bro, no pond will be visible for this, they implementing most expensive type mechanical treatment plant that buried underground, only thing annoying is the odor emit from time to time.

What does super luxury condo means? I saw the show unit, ok ok only, not super luxurious to me.

The design is nice, wide open instead of long and narrow...

different people different taste in term for luxury, but frankly speaking, those cabinet and wardrobe design is terrible.

One thing weird is, their balcony railing still using mild steel whereas the ZEST are using All round Tempered Glass doh.gif

But my wife really and very like the show unit.

I.D design for this is dev is different from.. say 5 stones and Dedaun. Well, its not high-end luxury nor is it luxury. Look at the $$/sqft compared to their other dev. I always admire SDB's ID, aesthetically, simple with touch of class smile.gif

Eh...yes, the balcony railing really lose out to Zest! And, you cant do anything to change it! Would be nicer just to enclose the balcony with glass doors and reclaim as living space.

With that type of pricing...I think landed is better value, especially there are SO many to choose from in that area ... RM1.5mil...I will buy Tropicana Cheras with eyes closed.

Alto this MTP in WOTP is buried underground, but SDB have no say to the neighbors sutera's STP, with guarantee shit smell everyday

yeah, the one no guarantee coz partly exposed. But seems like WOTP buyers not taking this as consent, maybe most are investor for flip flip. I just leave it here

I prefer some reading next to a fire place or at the pool....(lazy bum lifestyle)

There is no access cards required for the facilities.  Once you passed the guardhouse, you can walk into the park, pool and gym with no further "hinderance"?
Sometimes I'm thinking the upper management and the sales team got communication issue on the RM35/month per car park.
Seems like until now different SA is telling different story that confuse ppl. rclxub.gif

Better confirm again before you paid the deposit and sign the SPA if this is your concern. smile.gif

Ya, totally agreed. Different SA speak different story. But sometimes after few days/weeks, they might tell you again the story has changed due to management make changes again after discussion. Really headache and confusing to all buyers..... rclxub.gif doh.gif

I think there is a misconception here. The RM35 (140sqf x RM0.25) is not parking fee but rather it is maintenance charge.

I believe most condo maintenance calculation includes the parking lot, in this case it would be (1600sqf+140spf) x RM 0.25.

There is certain element of maintenance towards car park such as cleaning, lighting, electricity, signage, wall & floor painting, etc.
Thus, it is only fair we share out the maintenance based on consumption or occupation.

Imagine if you own 1 parking lot and your neighbor own 4 parking lots without additional contribution towards maintenance fund. Would it be fair?

Ultimately, the maintenance charge will very much depend on owners and residents effort. We should be able to review the maintenance rate psf once JMB is established if there is surplus.

my apartment also did not count that way. car parks deemed as common area and allocated by developer accordance to no of car parks as stated in the snp. we dont owned the parcel but it is a system created to avoid dispute of car park ownership. Thats why the whole piece of land are stratified accordance to sub division and parcel. Doesnt means you fork rm18k or rm30k, the piece of car park plot will become your forever.

Since car park is under common area why add in to layout for maintenance calculation? If fee to low to maintain common area, just revise the fee in JMB, why bother to consider how many car park u have?

Wow nice...thanks for sharing the plan, any idea how many parking lot is there? How about the other MRT station nearby? Do they have park plot as well?

IMHO, 3.2 KM, Walk is easier said than done; a good distance for own-stay, wouldn't be over-noisy and messy, and driving-distance to train station.
