KR majority units were transacted previously was with 70-80% appreciation earlier this year. If based on latest, its about 90% appreciation for smallest units and 70-80% for bigger units. Not countable for late buyers after 2012 due to diff price tag, only 20+ units of it and extra 3rd cp and none of them selling yet.

I think ZR differed a lot due to started price vs price a year after was huge gap at RM 100 psf ono n even more dated 2013 n 2014.

Latest unit of 1146 sq ft transacted at RM 600-610k and as expected, Block A units. And they bought at RM 4xxk ish so they afford to sell low.

I believe late buyers of ZR esp Block C and D buyers better take KR2 as benchmark later on. Or else, their trump card was on Block A and B instead of KR2 later on.

If we use Faizul's COCR method, KR definitely upper hand ahead of ZR due to slightly lower gross price, DIBS v Non DIBS, 7% disc v 3% disc thus lower entry and selling as partly furnished ahead of non furnished.

I have not found any renovation contractor yet. If the contractors quotation are almost the same, I think Trizid has more advantage as the showroom is well designed and looked more professional. If other contractor wants to compete with Tirizid then they have to quote competitive prices.

I am looking for rent a car park at the z , anyone want to rent your car park ? Cz management don't have any car park for rent . Really headache .
