Cyberjaya to get MRT connection

Nevertheless, Cyberjaya’s gross development value is expected to reach RM20 billion by 2016 from just RM11.1 billion last year.

Meanwhile, the last phase of the Cyberjaya Global Tech Hub Blueprint, which aims to turn the town into a global technology hub, will soon be submitted to Prime Minister Najib.

According to Tan Sri Dr Irwan Serigar Abdullah, Secretary-General of the Ministry of Finance: “After we have tabled and finalised the report, then we will present it to the Prime Minister, hopefully very soon. We are now getting feedback and input from stakeholders and government entities,”

At present, Cyberjaya houses about 800 ICT and non-ICT companies, including two colleges, four universities, eight banks, 40 MNCs, 486 MSC firms. And by 2016, the town is projected to have a population of 100,000.

Cyberjaya is rarely described as a “happening” place or hangout.

This perception is slowly changing as more multinational corporations (MNCs) move in, especially those in the information technology industry.

The large student community from Lim Kok Wing University of Creative Technology and Multimedia University (MMU) is also helping it shed this image.

It has also become an entertainment hub for people living in the surrounding areas of Putrajaya, Puchong and Dengkil.

A cafe culture has also sprung up in Cyberjaya to cater to this growing crowd.

Some of the notable ones are It’s A Grind, Monjo and Chubbies Cafe.

It’s A Grind

One can tell that the people behind It’s A Grind are passionate about coffee.

Priding themselves on “barista-crafted, espresso-based beverages”, the Californian franchise is the company’s first international outlet outside of the United States.

Starting off as a family-run business in 1994, the brand has grown in presence all over the US.

In Malaysia, the Cyberjaya restaurant recently celebrated its first anniversary, while another opened in SS15 Subang Jaya last December.

“We offer a laid-back atmosphere, with retro and bohemian influences,” said It’s A Grind Malaysia general manager Darren Mah.

“With our roots in California, we pay tribute to the ‘surfer’ culture that started in the 1960s that is still popular today,” he added.

Coffee beans from Central and South America are roasted in America before being flown here.

They also carry single origin beans from Kenya, Tanzania and Ethiopia.

Its ice-blended drinks are popular, with quirky names like Funky Monkey (ice-blended chocolate, peanut butter and banana), and Nutty Cookie Gnar Gnar (Oreo, chocolate, peanut butter and espresso blend).

Operations manager Zaid Zawawi, a trained barista with over eight years of experience explained that they used Gibraltar naked porta filters to make their coffee.

These come without a spout, which means that the liquid is pressed directly into the cup during tamping, resulting in less resistance and more flavour.

“We really focus on training our staff to be able to make good coffee,” said Zaid.

Tamping requires specific skills as the barista needs to know how much pressure to apply, and the taste may vary according to individuals.

“We cater mainly to the multi-national corporations (MNCs) around the area during lunch, and the student crowd for dinner,” said Mah.

It’s a Grind is located at G03, Prima 11, Blok 3545, Jalan Teknokrat 6, 63000 Cyberjaya.

Monjo

Decor and concept play a huge part at Monjo, a year-old venue at Shaftsbury Square, Cyberjaya.

Patrons are reminded of an European metro station with tiled decor, a large common table, individual booths and comfy seats.

Even the counter has signages resembling a train platform.

The name Monjo is a combination of ‘metropolitan station’ and ‘cup of Joe’, said founder and managing director Ray Ng who was inspired to set up a subway-themed cafe from his travels around Europe.

“A metro station is where people meet, mingle and chill out, something we want patrons to feel when they come here,” said Ng, adding that he was inspired by how dynamic the environment was in a subway station during his travels.

Adding a touch of uniqueness is the custom-made furniture, such as paint drum lids converted into table tops.

This is Ng’s first outlet in Shaftsbury Square, with another at Shaftsbury Residence, Cyberjaya.

He stressed that location was important when opening a business.

“If you don’t get a prime area, it’s not going to work,” he said, adding there was a lot of potential in Cyberjaya.

One of their hot-selling items is the Hot Chocolate, made from Marou Chocolate sourced from Vietnam. Instead of chocolate powder, the drink is made by melting chocolate bars. It is low-fat and customers can adjust the sweetness according to the percentage of cocoa.

His partner runs an egg farm, so Ng is confident that they are able to whip up fresh, high quality eggs to customers.

There are also bite-sized treats such as the Monjo cookies and espresso biscotti.

Monjo is located at P5-11 Shaftsbury Square, Persiaran Multimedia, Cyber 6, Cyberjaya.

Chubbies Cafe

Running a cafe has always been the dream of school friends, Natalie Woon and Stephie Gay.

The 25-year-olds were involved in different fields before they decided it was time to realise their passion.

