AI definitely not consider to call it cheap, but fair and affordable based on current property market launches. The majority built up is relatively big ( for those 22x80 ) and this is good size ( not too small and not too huge ), sold at RM 600k+ and subsales go as high as RM 700k.

The absolute price point is not low, definitely, it is better to create a poll of mass affluent segment market here rather than mass market, thus the environmental is different and market segment is crucial once the commercialize kicks in.

Comparing I&P products itself, ex. Alam Damai at Cheras, Bandar Kinrara at Puchong and Alam Impian at Shah Alam, these houses facade, quality and layout is notably about the same, however, Alam Damai and BK series of houses kick around RM 900 for a size of 22x75 meanwhile, for subsales of Alam Impian, those 24x80 sold at above RM 700k+

If the location is issue, we can compare it with similar completion of nearing Damai Residence where 22x70 ( much smaller in terms of b.u ) but G&G in a matured Kemuning side, is asking close to RM 700k,
Bdr Rimbayu ( Good location? ) 24 x75 at RM 650k onwards and fully sold via ballot, leasehold and not even fenced and guarded.
Denai Alam ( Good location? ) Saffron Hills similar 22x75 with 2500 b.u at close to RM 700k were sold out within 2 days of launches,
Bdr Bukit Raja ( Klang, Good location? ) latest completion of Paloma 24 x75 ( with 2400 b.u ) asking around RM 700k.
Setia Alam ( Shah Alam, good location? ), latest completion of Garcenia at 20x70 is asking around RM 700k+ and no similar DSTH new launches by SPS in coming year, but smaller foot print in 3 storey linked )

I think it would be subjective to consider / personal reasons on which location of AI, Kemuning Utama, Bdr Rimbayu, Setia Alam and Bdr Bukit Raja is consider good and prime location.

The commercialize and amenities could be probably part of catalyst to push up the price, where if similar commercials like Setia City Mall, shoplots and banks come matured into the AI, the price definitely could be long long above Kota Kemuning, due to better structure of master plan, nearer to KL / Kesas / NKVE / Federal Highway / Subang. Same goes to Bdr Setia Alam about 6-8 years ago, where prices of 300k for a DSTH couldn't convince most outside Klang / Shah Alam buyers to venture into it but those Bukit Raja / Meru / Klang's Berkerley / Tmn Eng Ann younger families ventured into it and waited till current years.

The row facing padang, I notice the price I copy from the SA quote was RM 885k too. Forgot it was lot 14 or 24, but if acc to master plan, it was top right padang that I mean.

I mean basic unit with basic reno like air cons, lighting and fans. Furniture, I think not really important for some tenants, acc to agents of AI told me.

I think depends on needs and profile of tenants himself.

Most people will look for service apartment due to walking distance amenities / shops, but definitely not all kind of profile tenants prefer condo.

There are few quality tenant with family and with steady income, they also look for landed for convenience of car entry / out and also, they are option of few executives who each of them has car and share the portion of the 2k rental for a 4 or more bedrooms house, which, landed offers lower rental per head compare to condo, which normally only 3+1 bedrooms and have difficulty of car parks issue.

Those tenant looking for a spacious of 25 x 85 or 3500 sq built up house are definitely not those looking for RM 2k condo / service apartment, which should be around 1000 sq feet circa.

However, to be frank, condo / service apartment is easier to rent out compare to landed, but condo vs condo combined with huge supply vs huge demand, meanwhile, after some discussion with AI agents, the available limits of AI owner letting out for rent is not high therefore the low demand meets it too.

Most of the owners, rather keep it vacant than rental income.

It is fortunate that Alam Impian is without commercial and a little bit quiet now, or else, you won't get anything below RM 900k for a Pentas 3 25x85 with 3500 sq feet built up.

Qaseh 24 x 80 built up 2800 sq feet, RM 950k onwards ( 2010 price from developer )
2013 subsales asking min RM 1.2mil ( transacted RM 1.3mil @ 2013 )

Alamak, single only. Hhahahaha.

Wanted to come back to AI, but timing issue. Nukilan 3 balance unit, I not keen bcz near loji and Pentas 3 non bumi fully sold dy, but too big for me for own stay.

Lets see wat is the upcoming phase and see I have buy a landed or not. I only wanted 22x80 or 24x80, bcz 25x85 too huge for 2 ppl. Investment tarak issue but if own stay, only wife issue bcz she prefers Gated Guarded with matured commercial area. Even TTDI AI is too quiet for her and she prefers Damai / Indah Residence. Sigh.

Pentas 1 looks very nice and real sharp, but, Pentas 2 not bad what, at least the pillar to pillar offers bigger width space compare to Pentas 1.

I dunno Pentas 1 can park 2 Camry or Accord side by side with walking comfort or not.

IMHO, there are plenty of importance for a prospect with individual taste and family needs in order to pick up btw I&P AI or Naza TTDI AI.

It's tough to choose sometimes as both have pro and con. Car porch definitely goes to I&P as they tiled up the porch area where Naza TTDI did not, but it just cost a few k for nicely tile up the porch. Sizes and built up are unable to touch unless bigger cost required for extension, which we shouldn't compare.

I&P's generates better workmanship based on overall quality but Naza's workmanship is not that bad either, my Naza TTDI unit was great as well. Great job to I&P at here.

I&P goes for spacious land size and huge built up, while Naza TTDI, due to much limited land compare to I&P, goes for smaller foot print and smaller built up but offers proper fenced and guarded each phase.

I&P goes to maintain it's great classic looking with several Bali-nese colour feel and some solid quality materials. While Naza TTDI goes for a much modern facade where even Sime Darby is following for their Bdr Bukit Raja and Denai Alam township which sold well.

I did personally asked a lot of friends, all with creditability of staying over RM 800k house and after being asked, I am honest to say, they prefer I&P's land size & built up but prefer Naza TTDI's facade. For those prefer greenery and lesser renovation, prefer's I&P while for those lifestyle frens, definitely picks Naza TTDI overall facade without a doubt.

I think it is great to compare the Zircona vs Pentas 1 although the size differs a bit.

Whether Perimeter Fenced & Guarded or Gated & Guarded, for me, if I am going for own stay, both would be much great.

Clubhouse facilities for me, is just a bonus or lesser priority because I don't see myself to feel free to visit it.
