Sigh. Tell u a bad experienced here.

Almost one year ago, I brought 3 girls in 3 separate occasions to view my Spira and rounded other TTDI.

None of them impress by it and expressed to me that, the road was quite dark at almost night and feel scary. The timing not good maybe, it was 6+ and the night was changed to rain with thunder mode.

Sigh.

30 units sold + 26 booked and left 21 units till now.

It looks quite slow and surprising. Would it be the pricing issue or, solely on I&P marketability issue?

Agree with both you. It is not only undervalue but cheap, fair and reasonable price no matter subsales and under construction.

The master plan has real huge potential from gigantic devs of I&P and Naza TTDI. Yet, it selling their project are fair value instead of 10-30% higher like other development in current market.

I expected a boom in rising once the commercial hub and amenities are ready to be in.

Couldn't really find a new super link at RM 600k+ ish with new dev, new township, new planning, new design and in fact, everything new and modern.

I also shocked to hear the rapid appreciation if Temasya Glenmarie, much higher than I expected.

Probably thanks to a great higher land location compare to Subang series and no much new landed development in Subang Jaya except USJ Heights which is too steep into USJ 3A.

LKSA is part of my decision to feel AI is better than KK/KU, where AI can exit Kesas but also have option to use LKSA and exit at Federal Highway and leads to NKVE, PLUS, NPE and etc.

The only thing I feel KK good is matured township with amenities. Like most of my Subang/USJ frens for the past 10 years, the families slowly moved to KK/KU/Bkt Rimau without the existence of AI previously.

I would say, both are equally good. Depends on how you judge it.

For families, many decided KK ahead of AI due to KK are matured and all amenities such as banks, foods, schools and etc ready. AI is just started with housing without commercial now but the planning is great and houses are comfortable big and large compare to KK ( price by price comparison )

For long term staying and property appreciation, I would see AI has better potential to eclipse with VTEC engine years later.

Ohh, the sales like not bad though not move fast. Probably many Chinese investors hand off to enter due to the mosque.

But the price for land n built up are really fair n worthy, not sure whether it impacted a lot during subsales later since the number of houses are increasing and those completed like Canting also had a lot available. I am sure will increase since not many such sizes houses selling below 700k now, but the prob is how much, which I cant comment. Hehe.

This is the sales chart of Pentas 3 as at today?

Yesterday I went there at evening to check / look out the Nukilan 3 and also check out with some agents the responses of Alam Impian I&P side.
As what I thought, the pricing seems low and fair since I found most of the 22x80 subsales responses were quite good and breached RM 700+k last year.

I couldn't find a good unit at Nukilan 3 due to the phase was part of border and on lower side compare to Arca and Karya and most of the good units were taken. Only left those undesired units where, either directly facing T-Junction, the unit next to it or mostly nearer to Loji. I couldn't place a unit and now, under consideration, probably due to cash tight and on non urgency mode.

I went on to take a look at Pentas 3 and by built up, it was indeed a cheaper buy compare to Nukilan 3. The location of Pentas 3 is much better than Nukilans, though Nukilans were nearer from the toll.

Back to main concern, when I saw the chart yesterday, the only unit available for Pentas 3 was No. 14 ( facing field ) and No. 27 ( facing opposite house and RM 10,000 cheaper than No. 14 ) where both non blue / red pint. While if I am not mistaken, Pentas 2 only left bumi buyers and all non bumi units loan had secured.

I was told I have to register for the non bumi KIV list for Pentas 3 and if I do so, I would be the 2nd non bumi on their KIV list because they are few non bumi buyers might have possibility for loan rejected.

Today, the No. 14 was Blue Pint? Actually I forgot to ask, what is Blue Pint stands for?

Wahhh, someone so fast?

I went there yesterday 5pm and it was still vacant pint. By 10.30am , already booked and Blue Pint? Maybe bumi buyer, bcz as at yesterday, I was told by the Malay SA I can't book.

I dunno whether the Malay SA got SKL me or not. I have to study the whole Nukilan 3 and Pentas 3 layout, price and masterplan myself. Ask one question reply really one question only.

True.

I saw a land clearing ( on higher side ) which is directly opposite I&P Sales Gallery, can't remember the phase number and found it was a very good location of whole AI since the I&P commi development would be behind the Sales Gallery.

However, I&P unable to confirm when is the tentative development of commi and was told definitely not this year. I asked, would it be 2014-15, they replied, not sure.

Sigh I&P. But the few I&P staffs I met at Alam Damai, was quite different compare to I&P SA in AI. Quite talkative and knowledgeable.

The services are lackluster but same compare to the visit I made 6 months back, 1 year back, 3 years back stretch to 5-6 years back when their sales gallery was at Wisma Consplant, Subang Jaya. That's part of the reason, I issued a cheque to Naza TTDI for their AI few years back due to their services, professional enough and helpful.

I am eager to know what is going to launch for this phase. I asked the SA yesterday, she said she dunno. But this phase is actually behind Pentas 3, consider as next precinct? I like it due to it can over look Canting, Karya and Arca. I went in to the site after I left the Sales Gallery.

Yes, only bumi quota, there are no bumi lot.

Malay buyer can bought it with 7% bumi discount and developer hit it bumi quota. And, the bumi buyer can sell the non bumi lot to non bumi buyer. A very good profit compare to non bumi buyer like me.

Ok, errm, I mean the road from the round about to wards Sales Gallery, go straight and on left side land, the land which is a bit uphill by flat land and clearing now. Where at this point, the Sales Gallery is right side and we need to turn right into Sales Gallery and this is also the road lead to future Commi development.

If you look at the master plan, the land I mean was sandwich btw Sales Gallery / Future Commi and Pentas 2 / 3.

So, it was proposed semi-d or 24x80 or 25x85 linked house? LOL. Tqtq.

Hahah, really? Honestly, I don't visit I&P much often. Even I rated AI so much, I went there less than 10 times, not to say about Temasya Glenmarie and Alam Damai. lol.

Temasya Glenmarie houses too steep to enter ....