The European-inspired cafe has a homely feel, with scenes of Paris and London on the wallpaper, comfy cushions and even a small swing seat in the outdoor area.

One thing that attracts customers is the beautiful coffee art. Woon and Gay are self-taught in the art of coffee making.

“We use Musetti mi Robusta and Arabica beans,” said Gay, adding that popular drinks include the cappucino, latte, mocha, and matcha (green tea) latte.

There is also the Chubbfrappe, an ice-bleded mix of berries and passion fruit.

When it comes to food, the pair believes in serving fresh, home-cooked food.

As for the quirky name, Gay said it was because both her and Woon were foodies and this was reflected in their appearance.

“We’re both a little chubby, so Chubbies felt like a good name,” she said.

Chubbies Cafe is located at P3-21, Shaftsbury Square, Persiaran Multimedia, 63000 Cyberjaya.

PUTRAJAYA 20 Ogos - Putrajaya Sentral dicadangkan menjadi perhentian untuk jajaran kedua Transit Aliran Massa (MRT) supaya terminal pengangkutan itu boleh memainkan peranan untuk memacu pembangunan di Cyberjaya yang terletak berhampiran.

Pengerusi Cyberview Sdn. Bhd. (Cyberview), Tan Sri Dr. Mohd. Irwan Serigar Abdullah berkata, rancangan pihaknya adalah supaya sebuah walkalator sepanjang 400 meter dibina bagi menghubungkan Putrajaya Sentral dengan Pusat Bandar Cyberjaya (CCC), bandar yang bakal menjadi mercu tanda baharu Cyberjaya.

Beliau berkata, penempatan stesen MRT dan Kereta Api Berkelajuan Tinggi (HSR) di Putrajaya Sentral akan menjadikan terminal itu sebagai hab pengangkutan seperti KL Sentral di ibu negara.

"Keputusan mengenai stesen MRT bergantung kepada kos dan kajian oleh Suruhanjaya Pengangkutan Awam Darat (SPAD), tetapi kami meminta supaya jajaran kedua MRT meliputi Putrajaya Sentral supaya kemudahan pengangkutan ini dapat dihubungkan dengan Cyberjaya.

"Kajian yang dijalankan sebelum ini mendapati adalah lebih sesuai untuk Cyberjaya berkongsi hab pengangkutan di Putrajaya Sentral, keadaan ini bermakna kita tidak memerlukan jajaran khusus untuk Cyberjaya," katanya kepada pemberita selepas menghadiri majlis pengenalan Pelan Pembangunan Hab Teknologi Global Cyberjaya di Kementerian Kewangan di sini hari ini.

Walaupun jajaran kedua MRT dijangka meliputi Putrajaya, namun lokasi stesen tersebut di Pusat Pentadbiran Kerajaan Persekutuan belum diputuskan.

Cyberview sebelum ini telah mengumumkan pembinaan CCC di tanah seluas 56 hektar. Projek dengan nilai pembangunan kasar (GDV) RM9 bilion tersebut akan memakan masa antara lapan hingga 15 tahun.

Sementara itu. Mohd. Irwan berkata, Cyberview telah memutuskan supaya baki 121 hektar tanah yang ada tidak dijual kepada pemaju tetapi akan dibangunkan melalui pendekatan usaha sama.

"Ini bertujuan memastikan kemampanan Cyberview selain membolehkan kita menentukan rekaan bangunan dan jenis pembangunan dijalankan, pemaju yang bekerjasama dengan kita pula akan terlibat dalam pembinaan," katanya.

Dalam pada itu, Pengarah Urusan Cyberview, Faris Yahaya menjelaskan, sebahagian daripada 121 hektar tanah yang belum dijual telah dikenal pasti untuk pembangunan CCC dan projek perumahan.

"Keadaan ini bermakna hanya terdapat kira-kira 28 hektar tanah di Cyberjaya yang belum dijual kepada pemaju atau belum dikenal pasti jenis pembangunannya," katanya.

Tambahnya, Cyberjaya secara keseluruhan mempunyai keluasan tanah menghampiri 2,832 hektar dengan separuh daripadanya disimpan untuk kemudahan infrastruktur, kawasan hijau dan kawasan takungan air manakala bakinya iaitu kira-kira 1,376 hektar bertujuan untuk pembangunan.

"Terdapat kira-kira 607 hektar tanah yang belum dibangunkan, ia termasuk tanah yang sudah dijual tetapi belum dibangunkan pemaju.

"Cabaran kita ialah memastikan pembangunan yang mengambil tempat pada masa depan tidak tertumpu kepada hartanah semata-mata, ekosistem Cyberjaya sebagai hab teknologi perlu dipenuhi," katanya.

CYBERJAYA will be transformed into a global technology hub with a new blueprint comprising a new Cyberjaya City Centre development. It will have a gross development value of RM9 billion when it is completed between eight and 15 years from now.

