If the duplex only 1 room afraid cheras cannot support RM2000 rental (5% yield on RM470,000). If 2 rooms higher chance

Since YouCity vs EcoCheras vs Maxis are pretty much within the same vicinity (each at one MRT station away, walking distance to MRT):

What was the early bird YouCIty price for an equivalent one bedroom unit (around 600-700sf) ?
I read from PropCafe that Maxim price was starting at around 450psf for a 6xxsf unit.
Assuming Eoccheras is starting at around 600psf.

you residence - smallest unit > level 20, 321k before 5+5+2 discount.

if not mistaken it is 531sft (quite long time back, cant remember)... after level 20, each floor increase 4k.

of course....Velocity and Amaya KL are group under KL city center identity...
Eco Cheras still Cheras identity..

i understand they are going to launch SOHO first...which is commercial title...anybody know what is the difference betw commercial vs residential title in utility or charges aspect ?
