Bro, sure you know what happened to LG2 buyers who took action on sand bricks and perimeter fencing.

I&P is a more stubborn dev as compared with smaller devs like GP but the Pentas buyers shld not give up and lose hope unless we put on a good fight to influence. Shld we fail, then like William Hung said in American Idol - i did my best and i have no regrets! Besides, it does not take a lot of efforts by writing in to I&P. All in all, we have nothing to lose by proposing a win-win solution to I&P

Safety and security is a key priority for many property owners. It also has become a trend for responsible and reliable developer to focus on this customer priority by preparing and submitting to the local authorities for the necessary approvals to implement a guarded neighbourhood.

I personally see this initiative is a win-win for both buyers and sellers. I firmly believe guarded neighbourhood will bring tangible value and returns to the developer as the guarded neighbourhood will appreciate overall AI and developer branding albeit growing the potential gross development value of AI in a longer term.

My proposal to the developer is as below:

(i) Perimeter fencing for the whole Pentas phase 1, phase 2 and phase 3

(ii) 1 entry point with proper guardhouse to minimize operating cost and achieve better control

(iii) 1 year complimentary security services (cost to be borne by developer on goodwill basis)

(iv) The above (i) – (iii) will be handed over to the Pentas Residents Association upon the completion of the 1 year of complimentary period

I do understand the implementation of a guarded neighbourhood with the above mentioned features is subjected to approval from various authorities and I believe the approach is best taken by the developer in pre-handover stage instead of RA level in post handover stage.

I presume the developer has garnered the minimum 85% consensus from the purchasers of Pentas during the signing of Sales and Purchase Agreement. This pre-requisite is a key condition precedent to support the implementation of guarded neighbourhood.

I am looking forward to a positive response from the developer to make this happen. Your support and mutual cooperation in creating value for AI township and Pentas neighbourhood will be greatly appreciated by Pentas owners.

Bro, the sample email just a guide and everyone is free to change the content as long as the end objectives of g&g remained unchanged. hope this make sense and workable.

Agreed with jucl. I personally prefer guarded and not g&g as per existing formal guidelines. To the authorities, there is either guarded (including F&G) or stratified gated and guarded. That explains why developer of LG2 stated guarded neighbourhood in the letter even the LG2 will be fenced up. this is to avoid misrepresentation to authorities. I cld be wrong and stand to be corrected.

Bro, the original draft in earlier post had stated guarded neighbourhood to ensure correct technical term plus perimeter fencing also mentioned in the content. We cld discuss further on this Friday if I can make it.

If AMINT boss uses his charm, magic and persuasion skills to cajole and convince En Zaili tomorrow, then Friday session will be a great celebration for our pentas hero. Then we can build a statue of Amint like Kim Jong Il at the main entrance to Pentas. Amint boleh!!

From the email reply from I&P, hope they are not adopting a delay tactic by throwing the ball to the pro tem RA and saying to check with higher level. In the email, we requested them to lead the whole process.

Hope I&P will give us a pleasant surprise and not taking an apathy attitude towards the request raised by the Pentas buyers. I will keep my fingers crossed and wait for the gd news.

I doubt Jusco will come to AI when there are two Aeon BIG and a Jusco mall nearby.

Personally I prefer DPC Arcadia concept in AI.....no need for a big mall

I don't think I&P promised any big mall during pentas launches or included in the AI master plan. To me, big mall will be a bonus if it happens.
