Quite interested for the condo but too bad, no link homes.

46 units of SMD, bungalows & cluster homes - finally they are launching after soooooooooooooo long! biggrin.gif thumbup.gif

Btw, the project's name is Marvelane Homes By the Lake, not Marvelane Square.

Previous name was still Marvelane Homes but now add "by the lake" at the back.

Marvelane Square is completed commercial in Klang near Meru.

Glades took a long time to move on the sales due to its price tag...and still not yet fully sold. I suspect the same will happen in this development especially with the 3 mil price tag and furthermore it's leasehold! that's a very tough combination to swallow. rclxub.gif

This MH has lesser units than TG & the units are facing the lake so may take lesser time to be sold out? brows.gif That is why NB's launch has been postponed to Sept? No doubt the lake is nice...can see from Putra Residence also! I'm sure those units facing lake will be premium than the non facing ones right ? So more than 3 mil? Just visited the gallery yesterday, sales about 40% overall. I was told PR residents cannot access the lake as it belonged to Marvelane! hmm.gif

The location of the bungalows not good as it is located right next to the guardhouse, so all Phase 1 MH occupiers & visitors who drive will contribute noise & smoke pollution to the bungalow occupiers! biggrin.gif Pay so much for it so location should be better ma!

Another weird thing is that the condo will sit on top of the clubhouse so it seems like not much privacy for the condo occupiers! hmm.gif

85 units of condo facing the lake, it will be in phase 2 together with the villas. Layout nt sure yet as no brochure at the moment. Very low density, competing with NB & SB condos.

It will not affect PR lake view as it is located on the northern part of the lake, PR is on the eastern part of the lake.

Why buy the unit that is facing the hot sun bro? Although lake view is nice, but very hot leh especially during the hot weather, got to spend a lot on electricity also!

The lake is nice in turqoise blue colour! thumbup.gif It appears that the reason why MH took so long to launch is because the authorities were concerned on the safety of the Phase 2 portion ie the props surrounding the lake and it took the developer quite some time to convince them.

Yes, not cheap at all, but not sure psft is it cheaper than The Glades or Kingsley Hill. The buyers will surely compare these 3 props before deciding.

Bro, I said MH cant be launched cheaper than TG, not the other way around. For sure that the later the prop is launched, the higher the prices, lets say if TG was launched at 1K psft 3 years ago, MH cannot launch their similar prop at 800psft can they? Unless they want to grab some potential TG buyers from TG.

makes me wondering why they still launch such a premium neighborhood. if they launch high-rise small units should be way easier to sell.. somehow i feel buyers nowadays dont really care what size they buying as long as price is below 500k..i have seen many studio selling so well

They tarred the main road leading to the project and did syabas connection in Jan. After that looks like 'hibernation' again.

Visited some units last year and few have leaking issues.

Yea was noticed their initial plan, but it changed alot after so many years, as i know now is they are not going to build the lowrise condo anymore. and its leasehold plus you mentioned they have water leak issue ? wonder can they really maintain well after many years ? confused.gif

Hi Sim, what types of update u needed ya?
Currently it has been CCC and VP, still have some balance unit and we got showhouse available which can make appointment to arrange for viewing.

Can let me know if needed any assistance.

I did visit the place on last month, the development looks good. But there are few empty land which will have future development on the sime darby worker space and their phase 2

if the empty land near the outer main road is planning to plant durian trees by developer, while there is another piece near guardhouse will be phase 2 where lakeside homes and clubhouse will probably be built in future, but not so soon lah.
