Went to the sales office earlier today and was confidently informed by the SA that the SNP will be early next month...'neck getting longer'
Well they confidently said July too last time. Kiara Residence 2, Bukit Jalil / Bukit OUG v2, A concept quadrant zone living in BJ

QUOTE(puchongite @ Aug 25 2012, 08:50 AM) SAs are trained to speak without blinking the eyes. hahaha, of coz I am not buying it, pressed further on why the delay, couldnt give a proper answer but keep giving assurance there is nothing to worry about coz they have parked afew of the machines/equipments and works on the way..The actual reason has not been disclosed. 1. Can't be lawyers admin does thing too slowly. 2. Can't be AP not obtained - someone said AP has been obtained. And so what's the reason then ? Purely due to developer adjusting the it's timing ? What timing of what ? Added on August 26, 2012, 8:28 pm QUOTE(| KENZO | @ Aug 25 2012, 01:40 AM) Really? Thats what the SA said but like what puchongite and khelben has mentioned, will not be taking them too seriously until their lawyer firm send out the invitation for the signings. Finally, but, awaiting my other bank loan approval, damm. Too many holiday and limited banks available. This post has been edited by eerkyeerk: Aug 26 2012, 08:28 PM |

QUOTE(akent @ Aug 27 2012, 12:17 AM) hi all daigor.. is 8th floor tower 3 facing lrt consider a low unit? i m worrying tat d lrt noise will be annoying.. IMHO, 8th floor is consider not high but low since this is 30 storey condo after 5 storey carparks. Anyhow, its depends how we look into it where 8th floor might be 8-9 storey high against LRT rooftop. Its reality that it is a bit annoying, tats part of the reason, i skip middle floor for high floor and skip low-med floor facing pool due to highway noise n dust much worsen than LRT. Honestly many skip KR2 due to LRT n Highway issue were ownstay buyers, while I still found a lot buyers like the fact it is just beside or facing LRT and its location at such entry price point. Is that the Type B4 release unit? Bcz in my memory, the highest floor unit is 6th floor except Type C, a lot units available at higher floor. |

All the hype of too near to lrt or highway is just made by individual. Look at Singaporeans, they love if their house is close to lrt or accessibility to expressway. It's a matter of time whereby Malaysians will appreciate these added values. Given next few years when all these amenities is completed together with the surrounding then people will began to appreciate and jump into this areas.

it's true....coz past20 yr compare with now, there got huge changed in this oug area, plus the bukit oug condo value is getting increase after the lrt announced to built at thr ....last time the place is a dead place, no pathway can pass thru to puchong. only those block condo ppl or oug industry ppl always use that road compare with now.
based on me birth in KL, I could say that kl now is getting less and less place to build more land house. Unless you have money to buy those millionaire house or move out from bz city. This post has been edited by 211445: Aug 27 2012, 01:17 PM |

Given next few years when all these amenities is completed together with the surrounding then people will began to appreciate and jump into this areas. I suggest most local buyers are care more about prices and location in terms of accessibility and convenience to amenities. It's clearly shown most buyers still do not mind buying near to LRT, Highway, or etc as long as the location is good as above. If not, this KR2 or even KR1 and ZR would not even reach 85% sales or sold out.We can find out these KR2 buyers, they book facing LRT because they avoid highway noise and dust and willing to sacrifice KL view for partly Golf and LRT view. While, the others book facing KL / North because they simply prefer Pool View and KLCC view and willing to bear with the highway noise and dust. For Tower 1 buyers, they even do not mind facing LRT and Bukit OUG condo in front of it, what say for above buyers? LOL! |

the important thing of ppl. who stand at condo/apartment minded is about the maintenance problem or security problem. Most headache cases is sinking leaking or pipe leaking

Searched about singapore noise pollution problem and come upon this one :-
» Click to show Spoiler - click again to hide... « The post seems to acknowledge these few things :- 1. The taller a building is, the louder a noise will be, as sound travels upwards. Probably due to sounds bouncing back and forth in obstacles and finally all escape upwards. 2. Double-glazed windows can effectively dampen noise, but they only work when closed, as a consequence, need to turn on air-conditioners or fans. 3. Singapore will be the only country in the world which regulations will work. We cannot assume that noise population regulations which works in Singapore will work in other countries such as Malaysia. In other words, we cannot assume the noise level in Singapore MRT line is as good/bad as those in Malaysia. |

Here's my strory.
For me i waited KR2 for almost a year for it to launch after KR1 sold out. Waited so long they say launch July 2011 then say cant need August then cant coz chinese 7 1/2. Then October and so on. Finally got SA called me on Feb 2012 ask me prepare DP. Firstly wanted Type A. Mana tau so many was reserved by developer and my SA cant get me the unit i want. So i directly booked Type B at T3 facing golf club as my SA reserved me a few unit there let me choose. Choose there coz front is LRT and then housing area then shop lot. So nothing gonna block my view. :)Pay my DP and go up sign and pay. Saw a lady have 3 unit of Type A paid. I was like (knn all u f**king investers.) No heart feeling ah to all bro investers here. Just want to share my feeling that moment coz cant get Type A and need to pay extra for DP and loan increase from 400k++ to a 500k++. Was so worried that my loan cant approved. But thank god all settle now. So u all can imagine how much i focus into this project. Haha |

I m a person who lazy to drive car within KV.The conveniences and alternative options access is my principle for choosing a property. The main reason for KR2 with lrt come to my mind. My first idea is what a great buy with the price .Luckily, i managed to grab one eventually.
For the noise, i have went to those neighborhood which next to lrt station. Surprisingly , the noise is lesser if that house units are next to lrt. The lrt sound is constantly thr which became a routine daily event as some condos not close the door/windows at all. The noise wun even wake me up in fact. Plus i dun think the windows/ doors will be open all the time as our air pollution in KL doesn't low actually. But for the highway sound impact is quite annoying me as i experienced b4. The cheras condo which have the constantly unbearable noise to force you close the window. my personal experience . |
