I think u bought this T1 unit quite some time ago bcz T1 and T2 high floor units all taken up during April preview.

No worry, the extra lanai really feel good if u really found it good and useful, like my friends n I, will use it as smoking area or coffee time.

Yes. All units do have 2 A/C compressor areas. Main one would area next to Bedroom 2 or next to balcony. Another one would next to yard or dry kitchen which it is just behind of Bathroom 2.

It is useful if Bedroom 3 with air con and also if we do plumbing works. Not all condos provide 2 air con ledhe area esp for a condo size less than 1.1k sq ft.

Hi, you may check the Thread Page 5 post by forumer about the sales status as at last month for Tower 3. Btw Tower 1 and 2 can say 97% sold and left those 1st Floor unit with garden or some loan rejected units.

Smallest units fully sold.

Medium units 90% sold, left Lvl 2,3,3A and 5 at Tower 3

Big units at 1457 sq ft. Plenty available.

Yes, it was Leasehold. Freehold impossible for dev to sell RM 440 psf n below.

Haha, I agree. After I book, I cant remember how many calls I received dy. Last 2 months I damm busy n hectic hence I didnt pick up call at all n at least 3 missed call each day.

I think buyers/investors begin to see the potential values at this area and searching to grab one, also buoyed with Jalil City and WCT Mall news.
Also not to be forgotten that ZR currently selling their remaining units at RM480/sqft while KR2 still selling at the same price $440/sqft before discount. Tell me where can get good property at such bargain price + located at excellent location accessible to major highways and stone throw to lrt station.

Haha. Yah bro ronn. Quite agree with it. Some ppl not convince to buy ZR now due pricing increased fr RM 330 till now, RM 460-480 after discount. So, they end up KR2 due price is yet to increased except those small units increased at RM 20k each n had been fully taken. I did some rumours that KR2 remaining units may increase price or lower down the 7% discount.

Ok, the Letter is actually a reminder to us that S&P signing is ready for signing soon and the solicitor will contact us to sign the relevant doc.

For those who had obtained the loan, u can ignore it. For those who dont. You can faster speed up ur loan approval n contact the OIC given.

Anyhow, those who had signed LO will get the call first to sign the loan doc. Esp those from Tower 1 & 2.

But I had confirmed that everything is ready and the schedule had been completed btw solicitor, developer and proprietor.

Anyhow, they remain unknown of the freebies' brand which I am more intend to know more than S&P signing date.

If I have selection I sure take Alliance or Maybank/ Public Flexi Loan.

Anyhow, if investment or opt for conventional, all banks are same n depends on tenure or margin services and convenience to do repayment.

HL max only 30 years. Ambank compulsory MRTA but approval very fast. Public not bad.

The long delay was due to schedule issue.

However, they adamant to complete this by Q3 2015. Good news for own stay buyers.

Yes. Alliance is the first batch of panel alongside UOB and Ambank. But due to UOB financing is based on after 7% discount, they lost a lot of business. So, Alliance already burst their limit of RM 80 mil since April. It just took Alliance to sapu the limit within 2 weeks.

The rate is B-2.20% whole tenure n although no lock in but they have a clause of 5 years period, if u refinance or the property is sold, you have to bear the bank paid legal fee ( which is about 2% of ur loan amount )

This is islamic loan and max tenure is 35 years or uo to age 70.

The approval is not easy anyway.

Generally yes but basically, it's depends whether it is sufficient and needed to budgetting for the premium.

MRTA, you can opt it for one lump sum payment, either pay cash or finance....

MLTA is good in long term n able to get back the money, but the premium is monthly, quarterly, semi annually or yearly for a term period. Although I am 30, the premium is not cheap but I already bought MLTA when I bought my first property 5 years ago....

If the budget is fine, then we may opt for MLTA, but if loan installment combined already not low, I decided to cover a bit only just for assurance in short terms bcz I had enough life coverage....

It's depends individual needs and savings .... It's hard to decide which is better .... Lol....

I think it wont be any price adjustment, they do not have the win win situation to do so bcz it had drag for 6 months for most buyers and up to 1 year for those few early birdies.

If price adjustment to higher, I would be the first to consider to cancel it and look for somewhere else. As well as my friends where majority are Type C buyers.

Not sure for the highest few floors but the only unit at low floor available, T2-06-08 was definitely a released unit bcz I remember this unit was sold quite sometime ago. This is good unit esp those prefer to face pool. Sure will be taken up soon.

T2-23A-08 is long waiting for a new buyer.

Type B at Tower 3 finally 98% cleared. Left quite a lot Type Cs still. Its prolly LRT issue, Highway issue or Pricing issue?

Yes. Alliance can finance loan legal fee.

If u getting 90% loan, I think u wouldnt have to pay anything upon signing S&P.
