Of course, Clover Garden Residence is already selling at 1.8 - 1.9M based on S&P. Therefore the Semi D in Cassia and EverGreen should fetch up to 1.7M - 1.8M at least since both share the same built area. In fact the location in Cassia and EverGreen are better situated, as it is nearer to the club house and it is shielded away from Depots through the hills. smile.gif

Should not even sell at 1.5M. You will make a lost if you let it go.

You got it wrong, through a property agent who is my friend told me in 2012 April last year, there is a 2 storey SEMI-D subsale already hit 1.30M.

Kumar Tharmalingam, the Executive Director of Sunway Bhd commented that he believes Cyberjaya
has reached its second stage of growth; the first stage was when it was launched and the second
is when it’s maturing. He expressed that Cyberjaya will be more like a satellite town in the next few
years as the population is growing.

Previndran Singhe, the CEO of Zerin Properties said that Cyberjaya is a good location for
investment, as there is a lot of commercial and institutional activity taking place there. In order for
the investors to stay ahead of the competition, it was advised to choose a development that is
differentiated by product, with good management and developers.

Ho Chin Soon, the Director of Ho Chin Soon Research Sdn Bhd said that the proposed Putrajaya
MRT ends at the Putrajaya express rail link station and a feeder bus will enable most residents
of Cyberjaya to use the Putrajaya MRT line. The centre of gravity of Greater KL is heading south
and Cyberjaya is poised to benefit. He added that Cyberjaya is easily accessible via the Maju
Expressway currently.

Seems like Garden Residence is the most strategic location in Cyberjaya. It is just a stone throw away from Cyberjaya City Centre, ERL Putrajaya Sentral and the upcoming IOI Resort City mall. All these places are within 5 minutes drive

Cyberjaya to get MRT connection

In line with the government’s goal of transforming Cyberjaya into Malaysia’s Silicon Valley, the town will get additional infrastructure such a mosque, hospital and a transport hub that will the link town with Putrajaya.

“The Government is finalising the study to bring the MRT Line 2 to Putrajaya. We are going to build an overhead ‘walkalator’ about 400 metres long to connect Cybercity centre to Putrajaya Sentral, to ease people’s movement, which makes it more commercially and financially viable,” said Faris Yahaya, Managing Director of Cyberview, the landowner of Cyberjaya.

However, Cyberview will now prioritise the technology component of Cyberjaya instead of its property component.

“We have stop selling land owned by Cyberview and we want to be more strategic, we are rebranding to be a global technology hub…attracting more multinational companies, high-tech companies,” he added.

Nevertheless, Cyberjaya’s gross development value is expected to reach RM20 billion by 2016 from just RM11.1 billion last year.

Meanwhile, the last phase of the Cyberjaya Global Tech Hub Blueprint, which aims to turn the town into a global technology hub, will soon be submitted to Prime Minister Najib.

According to Tan Sri Dr Irwan Serigar Abdullah, Secretary-General of the Ministry of Finance: “After we have tabled and finalised the report, then we will present it to the Prime Minister, hopefully very soon. We are now getting feedback and input from stakeholders and government entities,”

At present, Cyberjaya houses about 800 ICT and non-ICT companies, including two colleges, four universities, eight banks, 40 MNCs, 486 MSC firms. And by 2016, the town is projected to have a population of 100,000.

Cyberjaya is rarely described as a “happening” place or hangout.

This perception is slowly changing as more multinational corporations (MNCs) move in, especially those in the information technology industry.

The large student community from Lim Kok Wing University of Creative Technology and Multimedia University (MMU) is also helping it shed this image.

It has also become an entertainment hub for people living in the surrounding areas of Putrajaya, Puchong and Dengkil.

A cafe culture has also sprung up in Cyberjaya to cater to this growing crowd.

Some of the notable ones are It’s A Grind, Monjo and Chubbies Cafe.

It’s A Grind

One can tell that the people behind It’s A Grind are passionate about coffee.

Priding themselves on “barista-crafted, espresso-based beverages”, the Californian franchise is the company’s first international outlet outside of the United States.

Starting off as a family-run business in 1994, the brand has grown in presence all over the US.

In Malaysia, the Cyberjaya restaurant recently celebrated its first anniversary, while another opened in SS15 Subang Jaya last December.

“We offer a laid-back atmosphere, with retro and bohemian influences,” said It’s A Grind Malaysia general manager Darren Mah.

“With our roots in California, we pay tribute to the ‘surfer’ culture that started in the 1960s that is still popular today,” he added.

Coffee beans from Central and South America are roasted in America before being flown here.

They also carry single origin beans from Kenya, Tanzania and Ethiopia.

