QUOTE(lunchtime @ Sep 16 2013, 05:28 PM) Given its location, does it mean residents coming from KL must U turn at leisure mall to reach home or is there an access road from Taman Billion? I overheard they will build a flyover to this project from KL. You wont need to use the roundabout before this project from KL direction. I hope my hearing is still good. |

I personally feel block N is more exclusive and got a bigger pool too. And it is further away from the main road and MRT track.

QUOTE(ahken100 @ Sep 17 2013, 08:20 PM) Bigger size 1xxxsqft have two carpark, while smaller xxxsqft one carpark. 2 car parks are good. Why you dont want to take?Developer include the price for extra one unit carpark. But makesure 2 carpark must side by side. While smaller unit can top-up 35k for extra 1 carpark but maybe not park side by side. This is why I can't take soho/suites due to the price add-on over the budget. |

QUOTE(ahken100 @ Sep 17 2013, 08:30 PM) I see. But if you put it in loan only RM100 extra per month. (This is for my case. So I chose to buy extra car park)Ps: extra car park not side by side. They are at different floors too. This post has been edited by beautiful.life: Sep 17 2013, 08:43 PM |

QUOTE(CMW123 @ Sep 17 2013, 08:52 PM) The 596 sf studio is really sandwiched in the middle of the block...so longish, most studio would have the living hall and room having windows exposed to sunlight. This studio only the bedroom has windows. Low floor see the cementary? High floor wont see?If the studio is Unit No.3 (ie facing the back and not Jalan Cheras) then the low floor ones will be actually facing a low mountain and a church behind. Imagine only bedroom with windows and also blocked by a mountain, the whole unit will be very dim, very "yin" instead. For low floor units, high chance of seeing the Taman Connaught cemetary For the 800 sf unit, really surprise that only 1 bedroom and 1 study and the study is not even a small room. Unit No 8-8 is RM580k and this is consider low floor unit. For a 36 storey, only 13 to 24 floor are considered mid floor. At RM580k for a 5% yield, one need RM2417 rental per month. Being only 1 room, small family with 1 couple and 1 young kid (not baby) is probably rule out |

QUOTE(Erictan86 @ Sep 17 2013, 09:06 PM) Sharing some experience towards studio: So you have pertama Residency and also ekocheras?not many studio in Cheras area, namely: 1. Pertama residency, total around 300 units all 610 sqft 2. upcoming Montena: total 250+ unit from 603 sqft to 657 sqft 3. Ekocheras: total 37 unit 596 sqft Used to stay Pertama residency and rent it out now, you will be very surprise that the occupancy rate is almost 95% with rental at 2,000 to 2,300 now. KLCC facing of coz is very hot but Cheras facing renting rate also very high, even it is DIRECTLY facing the cemetary! Completion of Ekocheras may draw some tenant from PR to here..I assume... |

I am confused on the bumi units. Are they bumi lots? The buyer must sell to bumi for subsale later?? But this is freehold which I believe no restriction.
