It is confirmed that it start from 13th month after bank 1st withdraw. Your bank will request I&p to paid after 12th month. However your bank still continue charge to you till receive payment from i&p. Normally u have to pay around 14 months and get credit back later.

My 1st bank payout is on 1st Dec 2011. I&P started to pay DIBS on DEC 2012 onwards. Prior to that I still paying for Dec 2012, they just credit back to me this month.
To confirm, you can call your bank loan personnel to find out whether they have issued 2nd year DIBS to I&P.

Honestly I wud rather have fencing though pond is something nice to have. Mayb becoz of fencing planning inp decide not to build a pond.
