Even I at ltv 90%, i get the 7% and use it to pay across 4 years isnt it the same or better? Because I can pay less upfront, and only pay progressively over the 4 years??
*
Good thing for those with 90%, you only need to pay 3%, if you go for non dibs, the 7% will be rebate when sign spa

Like last time when I bought Pertama residency at price of RM199K in year 2007 for 610sqft, tons of my friends said:
"r u crazy?? r u out of your mind?? 200k for a 610 sqft??!!"
"200k can buy 3-bedroom condo already..." (of coz in the year of 2007)
then now what is the outcome? all my friend diam diam already...
I always believe supply and demand theory, studio in cheras is very limited supply, only Pertama residency and future montena (alam damai) and this limited 37 units of Eko studio.
For those who want to enjoy MRT and shopping mall conveniency but yet limit budget, which one will he/she choose? don't forget there is only 14 units of studio supply in which the price is less than 450k...
of coz, you need to put in a little bit of feature like:
glass panel la
platform working station with glass working table la...
some simple and nice plaster ceiling la...
then it will turns this hidden gem to a sparkling gem...
(BTW, I managed to get some low floor studios in Eko...smile.gif )
*
Montena is real studio or sovo?

Low floor studio facing MRT track only 4 units, on level 2,3,4 and 5 I think. Pls refer price chart on the most right

[attachmentid=3637494]

I you go and see the scale model, the track is right in front of the serviced apartment tower on Ekocheras side of Jalan Cheras

If you bend down and see the scale model unit, unit on level 2 is just above the track and the train will be passing on top of the track

So the view should be like follow if you look outside the window and the train pass by

Level 2 - See the whole train
Level 3 - See 50% of the train
Level 4 - See 25% of the train
Level 5 - See rooftop of the train

rclxub.gif

When I was there last Friday afternoon at Sunway, level 2 and 3 was available, level 4 was bumi unit and level 5 booked  drool.gif  drool.gif  drool.gif
*
strange, when I went on Tuesday, all lvl 2, 3, 4 available... and lvl 4 is not bumi lot...

My guess superpigchan booked low floor studios facing the church and not MRT line.....he is a sharp shooter

Some low floor units are priced below 400k if not taking dibs....2k rental shld give cash flow positive
*
if i understand the layout correctly, only one studio per floor, either face church or mrt..
the lowest floor is facing mrt one...

My main decision not to buy Soho because I own one empire Soho
In total SQR, it is 696, but S&P it state 396

So when maintain fee , RM 0.35 X 396 only, not 696
So it worth
But Ekocheras, I ask already, they X both floor, so not fair, then i prefer invest in empire soho
That the reason why i Buy Block E services residence facing KLCC, same maintain fee , larger in build in size.

This is just my view
*
good point... empire subang subsales price about same with ekocheras right

I mentioning Empire Damansara, which buy in subsale, still give me 5.1% rental yeild, which hardly find in market now
*
empire damansara subsales can give 5.1% yield? gross?

what i know is studio is about 270k, with rental of 1k

EkoCheras is 4 years project .
No one knows what is going to happen after 4 years with the price increase of petrol/ electricity/ sugar etc in coming years as promised by our Government.

In my opinion, Cheras does not have many high rise condo with good location.
If we compare EkoCheras to Youcity, Ekocheras is better in terms of location and building concept. Of course you can say these 2 projects are nearby, but for a person like me staying in Cheras for 30 years, i can feel the differences between these 2.
Firstly is the toll;
Secondly is traffic jam- may take your 20-30mins from Youcity to EkoCheras in the morning when going to work @ KL.
Thirdly, Location. There is a line in between EkoCheras & Youcity.
- It calls KL and Selangor. KL address comes with better value.
- FengSui, Leisure mall is already a prime area compare to Phoenix Plaza. Leisure mall has been running so well for the past 20 years until now.
- Surrounding area. Youcity area is more Cina Kampung in which spending power is low compare to people at Tmn Connaught/ Leisuremall.

If we compare Ekocheras to Velocity, well, Velocity has better accessibility and nearer to KL, walking distance to future Velo-shopping mall and Ikea.
But price/sqf is much expensive than EkoCheras. Price/sqf is more than RM1k for VResidency 2 compare to RM700 Sqf in EkoCheras. These 2 projects are targeting attract difference crowd.

EkoCheras is a bit overprice, however if you compare to Youcity & Velocity. It is still ok la. But if we factor in the gifts gonna given from our beloved goverment (i.e. Price hike for petrol/ electricity/ sugar and etc in coming yearss), the price is still reasonable.

Other than above, Tmn Connaught/Midah Pasar Malam is on every Wednesday. Variety of food at Tmn Connaught (Restaurant in EkoCheras wouldnt be cheap i think, cannt afford everyday). As of now, i still think EkoCheras is the best Cheras project.

Thanks... Real detail

Soho were mostly booked by the agents And they got very good discounts from developer which normal buyers that bought direct do not get...what soho buyers face when vp is not just the staggering 1150 units but also those units with discounts bought by agents and their customers AND ALSO the many units that bought by staff with even bigger duscounts..
Wont be surprise u need to hold for 1 to 2 years to see any decents rental  or subsale price
*
How come still don't see many agent offload their bookings?
It's always an unfair game for general public like us
