Parklane just get the key, you sure your friend rented? Anyway, a lot of 1200 renting for parklane in the market... I also not sure which is the correct one.

Your friend is lucky.. Anyhow, to achieve higher rental, lrt and access road is a must.

Yes , different market segment, but roi for parklane is higher.  Is like 5 stars vs 3 stars market.

But majority malaysian look at rental price, expat will prefer z.

HIGH Rental (Confirmed by agent and owner)
ZR 1800/1232 = 1.46 psf/month
Parklane 1300/950 = 1.36 psf/month

LOW Rental (Confirmed by agent and owner)
ZR 1600/1404 = 1.139 psf/month
Parklane 1000/950 = 1.052 psf/moth

Well... ZR 1232 fully furnish @ RM2300 currently occupied. Believe or not it is up to you. I saw the pictures presented by agent for that unit, very nicely renovated.
