Hence, m residence will have to pass through BTP before reaching their site.

YUP MAN...IT'S A LOT.

I FOUND THE ONLY GOOD POINT TO BUY IS the additional discount.


amenities and facilities in BTP is still in preliminary stage. buyers should have holding power. existing phase in garden heights is about 50% occupied. hopefully, thiss will improve after 5 years.

3% is small sqft unit while 5% is larger sqft unit .

so 7% is for early bird which before 31st may .
so 10% discount for small sqft unit

KUALA LUMPUR: Property prices in suburban areas in the Klang Valley may be stable in the next two years, as there would be a lot of supply to cater to the demand.

Low Yat Group executive director Low Su-Ming said she believed that “prices will be holding the way they are because there is more supply coming up in the northern and southern corridors” and that developers were already branching out to areas beyond the first tier locations.

“I don’t think there will be an acceleration unless the development is prime but having said that, construction cost and land prices will not come down,” she told StarBiz.

Low said that while the domestic demand for properties was varied, there was unwavering demand for landed property among Malaysians.

“There will continue to be demand for these homes and more Malaysians are also looking for landed properties at affordable prices. People are going out (of the urban areas) and developers will go where there is a catchment market.”

Whether prices would appreciate and at what rate, Low maintained this will depend on the developers’ distinctive concepts and product pricing. The Low Yat Group has a mid-market 2,670-acre township development in Bandar Tasik Puteri, Rawang that is 50% completed with a 50,000 population.

Low said the township has become more appealing now as more infrastructures have been introduced to the area, notably highways that shortened the time it took to travel into the city centre.

“There is a choice (for Malaysians). That’s the beauty of Klang Valley. You can own an inner-city dwelling yet live 20 minutes away and have a huge mansion of your dreams,” she said, noting that it was something intense, highly developed cities like Hong Kong and Singapore could not offer.

“We have a young and growing population. In the Klang Valley, we have a great deal of opportunities to make our city into a well-developed and sustainable city by having the various townships linked up through infrastructures like highways,” she said.

Of a recent report about rising prices in Penang, Low said that an effective masterplan for sustainable development was needed to overcome concerns from Penang’s population.

“Penang is undergoing a transition. In the next three to five years, it should join the ranks of world class beach and tourist destinations like Bali, Phuket, Singapore and Hong Kong.

“It will also become a choice destination for high net worth individuals who come here here the Malaysia My Second Home programme,” she said, adding that this scenario should be perceived positively.

“As long as guidelines are in place and administered efficiently, the island will gain from better quality projects that are designed by internationally acclaimed architects and master planners,” she said.

Low Yat has been in the Penang property scene since the late 1970s building resorts, hotels and condominiums.

Currently, it has an upcoming five-star hotel project with 382 rooms along Northern Road on the island.

The project is scheduled to commence construction in the first quarter of next year.

5% discount , but if 'friend' together go booking , get extra 3% . means total 8% discount .

sorry. have you been to Country Homes or Tasik Puteri? do you know both location? smile.gif Tasik Puteri is deep in. it will take addition 10-20 mins drive away from Country Homes. Country Homes is not that deep. 3KM away from Rawang Toll and 1.5KM away from AEON Rawang.

btw, price in Country Homes ain't that cheap anymore. and further more, country homes is established since 1996 meaning the house is more than 10 years old. some touch up and reno is needed for the house there. smile.gif

i would advise, check out both place. smile.gif personally, i dislike the design of houses in Emerald West. simply waste of interior space.

My employer sell building materials to project like youcity, country height, ttdi, sunway

In building materials business. Sometime you can buy unit during staff preview , even sometime you can get medium cost units only for particular group of pp (p.s sometime we get extra discount too)

So, maybe you can consider changing your industries to building materials buz.

I went there last day and found out their price quite attractive, looking at the market now . Only drawback for me is the location and still need to time to travel , but is fine for me because I'm work as programmer that do not need to go out always. Need to consider carefully

Hi, their 22x75 show room will be ready by aug/sept. only manage to see the phase 1 (18x70) show room which the workmanship need improvement. Garden height will be near to latar interchange (1.5km)which is under con now and expected ready by 2015 according to sales rep. Personally I don't really like the environment as it is build on existing terrace house which looks bit odd to me. But the location is good since near to latar interchange and layout is quite spacious. Not a bad choice for those work in Kepong/selayang.

Based on progressive release to your banker.

For example, if the interest rate is 5% per annum and developer today (17 July) had claimed 50K from your bank. You bank will calculated the interest as below: -

1. 50,000 X 5% = 2500 per year
2. Therefore per day interest is 6.849

If your loan repayment is on 10th each month, then you need to pay 25 days (from 17 july - 10 Aug) which amounting to RM171.225 latest by 10 Aug.

I really think it is dangerous to listen to lips service. Imagine they spent two years to get approval. How fast they can build it? And how easy they can withdraw the intention to build it?

i have visited BTP 3 times and its quite near to Latar highway, which is 2.7km. Garden Heights (phase 4), newly launched and just opened for booking. All units from Phase 3 sold out.

Im phase 2 buyer.mine no need 5%security deposit.
Just 1k booking fees and pay for the Legal Fees.
Thats all.
You may check with sales manager regarding security deposit. thumbup.gif

What is the status of Garden Heights sales progress? Heard that Tesco will be built as BTP is it near the BTP Mosque? land clearing now beside that area. New road upgarde and more and more to come at BTP. Interchange progress...anyone.

U mean Garden Heights Phase 4? It is selling quite fast now.

For Garden Heights Phase 3, 1 corner show house (No.67) with full furniture and designs still available for RM735k and about 3 intermediate units left (155 and 159,160) if i am not mistaken. icon_rolleyes.gif
