No bro. This is DIBS project, so the loans offer by bank are come with conventional loans only.

Islamic Loan do not offer DIBS package, if the bank willing to offer u a loan for KR2, then u have to get consent from dev tat u pay the progressive interest at ur own.

RM 680k bfore discount should be Type C @ 1457 sq ft unit at level 13-16 ... Not to forget this is new pricing with of 3 car parks and I am referring to Tower 3, the individual lobby tower. If Tower 1 or 2, this price should be unit for high floors.

The price point looks high bcx this is big unit. But if RM 435 psf, the pricing still look fair since other projects are launching at RM 500 psf n higher.

a) After KR2 soft preview at early 2012, only Twin Arkz was launched this year.

Project Launched at 2011
KR1 was soft launch earlier last year, now latest pricing was RM 380 psf after 7% discount and DIBS scheme / freebies remain
ZR was launched last year with RM 320-340 psf, and gradually increased to RM 460 psf now after discount, no DIBS and no Freebies
KM1 West was launched last year at RM 450 psf, and now the balance units, should be selling at 5% ( With DIBS) or 9% ( no DIBS) , if opt for DIBS, it should be around RM 535 psf onwards after 5% discount.
The Treez was launched at 2nd half of 2010, if I can remember correctly, it was launched and sold at RM 550-600 psf back in 2010

Jalil City

b) WCT Mall master plan had announced but the first launching was schedule at 2013/14 and the first mall and service apartment was due for it's completion by end of 2016/17

c) Jalil City Mall, it is huge project by Malton and involving small piece of land by Ho Hup after a long saga. It was just 10 minutes away from KR2 location and near to BJ Recreational Park. Perhaps you can google search it. The Aurora @ Ho Hup, I think had opened for preview for it's commercials. A few service apartments, megamall, shop-office and offices tower are going to build here.

d) Berjaya Mixed Development. If not mistaken it was 10-11 acres of service apartments and hotel. It is along the Jalan 1/155B, near the Calvary Churh or Taman Bukit Jalil. No indicative pricing yet.

1) Bro, WCT Mall is a new mall going to build by WCT Berhad, the main anchor developer of Bandar Bukit Tinggi Klang, AEON Klang and Paradigm Mall Kelana Jaya. WCT Realtors is an marketing arm by KR2's group to marketing the developer, company or clients project.

2) Next to Magna Prima's Seri Jalil, or next to Jalil Damai apartments, or the small plot of land opposite Jalil Sutera.

3) Other than LRT station, it would be stretch to The Link. The nearest direct facing highrise would be KM1 and The Treez which I think both are not too near, so, should be okay.

4) I have no idea. Maybe stewardess are here.

Air steward, a handsome man bought T1 Medium floor for own stay / investment.

2 of my MAS air stewardess frens jointly bought a Type C at T3 high floor. Probably for own stay due to my strong recommendation. Not bad, chun enough with their dressing but $$$$$ minded. Most of my frens kena gao gao.

They intro me a friend, an EVA / MAS air stewardess, very hot and very cool, placed the booking of Type C
at T3 high floor in just 30 min using her bro's name. Heard, she bought for weekend/holiday home. And her EVA colleagues can stay here rather than stay in hotel. Must be going to held some party here as I heard she usually did overseas. She impressed with the multi tier security and quadrant zone.

Her Singaporean stewardess frens (2) want to buy for similar occasion and investment. Too bad, developer dont want to sell for foreigners. Ccb!

If dev willing to sell to foreigner, I am sure I might arrange all of of them to be same quadrant with my best fren. Hehe.

Haha. Good idea but pocket money not tat rich to book 4 units in 1 quadrant. It cost me a bomb at over RM 2mil if i do so, rather put my limited cash for other projects to diversify.

1-2 months back, I saw some unsold units and I asked on behalf my fren's frens but mana tau strictly not selling to foreigners.

Where got many air stewardess frens. Apparently only 3 of them where 2 of them quite close with me and ask me where is KR2 when they saw the leaflet in my car and the hottest one I was not so close with her due to her high and rich profile. I can be bankcrupt if I join their group for club and luxury outings. Lol.