Its ice-blended drinks are popular, with quirky names like Funky Monkey (ice-blended chocolate, peanut butter and banana), and Nutty Cookie Gnar Gnar (Oreo, chocolate, peanut butter and espresso blend).

Operations manager Zaid Zawawi, a trained barista with over eight years of experience explained that they used Gibraltar naked porta filters to make their coffee.

These come without a spout, which means that the liquid is pressed directly into the cup during tamping, resulting in less resistance and more flavour.

“We really focus on training our staff to be able to make good coffee,” said Zaid.

Tamping requires specific skills as the barista needs to know how much pressure to apply, and the taste may vary according to individuals.

“We cater mainly to the multi-national corporations (MNCs) around the area during lunch, and the student crowd for dinner,” said Mah.

It’s a Grind is located at G03, Prima 11, Blok 3545, Jalan Teknokrat 6, 63000 Cyberjaya.

Monjo

Decor and concept play a huge part at Monjo, a year-old venue at Shaftsbury Square, Cyberjaya.

Patrons are reminded of an European metro station with tiled decor, a large common table, individual booths and comfy seats.

Even the counter has signages resembling a train platform.

The name Monjo is a combination of ‘metropolitan station’ and ‘cup of Joe’, said founder and managing director Ray Ng who was inspired to set up a subway-themed cafe from his travels around Europe.

“A metro station is where people meet, mingle and chill out, something we want patrons to feel when they come here,” said Ng, adding that he was inspired by how dynamic the environment was in a subway station during his travels.

Adding a touch of uniqueness is the custom-made furniture, such as paint drum lids converted into table tops.

This is Ng’s first outlet in Shaftsbury Square, with another at Shaftsbury Residence, Cyberjaya.

He stressed that location was important when opening a business.

“If you don’t get a prime area, it’s not going to work,” he said, adding there was a lot of potential in Cyberjaya.

One of their hot-selling items is the Hot Chocolate, made from Marou Chocolate sourced from Vietnam. Instead of chocolate powder, the drink is made by melting chocolate bars. It is low-fat and customers can adjust the sweetness according to the percentage of cocoa.

His partner runs an egg farm, so Ng is confident that they are able to whip up fresh, high quality eggs to customers.

There are also bite-sized treats such as the Monjo cookies and espresso biscotti.

Monjo is located at P5-11 Shaftsbury Square, Persiaran Multimedia, Cyber 6, Cyberjaya.

Chubbies Cafe

Running a cafe has always been the dream of school friends, Natalie Woon and Stephie Gay.

The 25-year-olds were involved in different fields before they decided it was time to realise their passion.

The European-inspired cafe has a homely feel, with scenes of Paris and London on the wallpaper, comfy cushions and even a small swing seat in the outdoor area.

One thing that attracts customers is the beautiful coffee art. Woon and Gay are self-taught in the art of coffee making.

“We use Musetti mi Robusta and Arabica beans,” said Gay, adding that popular drinks include the cappucino, latte, mocha, and matcha (green tea) latte.

There is also the Chubbfrappe, an ice-bleded mix of berries and passion fruit.

When it comes to food, the pair believes in serving fresh, home-cooked food.

As for the quirky name, Gay said it was because both her and Woon were foodies and this was reflected in their appearance.

“We’re both a little chubby, so Chubbies felt like a good name,” she said.

Chubbies Cafe is located at P3-21, Shaftsbury Square, Persiaran Multimedia, 63000 Cyberjaya.

PUTRAJAYA 20 Ogos - Putrajaya Sentral dicadangkan menjadi perhentian untuk jajaran kedua Transit Aliran Massa (MRT) supaya terminal pengangkutan itu boleh memainkan peranan untuk memacu pembangunan di Cyberjaya yang terletak berhampiran.

Pengerusi Cyberview Sdn. Bhd. (Cyberview), Tan Sri Dr. Mohd. Irwan Serigar Abdullah berkata, rancangan pihaknya adalah supaya sebuah walkalator sepanjang 400 meter dibina bagi menghubungkan Putrajaya Sentral dengan Pusat Bandar Cyberjaya (CCC), bandar yang bakal menjadi mercu tanda baharu Cyberjaya.

Beliau berkata, penempatan stesen MRT dan Kereta Api Berkelajuan Tinggi (HSR) di Putrajaya Sentral akan menjadikan terminal itu sebagai hab pengangkutan seperti KL Sentral di ibu negara.

"Keputusan mengenai stesen MRT bergantung kepada kos dan kajian oleh Suruhanjaya Pengangkutan Awam Darat (SPAD), tetapi kami meminta supaya jajaran kedua MRT meliputi Putrajaya Sentral supaya kemudahan pengangkutan ini dapat dihubungkan dengan Cyberjaya.

