Yup, it's 0.25/sf, and extra 10% for sinking fund, Actual = 0.25 + 0.025 = 0.275 in total.
It's a standard practice for some/most condos/apartments.

Anyone mind to share the details of S&P, whether car park allocation/purchase being listed?

I almost forgot about the Specifications, need to take a look of it in details before pull the trigger.

I was told by SA during pre-launch the maintenance fee is 0.25/sqft. No complaint on sinking fund(10% top up of 0.25 cents) as it was a standard. However, if SDB required purchaser to pay additional parking maintenance RM35 per mth for each car parking then SA shd have told us 0.32/sqft all inclusive for 1683sqft units. I never heard any condo need to pay maintenance for car parking. If this is wht SDB practice (which is unusual to other developer), SDB shd make known to those purchaser who first time bought SDB property.I feel SDB not being honest. If the parking maintenance is true don't we shd boycott SDB. It not about money but it is about integrity of doing business. Let's withdraw the WOTP booking if SDB could not exclude the parking maintenance. How are we expect to tell the buyer if we opt for subsale? Are we going to silent about the parking maintenance just the SA did to us or tell them in advance before execution of S&P with subsale buyer? Will the subsale buyer will be willing to buy if they know they got to pay parking maintenance over and above of normal maintenance of RM 0.275 psf? What would happen if we paid the maintenance of RM0.275 psf but don't the parking maintenance? Will the management corporation ban our vehicles entering into the premise? In this case, we don't benefit so call 'free parkings lot'. To all the purchaser who booked WOTP pls think twice before signing S&P with SDB.

Thanks for your support. To those purchasers out there, pls don't sign S&P until we get SDB to resolve parking maintenance. If SDB forfeit RM8k booking fee, we shd make complaint to SDB or even go to MOH to make complaint. All these can be done if we all joined together. In any event, I don't think SDB willing to bury their sales n image just because of RM8k.

He diverted my concern by saying it''ll be a good investment later on, price will increase by VP and that SDB takes care of their purchasers very well and can help with subsale etc. He managed to somewhat calm me down.

Woke up today, STILL very much bothered by the carpark fees again. Why?

1) I feel cheated. I feel that they didnt disclose this piece of info on purpose.
2) The reason they gave that its a common practice for SDB is VERY UNJUSTIFIED not to mention LAME. This is the first time i am buying their property.
3) Maintenance fees ALWAYS have a chance to increase later on. I have lived in condo throughout my life. And now i have carpark fees to deal with? Its unsettling.
4) Its not so much of paying RM 105 each month (as compared to the price of the property), its a matter of PRINCIPAL. These things should be disclosed to buyers.
5) I know i will have difficulties to sell the property later. Potential buyers will be put off the same way i''m put off right now. Thus it is a NEGATIVE property investment.

Im glad i came across this forum through my research because i would not have known till today.

Im asking all of you who have paid the booking to not sign the S&P and WRITE IN A LETTER so they know you are serious and we can all get full refund of the booking fee should we decide not to proceed with the purchase.

Hi guys

It is worth to pay RM70/mth car park maintaince when SDB only given us a tandem parking lots. Look at Block A type 1 with a minimum price of RM850k. With this kind of price is it worth to have a tandem parking lots? Seringin offer not a tandem parking with almost similar price.

With that tandem parking and car park maintenance I have lost interest to buy WOTP. Shame on SDB for conceal such information until we booked the unit.

To those who want withdraw I suggest that all of us write letter to SDB to pressure them to fully refund the RM8k. I believe if all of us speak up together SDB will not simply forfeit our RM8k.

Pls join me to do that.

Firstly let's me gives some thoughts to you.
1. What would happen if some of the owners don't pay the full amount of car park maintenance fee but pay the normal maintenance fee for whatever reasons?
Can MC ban them from entering their property? I think MC can't. Legally speaking MC has no right to do so as the owners only defaut on car park maintenance. So what happen next?
Will MC ban their vehicle entering into the premises? Look like MC can. In this case, the owners will have to park their vehicles outside and cause congestion to the entrance. Is it worthwhile staying this kind of environment which is no different with low cost flat.
Can MC able to sustain the car park maintenance if everyone not paying the car maintenance fee?
2) what would happen if some of the owners pay one car park maintenance given an excuse that they only need one parking lot and park their other vehicles outside? Same thing will happen like item 1 above.
3) what happen if S&P force the purchasers to sign stating that the purchasers must settle the car park maintenance fee before the purchasers are allow to enter into their property? Will you sign it?
No doubt the LO states that SDB can vary or amend the terms and conditions but to do that SDB must give reason on why it necessary to do that. For instance, sufficient CCTV cover car park area as required by local authority which incur additional maintenance fee. If the car park maintenance fee is profit orientated then I strongly disagree.
Have a thought about that.

Dear All

Whether no parking maintenance fee or not we shall see once S&P and deed of covenant presented to us. In the deed of covenant we will see the facilities and terms and conditions in maintaining the facilities. So read carefully the content of deed of covenant. Make sure we are not caught by paying extra maintenance. If we miss out we will be bound by the deed if covenant i.e extra maintenance (if any).