So, u had changed to Type B4 high floor? Cool. Then u may have chance to have a chiq neighbour. Other than above, I have 2 ladies fren bought Type C, right just above my levels. Type C neighbour would be Type B4. Wahahahaha.

TAz thread? I am not kacau ing there but just giving my fair comment. I trying to active in all BJ projects bcz I rate this area highly. The pricing out of my touch and if the project not doing well, it will bring a lil bit down the BJ area to so called dark night condo.

Steward, the male bought T1 due to he wants direct Pool View where T3 unable to offer.

Ladies bought T3 due to they enter late, not much good units of high floor left at T1 and T2 and just ask which unit / floor I bought, and I recommend them some units and they just said " OK, ON" ...

Pressure on me if this KR2 do not goes well because they just booked without thinking more than 30 minutes ...

Ok better dun talk too much about air stewardess, very dangerous...my unit is for rent, if my neighbour is air stewardess, maybe would be a good USP for my unit hahahaha...but afraid will attract more wolf into T3.

I believe if TAz is doing good, then it will indirectly pull up KR2 price, if it is the other way round, KR2 won;t be affected much as the price gap between KR2 & TAz price is far, conclusion is for rental purpose, if entry price is reasonable, chances of getting higher return will be better.

Everything will be clearer when the KR2 project is completed, as of now the quality built & the freebies like the kitchen cabinet, air cond etc still yet to be known. Hopefully with many young professionals buyers here, will make KR2 one of the vibrant, happening & proper managed condo in BJ area.

Aiyo, sharing is caring mah! As long as they ask, I only share with them certain projects I feel okay and suitable for them. I wont simply recommend any project as at the end of the day, maybe I drag them to book the ticket to Holland. LOL!

Quite agree with your sentiment on how you describe KR2 and TAz. It will indirectly push up the KR2 pricing as well as other surrounded developement, thought it is not a direct competitor, but let's wait for the Rainz next year, where I saw the facade and outlook was impressive enough, and it they really launch it at higher than RM 550 psf, it can be a good benchmark pricing for KR1, KR2 and ZR enclave.

IMHO, a tenant of rental would choose the accessibility, population of tenants, and conveneince of commercial and LRT before they put their signature on the Tenancy Agreement. I still do feel KR2 rental game is good given it's tag walkway to LRT and tenants simply wont bother the Leasehold tag when they rent a unit which not belongs to them.

For appreciation wise, I very adamant it can reach RM 550 psf upon 2016 Q1!

Just found out few things abt KR2...

Sales status left 43 units of Type C. All Type A and B fully sold. Last Type B4 at T3 low floor was pre-book subject to loan approval. This fact excluded Lvl 1 Garden units which I expected sales hardly move on.

All Type A and B, if any loan rejection units, would be increased RM 20k ( as usual, those 2 car parks change to 3) and plus another RM 50k.

Type C would increase later on after Type Bs are secured. Tentatively RM 30-50k based on pricing with 3 car parks.

It means tat any new Type B buyer at say T3-02-02 @ 1276 sq ft. The new pricing is RM 654,300 including 3 car parks bfore 7% discount. It was RM 477 psf onwards after 7% discount.

If Type C @ 1457 sq ft increased at RM 30k, it would be RM 701,500 ( Lvl 2 pricing ) with 3 car parks. After 7% discount, it would be minimum RM 448 psf onwards

If not mistaken, for Type A and B increment of RM 50k will begin starting today.

Type C waiting for confirmation as still some units of Type A and B yet to obtain their loan approval.

Means, ATM, Type A and B can be sold easily and with this pricing, many would opts to top up RM 20k to get Type C bfore Type C increase later on.

Agree. Type C has better space for a 3+1 rooms and 3 baths layout.

With the new pricing, I dont see any reason a new Type B buyer would not opt for Type C for an extra of 180 sq ft for just extra RM 20k topping.

The bistro was allocated at L4 or facility floor and a cafetaria in front T2 which link the Rainforest to Jogging track to Bistro n pool.

I doubt they convert the 1st floor units to bistros bcz it would be much noise and this is condo, not service apartments.

