Hey Guys,
Understand the C180 mixed development(near Jusco Cheras Selatan) has been completed recently. Will this project boost the price for WOTP? |

I have checked With my relatives regarding on the 916sqft unit@680k.. The price was increased due to the following:-
-MRT corp has confirmed that there will be public bus service between Bandar Tun Hussein Onn MRT station and WOTP. The journey is about 5 mins. -90% of Block C already sold off. -The vicinity is surrounded by high end bungalow and semi D |

QUOTE(WilberSc @ Feb 16 2013, 09:45 PM) U plan rent out after completed? Actually there for rent investment I don't think so easy, now C180 service apartment with ard 8xx sqft with partial furnished asking for rental price 1200-1500. But personal thinking not so easy for rent. Ya.. Seems like C180, most of the commercial and residential units still remain unoccupied..Anyway, just my personal observation. |

QUOTE(Helius @ Feb 16 2013, 11:29 PM) If u want to go for renting plan, then u should always choose those property that near to colleges, unis, or boutique offices area like bangsar south... How about the price appreciation upon completion ? If I am renting at RM1500, is it acceptable ?Only those package could have renting value... WoTP definitely not the theme play for renting investment... |

QUOTE(WaveW @ Feb 17 2013, 01:16 PM) Perhaps put more consideration on other factors too. 1500 ringgit fully furnished, acceptable ? Is it easy to rent?1. Bare unit or partial/full furnish to get RM1500? 2. Target tenant student or family or working adults? 3. Competition from other condo nearby may supply more than demand cause the rental price stagnant? How many units of condo nearby offer to rent by estimation? 4. If ppl afford to pay monthly rental RM2000, they may have purchased and pay monthly installment. By paying installment of RM2k, they can own a condo value around RM300-400k. Then why they rent and not buy? |

QUOTE(fretnt @ Feb 17 2013, 11:11 AM) Perhaps that's true. But considering walking distance to future mrt, you city may be easier for rental play with lower entry scheme.anyway wotp may be better for own stay, but price has increased already? Investing on Youcity is more risky than WOTP...As u aware, the success of Youcity will rely solely on the MRT station.. If the MRT project is stalled, the project will become white elephant.. Youcity is surrounded by very run down buildings..WOTP is different class as it is located within the High END residential development at Bandar Tun Hussein Onn.Once WOTP is completed, My opinion is that the price will increase Atleast 20%... Look at SDB's Five Stones at SS2, initially public have doubt about this project..This project is approaching completion, the price has appreciated by 50%... |
