I used to meet these type funny buyers in my areas, they like to offer cash buy for certain targeted price, I never entertain these buyers, wasting time. Perhaps yr friend shd go to Deteoit, US1 can get 1 house.

Quite confirmed news, Pentas 1 facing field linear park (South), sold 933K. Owner bought 746K.

Chief, I did a rough estimation b4, not very accurate

As at Pentas 2 = Total 825 units launch

Total 1943
Precinct 1 = 834 (43%)
Precinct 2 = 751 (39%)
Precinct 3 = 358 (18%)

22’x80’ = 563
24’x80’ = 681
25’x85’ = 513
26’x85’ = 60
28’x80’ = 126

Precinct 1 = 22’x80’ (563) + 24’x80’ (271)
Precinct 2 = 24’x80’ (238) + 25’x85’ (513)
Precinct 3 = 24’x80’ (172) + 26’x85’ (60) + 28’x80’ (126)

25'x90' in Precinct 2 I am not so sure

Conclusion : 1200 acres built 2,000 landed link compare Rimbayu 1,700 acres build 7,000 landed link. The choice is very clear for me. Rimbayu will hv over supply issue. If not, AI will hv great demand!

Pls study the asessment properly, The Edge adopts a very comprehensive appraiser technique to judge a company, quantitative and qualitative, there are 7 attributes in these 2 areas, if qualitative alone, I think I&Pis not in Top 30, she scored high mark in cash in hand, paid up capitalland banking and gearing aspects (which to me are not very important)

AI has started since 2004, it will be a big area consists of many Tamans, even though there is a plot of land allocated for commercial, I dun think it can be like KK or Setia Alam even after 30 yrs. Dun expect AI to be a great happening township (with the current management). **I hope I am totally wrong
Rimbayu will probably be another Setia Alam in the future, but to achieve what Setia Alam hv now, it needs at least 15 yrs.
If I plot a graph between these 2 townships in terms of maturity, Rimbayu will never able to catch up AI in the next 8 yrs, by 2023-2025, I think Rimbayu price will escalate faster (%) than AI house, the 2 lines will crisscross by then.
Rimbayu is too deep in, I wonder how many of the purchasers (Phase 1 - Phase 5) will stay in, my prediction of the occupancy rate in Rimbayu in 2018 would be max 30% only. This has stopped me fr investing.
AI and Kinrara is very alike, lack of commercial activities but due to the strategic location, it won't be too bad, the size of the link houses is indeed too limited in the mkt now / future. It is a very safe bet.