But I am more than happy if 2 or 4 units convert to meeting room or hall. Hehe.

Bro. Jalil City is the freehold 60 acres land next to Jalil Damai apartment and Alam Sutera. Its mixed commercial dev btw Malton and Ho Hup. Ho Hup selling their Aurora shop office now d. Malton i think yet to starts any launching.

For any site progress, I not sure yet bcx I dont think so fast.

It was just 1-2km away from KR2 bro.

What u mean bro?

As I know, there are several parkings allocated at outside main entrance for visitors registration. The lorry will have to register here but go in from rear behind ( where next to Tower 1 ) entrance.

I think the parking is sufficient enough to park all inside unless ave car per unit is 3-4 cars. But a management can control this where both sides of the road are just sandwich btw KR1 and 2.

It just next to a restaurant. The landmark is u will see a mamak call " Barkath " at corner lot. Then u just turn in and find parking. The office is just same row with KK Supermart, or Twin Arkz sales office.

When I met the dev 2 days ago. They didnt tell me about to take off the 7% early birdies.

They just told me price increased another RM 50k to the S&P. It was the additional of the initial RM 20k extra for the 3rd car park which is compulsory.

Agree. If increased RM 20 and RM 50k, and 7% not applicable anymore, it would be very steep.

Say a Type B4 at RM 604,300 with 3 car parks. After 7% dis, it is only RM 561,999 or RM 440 psf.

If increased another RM 50k with discount, it would be RM 654,300 or RM 512 psf.... Which I doubt it.

Or maybe, latest news is no increase of RM 50k but 7% discouny removed. Means RM 604,300 or RM 473
psf with 3 car parks.

No worry, I am sure the paper gain is at least 7-10% bfore 2013 arrives. Most important is, upon VP in late 2015, I dont see any of this concept condo would sell or value at below RM 500 psf.

Haha. Almost every developers are greedy included the secured buyers.

I prefer them to increase progressively and not increased RM 50k n take off 7% discount. The total would be RM 80-90k diff.

Anyhow, even RR biggies unit was sold after price increased RM 100k.

And they thanks to TAz sales gallery too near em where most buyers visit it and would drop by at KR2 office n end up with one cheque gone.

Its all paper gain only. But if they increase the price, it can be a great news for early buyers, esp us, who bought abt 9 months dy.

And to say tat, 9 months ago. I ask valuer frens, it was fair price even without discount. And now, so many launches are RM 500-650 psf, I dont see any reason why the dev stick at RM 425-440 psf with DIBS somemore.

LH is one issue but pricing and location is another solid point. But if to increase to RM 500 psf now, it is slightly expensive and cant compare with Covillea due to the latter was VPing, completed and appreciation had been increased compare to KR2 with DIBS which requires shorter capital.

Bro. RR is Rimba Residence, BK5 Puchong. It was the sole project by Knox Halim. KR1 and KR2 was Knox JV with KR SB, the main con for Sime Brunsfield.

The WCT not only marketing KR1, KR2, RR but also Scott Garden, Paragon series, USJ bungalows for other developer and much more.

Yes, we need to wait the price confirmation bfore we escalate further. If all this true, it will be eclipsing ZR pricing but still behind KM1, The Treez and far behind TAz pricing.

Bro. Just spoke with dev. No removal of 7% discount. But confirmed tat Type A and B had increased RM 50k. Type C increment still pending decision on date but very soon bcz Type A and B fully booked.

Those who buy Type A and B loan rejection units later will buy it at higher price and with this scale, thry can just top up RM 20k to get Type C now bfore it increase another RM 50k or up to RM 100k.

Big congratz to Type A and B early buyers bfore March 2012. They had paper gain of RM 20k + RM 20k ( extra car park ) + RM 50k = RM 90k

Haha. Yeah, urs were consider good and premium unit. I did consider it bfore I placed on Type C bfore the RM 20k increased or bumi released. I found the individual parking is selling point compare to other Type A.

Unsure whether after RM 50k increase now, can the banks still finance 90%, tats the main issue but I think should be ok.