"Kajian yang dijalankan sebelum ini mendapati adalah lebih sesuai untuk Cyberjaya berkongsi hab pengangkutan di Putrajaya Sentral, keadaan ini bermakna kita tidak memerlukan jajaran khusus untuk Cyberjaya," katanya kepada pemberita selepas menghadiri majlis pengenalan Pelan Pembangunan Hab Teknologi Global Cyberjaya di Kementerian Kewangan di sini hari ini.

Walaupun jajaran kedua MRT dijangka meliputi Putrajaya, namun lokasi stesen tersebut di Pusat Pentadbiran Kerajaan Persekutuan belum diputuskan.

Cyberview sebelum ini telah mengumumkan pembinaan CCC di tanah seluas 56 hektar. Projek dengan nilai pembangunan kasar (GDV) RM9 bilion tersebut akan memakan masa antara lapan hingga 15 tahun.

Sementara itu. Mohd. Irwan berkata, Cyberview telah memutuskan supaya baki 121 hektar tanah yang ada tidak dijual kepada pemaju tetapi akan dibangunkan melalui pendekatan usaha sama.

"Ini bertujuan memastikan kemampanan Cyberview selain membolehkan kita menentukan rekaan bangunan dan jenis pembangunan dijalankan, pemaju yang bekerjasama dengan kita pula akan terlibat dalam pembinaan," katanya.

Dalam pada itu, Pengarah Urusan Cyberview, Faris Yahaya menjelaskan, sebahagian daripada 121 hektar tanah yang belum dijual telah dikenal pasti untuk pembangunan CCC dan projek perumahan.

"Keadaan ini bermakna hanya terdapat kira-kira 28 hektar tanah di Cyberjaya yang belum dijual kepada pemaju atau belum dikenal pasti jenis pembangunannya," katanya.

Tambahnya, Cyberjaya secara keseluruhan mempunyai keluasan tanah menghampiri 2,832 hektar dengan separuh daripadanya disimpan untuk kemudahan infrastruktur, kawasan hijau dan kawasan takungan air manakala bakinya iaitu kira-kira 1,376 hektar bertujuan untuk pembangunan.

"Terdapat kira-kira 607 hektar tanah yang belum dibangunkan, ia termasuk tanah yang sudah dijual tetapi belum dibangunkan pemaju.

"Cabaran kita ialah memastikan pembangunan yang mengambil tempat pada masa depan tidak tertumpu kepada hartanah semata-mata, ekosistem Cyberjaya sebagai hab teknologi perlu dipenuhi," katanya.

Moves to boost creative-content industry gain momentum

Muhammad Fasya Daud was in the final year of pursuing a bachelor’s degree in film and animation when he thought of doing a short creative special-effects video clip.

The four-minute video clip called Project 57 features the story of a human travelling through time to stop a robot that threatens to end the human race.

While the plot might sound like something straight out of Hollywood, it is actually wholly Malaysian.

These days, Muhammad Fasya is co-founder and managing director of Chain-FX Sdn Bhd, a production house specialising in creating television drama series with sophisticated visual effects.

Muhammad Fasya founded the production house with two other university mates in 2008, with only RM20,000 and four computers.

He was one of creative-content entrepreneurs sharing stories and products at a recent event called the “Media Chit Chat with Cyberjaya Creative Heroes” organised by Cyberview Sdn Bhd.

The creative-content startups represented at the event produce content ranging from animation, visual effects, computer animated imagery (CGI) studios, production services to 3D applications.

One of Malaysia’s targets under the Economic Transformation Programme (ETP) is to raise the standards of the creative industry in Malaysia. The hope is that nurturing Malaysia’s creative-content industry, one of the so-called entry point projects under the ETP, will bring about a contribution of RM3bil to gross national income and the creation of 10,400 jobs by 2020.

The government has been supporting the initiative in recent national budgets.

In 2012, RM200mil was allocated to establish MyCreative Ventures Sdn Bhd, a government investment arm to spur Malaysia’s creative industry.

More recently under Budget 2015, RM100mil was set aside for the Digital Content Industry Fund under the Malaysian Communication and Multimedia Commission (MCMC).

To date, there are 52 MSC-status creative companies in Cyberjaya. These companies generated RM549mil in revenue last year while providing close to 1,500 jobs. There are about 8,500 students studying various creative-arts subjects, with close to 30% in creative multimedia technology and visual effects.

Cyberview Sdn Bhd’s Technology Hub Development division head Md Nazri Tumin said consumer consumption of content has shifted massively to digital media on mobile devices.

