by judging on the light turn on during night time for both seri maya and riana green...

do u hv any statistic to show that riana green easier rent out than seri maya?...if yes, plz share..

Occupancy rate i am not sure, but my unit (small unit) at RGE has not been vacant for longer than a month since vp. tenant mostly local or middle east...

Theres a propose walkway to Rampai Lrt station for the new phase to do direct short cut. Hopefully the proposal will get approved.

Under construction better coz cheaper entry cost..
All S&P, legal fee, stamp duties, disbursement fees, all absorb by the developer.

If buy subsale.. need 10% high d/p and additional 30K+ for all the S&P, legal fee for xfer, stamp duties, etcs,

yes, quite easy to rent out. my unit size is 1088sqft with 2 rooms, the rental is about RM2500 fully furnished. FYI, the current RGE JMB is very proactive and i anticipate the price will soar further.

I agreed this is good for investment or own use, very convenient and near to KL city.

IMHO:
I guess no absolute answer for this ...
In normal cases, for most of the times, it's normal for a cheaper rental unit is easier to be rent out (earsier? - other factors count - location, societies, etc)

Location and selling price psft wise are both good for this project.

It should be abt rm400 per sqft for the lower ground floor unit lvl 2 after all the rebates and w/o DIBS.
If add in the 5% interest progressive interest/with DIBS .. its will be abt rm 422 per sqft

Really good price but low floor unit. rolleyes.gif

Maintenance fees are higher than the 1st phase.
Propose maintenance fees 0.28 sen, sinking fund abt 0.03.
Total 0.31 sen... mthly RM428.42.

This new phase have bigger pool, bio pool, bigger garden landscape, bigger gym, multi purpose hall, etcs..

Yeah, all units comes with 2 car park and its located under the low rise bigger units 2xxx sqft. From the model design, seems the car park is quite far away from the block A & B units.


Added on June 1, 2012, 12:30 pmBuyer can choose opt for DIBS or 5% rebates.

If have extra cash, better take the 5% rebate... abt 30k.

It dpds on how much loan amount u take and how fast the developer can complete build up.

If the developer project delayed long... DIBS will be better.
If take the 5% rebates w/o DIBS...already saved direct 30k for 600k unit.
Just have to use own money to pay the progressive loan interest... add up also should be close to 30k if the developer can complete early.

My sister bought Atmosfera condo with DIBS.. loan abt 360K... completed less than 3yrs.
Now the price appreciate market value abt 480-490k. thumbup.gif

Added on June 1, 2012, 2:08 pmYa.. should be separate acording to the developer sales staff. From the model display have to walk out to the garden hangar/cage area and take lift down to basement and then walk to car park.

Not finalized yet the info... need to wait to official launch only can confirm.

is show house built on the actual site?

time to pay a visit to this riana green, from the picture, the phase 1 looks damn luxury......

with less than 450psf, and yet close to kl, walking distance to lrt and shopping mall, reputable developer somemore.....really a good buy...
