Hmm, honestly, I rather locate the visitor parking down bcz visitor dont come find us once a week for long term. But owners or tenants use the parking bay almost everyday, so if the safety issue, I suggest residents come priority due to they stay here.

For hit & run stuff, it can be dangerous even up to Grd Flr or L1. In KL now, almost every place is dangerous. But if this hit & run stuff happens at L4, they found harder to escape away as they only could run to facilities floor.

I prefer near to lift rather than best parking floor which we need to walk further for the lifts.

Anyhow, most crucial things was the securities job and tenants. Quadrant zone can be make harder for break in issues unless the robbers hack the access code, so parking lots become more sensitive area since this is 720 units condo.

The rental in BJ is high, but if Type A investors rather let than keep for foreigners like Pak Hitam or Middle East students, then the population will increase n issues would be dampen very soon.

Wat u mean bro?

As far as I am concern, visitors only can reach Ground Floor. The access card only can bring u to the floor where it is tagging to the floor u stay.

To make it more high end and safety, I would suggest to increase the maintenance fee to RM 0.25 psf and hire guards at Lobby via Grd Floor to acc the visitors to ur quadrant zone!!!! Lolz.

For car parks, it was joining basis and 3 towers linked together.

For T1 and T2, it was just left and right side car park entrance. As the car parks only few rows with long shape basis ( similar like shopping mall ), so one could find it walk a bit further to get their lift.

But am not sure the allocation is how far. Sigh.

If this is all individual parkings the parking allocation could be solve. Lolz.

Haha, true. For me, if appreciation reach or more than 30% of the S&P price, can fast fast flip dy.

But I also do agree with bro Travaller bcz even if own stayer flip bcz of huge profit, they may need to find other subsale prop which is also earned some bucks by the vendor. Unless those have 2 or more under con prop on hand.

Agree tat I myself also wont believe there is another round of 100% appreciation.

I predict of market value increases at 30% and market subsales of btw 20-30% increment upon VP in early 2016. Anyhow, I wish its btw 30-40%, which I feel it is doable if current launches keep on increase with new benchmark pricing.

Dev DIBS letter is still important if ur LO did mentioned. However, it is better than those LO without mentioning DIBS, which I a bit cannot accept.

I thought they are offering come and take, leave if not happy.

For parking bays and each lvls inclusive of both individual and tandem, it would be caused some hard allocation fr dev n some little unhappiness for certain buyers. Moreover this is 5 storey parking.

Alliance, Kuwait FH, Maybank, Ambank all offer 90% but Alliance n Maybank limit burst and awaiting for re-approval to increase limit.

UOB offers 90% based on early bird discounted price since early days, so they already consider tarpau unless those seeking for low margin financing.

HLB and PBB not sure. But previously PBB offers up to 90% loan too. Dunno whether they had any changes. HLB lose out due to max tenure only 30 years.

Alliance was clear winner with its approval, DIBS stated into the LO, finance legal fee and mrta, flexible package and limit burst within 1 week time.

Yes. Most bro here and my group did mentioned none of their LO stated DIBS or any consent letter to be sign by borrower to acknowledge the bank will collect the progressive interest from the dev except Alliance Bank. So, I feel it is some disadvantages which we couldnt be bother.

Nothing much we can do unless the number of us to voice us to the developer and they request the banks to put out such clauses into the LO. But unfortunately, I found most of the bankers of KR2 are quite inexperience and sek bao mai bao ( wait my LO if u can wait ) attitude. If u tell few of them that ur doc is not solid enough, u need to wait longer for em to collect ur doc. 2 of my frens were too angry n pull off from purchase due to this issue.

I not sure HLB got DIBS a not. Some say yes some say HLB never offer DIBS for any projects. Ambank is DIBS as per verbal conversation. It is not into the LO and worst, it stated tat the borrower is to bear the progressive interest for up to 36 months. Thos is quite tricky. PBB, no opinion.

If they dun have my number. They can ask dev or my SA to confirm.

All of us receive letters from Sng & Co for signing but after on, 2 more lawyers appointed in to help to handle bcz Sng & Co alone cant handle too many files.

They also doing Rimba Residence S&P and loan doc. And also this firm is S&P lawyer for other projects.

Obviously it is not good enough. Its very bad esp for all those Biggie units with max loan margin.

A 500k or 600k+ loan with BLR - 2.30% was a major flop. This is project rates arrangement btw bank n developer.

We all have no questions for BLR - 2.30% on Year 1-3 bcz dev pay the progressive interest and its agreed btw them.

But the dev should have not ask the banks to offer flat or whole tenure BLR - 2.30% bcz Year 4 onwards, borrowers are the payee.

With such loan size, it should be minimum BLR 2.40% to BLR - 2.45% for Year 4 onwards.