“Demand for digital content is high even among Malaysians. The plans for the development of the creative-content sector are being pursued as part of Cyberview’s plan for elevating Cyberjaya to become a global technology hub.

“At the same time, cultivating a more sustainable creative ecosystem in Cyberjaya needs to be ongoing and long term, hence the need to continuously bring creative communities together,” Md Nazri said at the opening of the event.

Muhammad Fasya is optimistic about the potential in the industry. Having worked on the visual effects of more than 20 local feature films and television series, he said Chain-FX had progressed to producing its own television series titled Vektor 58, thanks to a grant awarded by Multimedia Development Corporation in 2010.

The 13 episodes of the series completed last year aired on Media Prima’s TV9 and the series was nominated in the best visual effects category at the Asian Image Apollo awardsthis year.

“The two other nominees were Hollywood films White House Down and The Great Gatsby, so we are proud that we have reached to that level,” he said.

Another company, Giggle Garage Sdn Bhd, had also been making waves with its preschool TV series Origanimals.

Company co-founder and executive director Zeno Gabing said there had been a shift in how local private broadcasters are acquiring content. These days, they are working more closely with local producers and getting involved at the initial stage of production.

“This is a welcome change and we hope that this support will continue. We know that good storytelling is universal so the challenge continues to be creating animated properties with international appeal,” he said.

The company is currently working on Origanimals, a 52-episode TV series for preschoolers.

He said 22 episodes had been completed and the rest was expected to be completed by the third quarter of next year.

The show has been taken up by Canadaian production and distribution company Bejuba! Canada for worldwide distribution.

On new financing options for companies in the creative industry, Zeno said the use of intellectual property as collateral was still a very new topic despite a push from government agencies to encourage the private sector to play a part.

Wau Animation Sdn Bhd founder and executive director Usamah Zaid Yasin said creative-content producers must keep an eye on the bottom line as it required significant levels of capital investment.

“Take just the sofware, for instance, a copy of Autodesk Maya, the 3D software we need, costs up to RM16,000 per user. A strong production pipeline would require up to 30 people utilising that same software,” he said.

The company that was set up with RM50,00 in capital received RM483,000 early this year from the Multimedia Creative Content Centre Development Fund to develop the animated movie Ejen Ali, which is expected to air on TV3 by the end of next year.

The company has since secured an investment of RM6mil from Primeworks Studio, the content creation subsidiary of Media Prima Bhd, for a TV series based on Ejen Ali.

“We see huge potential in merchandising and licensing opportunities that come with the genre and theme we’re working on. The interest so far has been very promising,” Usamah said.

I would say between 1.8 - 2 million for Semi D is considered cheap. Look at the semi-d in bukit jalil and PJ...easily can reach 2.6M - 3 million.

Garden Residence owner will benefit the MRT 2 and High Speed Train to Singapore?

CYBERJAYA: Cyberjaya will promote a variety of projects with a gross development value (GDV) of RM8.95bil at the Cyberjaya Premier Property Showcase 2015.

Jointly organised by six property developers, the exhibit will showcase residential projects such as Areca Contempo Homes by Areca Holdings Sdn Bhd, LakeFront Residence and LakeFront Villa by MCT Consortium Bhd, Sejati Residences by Paramount Property, Gardenview Residence, CBD Perdana 3, Ceria Residences and Westlink 1 by Setia Haruman and Setia Eco Glades by SP Setia, as well as Symphony Hills and Verdi Eco-dominiums by UEM Sunrise Bhd.

It would be held from March 14 to March 15.

“It is now Cyberjaya’s time as it is 17 years old, a good age for any township to have mature,” MCT Consortium general manager Teoh Eng Poh (pic) told a press conference.

According to Setia Haruman executive director Lao Chok Keang, Cyberjaya had a total of 5,448 and 8,724 completed residential units at the beginning and end of 2014, respectively. “We expect 2,400 more residential units to be completed this year.

“We have done a lot in the last two years, hence more people are moving in now,” said Lao.

He claimed that Cyberjaya’s occupancy rate was “above average” compared with other budding townships.

Lao said the second mass rapid line was not be likely to be affected by the revised Budget 2015, adding that the Government has announced that the line would extend to Putrajaya Sentral.

He said he received indications that the line would stop at several stations (in Cyberjaya) before the Putrajaya Sentral station.

“Coupled with the recently announced Kuala Lumpur-Singapore High Speed Rail project with a station situated near the Putrajaya-Cyberjaya border, these two major transportation projects are expected to enhance the real estate value in Cyberjaya,” he pointed out.
