Sell the house. Sorry... Sell and buy another.

So long if it is not flooding Sika top is a good choice. I used it for my pond waterproofing. You got to waterproof it up to the wall some 1 foot that would be good as the joint between floor and walls are sealed as one. It is advised to have 2 coats, dont be, spend a little go for 3 coats cause sometimes the workers missed some and the final 3rd coat would be able to cover the weaknesses. 2 coats is when it is done by profesional doing it correctly according to the book where the 2nd coat tries to cover any weakness of 1st coat. But dont know who is doing for you so my advise is 3 coats.

Oriental Liew,

1. The pic show your house is lower than the surrounding, means water will find its way to your lower house.
2. Your house is protected by drain and where the drain goes? to somewhere lower.
3. I believe if you look beyond your house there will be even lower ground where the water will flow to.
4. And if you look further there might be some houses lower than yours.
5. Are you living in hilly areas some high some low ground in PJ?

Ok, if the above are true than the most important thing for you to beware and to do is make sure the drains from your house surroundings to out of your house is never blocked. If need be make sure the drains are in good condition from your house down to some bigger drains at the lower ground, Then only then you know you have no problem to worry.
