haha. i am as blind as you bro. when i asked higher management of inp, he himself said as if dunno. i find it a bit funny. i am pretty sure he knows something but maybe due to confidential issues, he is not telling much. have to respect his decision.

all i know is that tesco is seriously considering to open in AI based on my call to tesco a few weeks back.

Good that u did and hence get good discount. I didnt go for that. Bank will say all sorts of bs usually and say wanna use tbeir own lawyer etc. But actually if u insist and write a letter, bank will give in.

Yes, agree like many bosses here, the choice is very clear at the moment and at least for now until next 5-7 years.

If AI only has 2000 landed planning in the spanning of 1200 acres, it would be quite low dense. Without golf course and multi huge park, I assume it would be pro-rata of 6000-7000 homes ( included highrises ) once fully materialized.

I&P had track records in Bdr Kinrara n Alam Damai big township development but I must admit they were so lucky to have both great huge land with great location n hybrid to any places, if not based on their current poor accessibility n commercial, the prices should be 30% > Bdr Puteri and catching Bkt Jalil landed. while, IJM by now has untested record in huge township and if their execution is good, I think they can do well since the masterplan looks awesome but riding on the ups on Kemuning side.

I still think AI peak time is yet to come. Probably in next 3-5 years.

Boss, IJM did Seremban 2, right? What do u think of Seremban 2? I think it is a good place. Not so great if u compared to Setia Alam but it is not bad. Seremban 2 is the " most happening" place in Seremban imho

yeah still launching. i agree i&p is sometimes a bit lauya in marketing also. a lot of things that they do also i find it a bit weird and ridiculous. no doubt.

however, once AI INP does fish and goat, TTDI no upper hand oredi liao. on workmanship, we also know which is better. you can also go and check both developers are using sand bricks but do u realize that TTDI uses 100% sand bricks while INP use clay bricks for separation walls? if your house is intermediate, left and right walls are made of clay. that is just one aspect i guess. many more details if u check.

+1 we all gurau kasar a bit only. hehe. at the end, both TTDI and INP buyers and developers should work together to ensure the safety of our township, cleanliness and also move on with commercials, tesco etc.

Yeah. On top of that, if u have 2 plots and 1 big hill in the middle of the 2 plots with a river next to 1 plot, what do u think that will happen if the river starts to flood? Lol. Only on side of the plot kena banjir. The other plot got that big hill to cover it. That is the situation now between pentas and TTDI AI. Hopefully never floods though

Yup. And also pentas is on elevated land. Geologically pentas location is keng.

Pentas subsales should be most keng imho. I just took key yesterday, straight buyer come and wanna buy when i inspect with inp. Lol. today see another buyer also. Next week got appointment also. Wait until transacted price then we will know if pentas is really keng or not lor.Buyer asking around 60% from my buying price. Fyi. I didnt agree coz we all know what is gonna happen soon. No corner is selling cheap.
