Chung kor, Type C 1454 sf at KR1 response is not so good compare to Type A 1050 sf.

Latest transaction RM 730k for 1454 sf as at August.

For me, KR2 definitely generate higher than kR1 since better facade, quality materials and facilities.

I believe should be less than 1.5 years, could be early delivery leh.

developer looks sibeh strong, loan release stage by stage also very slow, seems duwan bear so many DIBS to the banks.

But at appprox RM 730-750k asking price at this period, maybe these home buyers are different compare to those RM 550-600k buyers of Type A, who do not mind the current access road and do not have much new condo for comparison except ZR at similar location.

But since Type A did so well and now asking RM 620k, if few more transacted deals, it could push 1454 sq ft a bit due to just top up RM 100k ono. ( for 400 sf additional )

No. Tower 1 & 2 VP first bcz majority signed S&P earlier than Tower 3. Half of Tower 3 signed S&P at Jan 2013 onwards.

Tower 1 & 2 expected September 2015.

I think max RM 2500 provided upon LRT operation.

Too many units for rent upon 2016. But KR2 holds upper hand due to nearest walking distance to LRT station.

Wahh bro, RM 2.8k to RM 3.3k is sibeh good price lehhh ... I think it is very hard, unless a minor miracle happened upon LRT operating, but every where also got new highrises next or near to LRT, albeit, I still see KR2 is one of the nearest walking distance.

If I can rent out even at RM 2.3k like my friend rent out her KR1 1454 sq ft full furnished, I sibeh happy dy.

RM 2.5k is just a bonus for me.

Kiara Residence 2 is just directly next to Kiara Residence 1.

KR2 is corner, construction reached 20+ floors now, then KR1 and then ZR.

Its white and grey.

ZR looks good due to more glass effect. Believe same goes to Zest, still looks very nice from far off but a bit dirty if u enter the Zest entrance.

But if to put ZR colour tone back to KR2, I think it would be looks ugly bcz KR2 each building is slim ( bcz only 8 units per floor ) and looks tall.

I think Kr2 would be more or less macam La Costa, a decent but not too outstanding facade building due to not much glass effect ( as no unit facing Kesas ) but since it is tall, it looks good.

ZR would be more excellent if no yellow colour.

Was told by developer around Dec 2015 or Jan 2016, but if they able to complete the facilties area, it could be simultenously together with T1/2 but definitely priority goes to T1/T2 due to most of them signed S&P on Sept - Oct 2012 and majority T3 were Nov 2012 onwards ( a lot on 2013 )

My friend told me T1 and T2 already building Level 30 and Sky Garden while T3 had reached 28-29th floor.

The dev macam sibeh cash rich to avoid to absorb more interest, I T3 high floor, only RM 100k disbursed so far. My friends at T1 lower floor, the unit even tiled up and windows up, also same figure disbursed.

Full installments is upon VP and the next 1-2 months after the bank full disbursement of 97.50% or, upon 36 months expiry of loan letter offer / agreement.

Believe u signed both S&P in 2013, thus I think u will get the key within the 36 mths of LO Date. So, u it could approx 1-2 mths after bank full released.

Maybe expected Jan - Feb 2016, I think so.

Huh, both units S&P also not in ur name? Then how to justify the units belongs to u?

The FB admin see any doc in flrm of S&P, Loan agreement, dev letter, loan letter offer, DOA or POA, etc.

Most of FB admins surely ask this for proof. KR2 consider the most lenient among all FB prop closed group. I have few more and reluctant to join due to security issues of more doc to proof, for me. Its a piece of shit if to ask too much doc.

But I cant help u this bcz I seldom on FB too.

Lights unable to determine much of the actual occupancy.

See The Zest, the lights at night forever remains below 40-50% but the occupancy as per management's utilities usage and billing record, its more than 80%.

I have friends total 20 units plus at KR1, all sold and managed to secured their tenants.

I believe Kr2 is more worry compare to KR1 due to double number of units.

Billing record definitely 100% if to include directors' vacant units bcz they sent to all owners regardless staying or no.

I mean based on utilties record of Syabas or TNB from where the unit was utilized and charged by billing. Unless, some owners treated the homes as weekend homes or treeated it like office during weekdays only, then I nothing to say leh.

Not sure, maybe rental first if I intend to keep another 2-3 years.

KR1 I dunno, but KR2 is expire on 2103.

Not sure if the developer is renewing the lease upon VP later this year.
