It's either end of Oct or else, Nov.

Regardless ur sister size, the most early buyers all signed S&P on Oct 2012, it's approximately 70% of Tower 1 and 2 buyers signed that time and the rest were late buyers were signed variously from Dec 2012 or even up to late 2013.

Tower 3 buyers only some signed on Oct, but majority Nov and Dec 2012.

Meanwhile, the developer is discussing about the VP date with the authority.

Generally, yes we only start paying installments upon VP, during or one month before or after.

The DIBS in most banks LO's T&C is generally based on 36 months from the first loan release or upon VP, whichever comes first.

Having said, if dev delay the VP ans it has been 36 mths, we need to service full installments.

Not sure for KR1 but I think no changes at RM 0.20 psf.

Same goes to KR2, RM 0.20 psf, RR is higher due to lesser units and smaller total gross built up for whole development.

It looks clearly the developer is building the facilities area and under construction by stages. Most of the things like surau, activity room, reading room etc already there.

Heard cafetaria is on the way, gym room ID is on the way, lobby ID is finalized and guess, oso on the way.

Can u share to all of us here what is missing and what is going to miss?

I am not sure but just curious on above.

Boss, I think both abang adik if we merely look at the facade. But, internal quality quite ok, tiles, flooring, walls and ceilings.

Ic. From what I know of, cafeteria should be open top and going to build soon this month, pool deck is after the current ground area is done and fountain is there, guess it looks like it needs some touch up. The fountain looks smaller compare to initial brochure, I not sure but thats what I read from FB.

Hmm, I am fine with the porcelain tiles colour, same with most of my highrises. I like the greyish tiles on masterbedroom toilet but not the common toilet, maybe it too looks like Zest.

The only current dissappointment is how the facilities area is going to be looks like. Internal units, quite good. But surely got buyers unahppy wth the colour of kitchen cabinets, or the location of the air cons.

I am aware of these photos as I was in the FB group as well.

These photos still show some of the common areas / facilities are not completed yet or not yet build but I certainly believe that there are some changes of the area which we may need to ask.

Perhaps u can call up the developer office and ask.

That was an ad for KR1 but dunno why most of the agents put KR2, a bit failure leh.

The picture also KR1 and the prop details of 1454 sq ft ( Type C ) is also belongs to KR1, bcz KR2' similar Type C is suppose 1457 sq ft, which was found transacted at RM 780k and RM 790k recently.

Btw, it was only RM 300-320 psf for this unit back then upon launching.

Yes, from the photo, it was KR2. Can see the cabinet colour of white top plus grey bottom and windows is KR2, type A.

Early stage during early 2012, it was from RM 390+ psf towards RM 420+ psf. After overall almost 70% sold, Type A ( left very few upon public pre launching) increased price by around RM 20-25 psf.

The last ever released units of Type A was sold at RM 550 psf with 3 car parks. ( i think so )

As per my post that u quoted, it was RM 780k and RM 790k latest.

RM 780k was 2-3 mths ago, forgot whether it was Tower 1 but low floor. RM 790k was last month, med floor at 1x and Tower 1.

I not willing to reveal the exact floor here due to owner's privacy bcz there are only 1 unit of Type C for Tower 1 n 2.

Btw, it oso maybe affected the connection of condos next or near to new LRTs. I also heard ppl complaining the slow connection of Astro, Maxis and UNIFI from buildings next tl the new LRT, certain Puchong Jaya shops, The Zest, Sri Teratai Apartment and ZR. Not sure abt KR1, Bkt OUG Condo and etc.

Chung Kor, actually not a worry.

You can print few copies of your Floor Plan via S&P, as it comes with measurement.

You can visit the fair to shop for quotation based on your floor plan, no need exactly measurement bcz the appointed renovator surely will go to your house to measure it for their works.

tmc Boss, it was CCC, a temporary certificate to replace CFO ( Cert of Fitness for Occupancy ) where CC is quicker compare to the issuance of CFO.

Dev send us the VP Notice immediately once the CCC copy was obtained last few days.
