 Residences @ 1 Tebrau, worth for INVESTMENT?

I am aiming to have a property in Johor since some time ago. I came across with this 1 Tebrau ... http://www.1tebrau.com.my/downloads/downlo...-e-brochure.pdf
It seems interesting and I forsee that

5km to City Square and 10km to Woodlands indeed a very strategic location. From investor perspective, it looks like it can help to generate positive cash inflows in longer term. Anyone would want to share your view?

In my opinion, this is a good location but need to consider the value against the selling price. Need long term holding.

I think it is good value, its selling at around RM510psf, other areas selling at RM670psf. There are some free goodies and they have special scheme of payment.
Best of all, it is in good location..SouthKey ( JB Megamall) is in the adjoining lot. I guess when construction is ready and with MidValley ready next lot ada good value

Just met the agent and talk about this project. Any sifus here can advice about this project? Now the developer is releasing bumi-lot to non-bumi to buy. Is it possible for developer to do this? Low downpayment, next to Southkey, 5km to Singapore, DIBS, RM560 - RM600/sft. Good for long term hold (rent) or flip?

as my humble understanding, high rise in Johor getting more and more but the public transportation didnt improve at all which may increase the risk on investment.

JB city centre is difficult to restructure small road to highway, the upcoming is HSR and MRT railway project. But you still find highways connection Johor easy accessible by using East Coast Highway and Pasir Gudang Highway.

I went for viewing there are still some units available. The location and price is attractive but the only turn off is the leasehold instead of freehold. Anyone can share their opinion?
