But the roads into usj and then into usj1 is not able to cope with the increase.

USJ 1 is associated with the lower end of USJ, in the past it was the home to the foreigners. ANd frankly an area of USJ many people warn people to avoid if possible. Now with the development should be much better. BUT GBI in that area, i think would have been better elsewhere

lets be realistic if you stay in USJ 1 its only to go to SEGI, Prime, sunway and monash. The rest are way to far away. Sunway and monash unless you own your own car. Walking should be about 20-25 minutes atleast to this college. With crime so high you dare to walk so far

What I meant market for rental is low for segi college

If you are parent and you have money Segi college is not in your list for your kids to study at
Segi doesn't get the premium crowd. Use to work in summit so have observe the Segi group

Also a friend rents the house double story at rm1.2k. Rental returns is not that great for usj area

Rental is low in usj, how can it support the higher rental of condos in the new development
If they rent at 1k for house, condos should not be too far at rm2k

Ss16 Is better to stay mainly because it's nearer to malls, ss15
Traffic is also much better

In usj 1 you have summit which attracts indo and other foreign workers.

Also
If you look at the way usj traffic goes, every saturday around 1 to 2 pm
There is a big exodus of people exiting usj for shopping bypassing usj and heading to 1u or mid valley
The trend will continue with da men because it wouldn't be able to compete with the above malls

if for rental returns 2 rooms better
you increase your customer based to 2 tenants instead of just 1 tenant. INcreases your odds for finding tenants
