 10 mins about me and grabbed 3 units.

What's remaining now is only 1 unit: T3-05-02 with 1 carpark and 2 tandem carpark 1276sf. RM 648,954 (after disc – RM 508 psf) Facing LRT / Bkt Jalil.

Units sold yesterday:

T2-25-06 with 3 carparks 1101 sq ft
RM 607,941 (RM 552 psf)
Facing Pool / Kesas

T2-26-06 1201 sq ft with 3 car parks
RM 642,816 (RM 535 psf)
Facing Pool / Kesas

T3-17-07 with 3 carparks 1276 sq ft
RM 661,695 (RM 519 psf)
Facing KL / Kesas

Note: All prices are after 7% discount

Since its low floor, its facing the roof level of the LRT station. Thats why no buyers to date.

Has anybody heard of the new Bank Negara ruling that has just come into effect quietly? Effective immediately, foreigners are no longer allowed to purchase or transfer ownership of subsale properties from local Malaysians. They can only purchase from another foreigner or purchase brand new.

Is it worth buying T2-26 1201sf at RM 642K or 535 psf after discount? This is a double balcony unit with 3 individual carparks. What type is this unit anyway?

I don't think so. Many of the units already have the 3 carparks. But this unit comes with an additional 100sf for the 2nd balcony which is a bit of a waste especially since T2-25-06 is 1100sf without the 2nd balcony and also almost 40K cheaper. Also comes with 3 carparks. This unit also came with 3 carparks and someone sapu it yesterday afternoon b4 I could act.

At a glance, I think the paint quality on the KR1 (residences not the guardhouse) are poor. This paint will not last. Its been diluted too much and you will see the effects in a few months. I think those of us with connections with the developer's should bring this up to them. Most of the poor paint conditions you see on buildings around KL are due to over dilution of the paint. Most contractors cheat in this way. Paint should only to be diluted when additional workability is needed and that has to be done in accordance with the manufacturer's ratio on the back of the tin. Sadly very few contractors actually do this.
