QUOTE(Chris Chew @ Jun 13 2012, 10:30 AM) I like GBI, but not willing or no money to pay the price at the sky abv the rooftop by metres. USJ 1 is associated with the lower end of USJ, in the past it was the home to the foreigners. ANd frankly an area of USJ many people warn people to avoid if possible. Now with the development should be much better. BUT GBI in that area, i think would have been better elsewhereDefinitely wont buy a GBI small scale development, moreover at USJ 1, a good location but not a high end environment. MK or Hartamas maybe. |

QUOTE(ceveori @ Jun 13 2012, 10:51 PM) Got 10 uni within 2km ma lets be realistic if you stay in USJ 1 its only to go to SEGI, Prime, sunway and monash. The rest are way to far away. Sunway and monash unless you own your own car. Walking should be about 20-25 minutes atleast to this college. With crime so high you dare to walk so farcollege near Summit Hotel Subang USJ Prime College 4th Floor, The Summit, Persiaran Kewajipan USJ 1, UEP Subang Jaya, 47600, Subang Jaya, Selangor 119 m NW 03-8600 1888 · segi.edu.my Pantai College Of Nursing & Health Science Lot T3. 66B , 3rd Floor Summit Complex,, Persiaran Kewajipan , USJ1, 47600 UEP Subang Jaya, Selangor Darul Ehsan 136 m N 03-8024 0757 · pantai.edu.my Taylor's College Subang Jaya Jalan SS 15/8, Ss 15, 47500 Subang Jaya, Selangor 1.7 km N 03-5636 2641 · taylors.edu.my 18 10 reviews "School that cheat students for accommodations ," - Sunway University Jalan Universiti, Bandar Sunway, 46150 Petaling Jaya, Selangor 1.5 km NE 03-7491 8622 · sunway.edu.my 6 reviews "Someone" - Metropolitan College Sdn. QUOTE(Chris Chew @ Jun 30 2012, 01:15 PM) Wahh 2k? Is that fully furnsihed? It's student house where they put more people a houseNon furnished DSTH at USJ, say USJ 2, 3, 4, 5, 6 up to 11 ( consider good area ) are only from RM 1,500 onwards ... if you lucky, you still can get good bucks at RM 1,200 to RM 1,300 ... very rare can rent out RM 1,700 or above ... USJ house rental could not fetch that high bcz the housing area is quite huge and most colleges are surrounded Subang Jaya, so USJ is not a convenience for most of them. My friend, working in USJ, rent a unit with his frens, fully furnished at USJ 9, only cost RM 1,600 and most of the people I know, who rent in USJ, not more than RM 1,500 What I meant market for rental is low for segi college If you are parent and you have money Segi college is not in your list for your kids to study at Segi doesn't get the premium crowd. Use to work in summit so have observe the Segi group Also a friend rents the house double story at rm1.2k. Rental returns is not that great for usj area |

Rental are ok. The problem is the asking rental n how it cover the installment. If the willing to rent the Soho below RM 1.5k, it can be rent out but face competition from SS16 sohos. For the 1,300 sq ft ... Can rent out RM 2,500 easily if f/f. But as supplies increase, can it reach 3k? I not sure. Looks likely but i feel the tenants have variety of options by then I only doubt it can reach 4% of the price. Anyhow, unsure about it n optimistic to get further. Maybe I am wrong in 3 years time. [/quote Ss16 Is better to stay mainly because it's nearer to malls, ss15 Traffic is also much better In usj 1 you have summit which attracts indo and other foreign workers. Also If you look at the way usj traffic goes, every saturday around 1 to 2 pm There is a big exodus of people exiting usj for shopping bypassing usj and heading to 1u or mid valley The trend will continue with da men because it wouldn't be able to compete with the above malls |

QUOTE(bklowyat @ Jul 3 2012, 09:54 AM) sales office informed me that they will apply electricity for residential rate but not water. I just make booking but might make a wrong choice. Could anyone advise for 650sqft, is two rooms better than one room to rent out? if for rental returns 2 rooms betteryou increase your customer based to 2 tenants instead of just 1 tenant. INcreases your odds for finding tenants |