Finance Ministry secretary-general Tan Sri Irwan Serigar Abdullah said this is part of the government’s plan to revitalise the originally envisioned information and communications technology (ICT) hub, when it was launched in 1996.

Speaking to reporters after chairing a meeting on the “Blueprint for Elevating Cyberjaya to a Global Tech Hub” here, yesterday, Irwan Serigar said the Cyberjaya Global Tech Hub Blueprint, which is currently receiving feedback and input from stakeholders and government entities, will be presented to Prime Minister Datuk Seri Najib Razak.

Irwan Serigar, who is also Cyberview Sdn Bhd chairman, said an array of projects, flanking the rejuvenated cyber city, will also be developed.

He said there will be focus on affordable housing with PR1MA houses, a 500-bed public hospital, a new mosque scheduled to open in January and also a “400m walkalator” connecting Cyberjaya to the proposed MRT link at Putrajaya Sentral.

State-owned Cyberview is the land owner of Cyberjaya and manager of the new CyberJaya City Centre initiative. Setia Haruman Sd Bhd is said to be responsible for overseeing the overall development work as Cyberjaya’s master developer.

Also present at the media briefing was Cyberview managing director Faris Yahaya, who said Cyberview has revised its policies and has stopped selling land since Irwan Serigar joined its board of directors in November 2012.

The new mantra for the firm is to co-develop land, and the new mandate is to move from being a real es-tate player to a technology player.

“The premise of the policy-change is to ensure the sustainability of the company. The new business model for Cyberview is to do joint ventures because we don’t want to lose the land and we have to be more strategic in our approach,” he said.

Faris said Cyberjaya City Centre, which is key to the new Cyberjaya masterplan, will benefit greatly from the proposed high-speed rail (HSR) and MRT line which will pass through neighbouring Putrajaya Central. The elevated walkalator, he said, will be able to house shops and commercial outlets.

Prior to the new masterplan for Cyberjaya, Cyberview’s board of directors discussed the need for a new mandate for the ICT hub last December. Following that, the company engaged Roland Burger Strategy Consultants, a Germany-based global strategy consulting firm, in April this year to conduct a 10-week study and come up with the blueprint for a new masterplan for Cyberjaya.

Cyberview’s board is scheduled to sit again in September to view the proposal and upon approval, will be forwarded to the Economic Council under the Economic Planning Unit at the Prime Minister’s Department for the green light.

Roland Burger’s recommendations to give Cyberjaya a competitive edge include focusing on five ICT areas, namely information security, creative content, mobile Internet, cloud computing, big data analytics and four non-ICT sectors: green technology, biotechnology, wearable technology and smart grid technology.

Convenience is relative. I prefer to be near to cj cbd, dpulze mall, pangea mall and all shoplots nearby there for makan, daily needs etc. Some may not be there now. But in future, thats the growth area. Also Seg interchange to mex ll cut short the journey n distance to mex. Having said that, everyone has their own preference. Above jus mine only.

Ccc is the future cbj. Thus gr got the advantage. To access mex, gr got the same connecting. Rather via mex to set and to gr, do not vary a lot. In fact with good n wide highway, it doesn't matter whether u in set or gr. But then, if u want second option to KL, then gr will be the better location

i drove to GR, Symphony Hill and Eco Glades 2 weeks back to assess the accessibility between these 3 areas. I found GR has more convenient in terms accessibility. It 's just opposite to Cyberjaya City Centre and going to Putrajaya IOI City Mall is just within 5 minute as it sits the edge between Cyberjaya and Putrajaya. Going to KL, Puchong and Seri Kembangan are also easy.

As an investment location, Cyberjaya has always been a controversial topic among property investors due to its past, especially during the 1997 Asian Financial Crisis, when the government was forced to take over Cyberview Sdn Bhd, the entity spearheading the smart city’s development.

However, investors who are bullish on Cyberjaya’s property market appear to have outnumbered the naysayers thanks to various factors.

First, the presence of 38 multinational companies (MNCs), 490 MSC Malaysia status firms and 790 other companies in the area proves that the city has the potential to become a lucrative investment destination.

Forming a key part of Malaysia’s Multimedia Super Corridor, investments in the area has also reached RM11.07 billion in 2013 alone, bringing the total to RM35 billion since its founding in 1997.

In addition, Cyberjaya’s existing population is forecasted to double to 100,000 by 2016, and its crime rate is very low, given that it’s the first Malaysian city to have integrated citywide closed circuit television (CCTV) cameras.

Malaysia’s so called 'Silicon Valley' also has one of the most complete transportation systems in entire country. In fact, it’s just a 20-minute drive from KLIA, LCCT and the Kuala Lumpur City Centre.


It also has direct access to other major towns in Klang Valley via Maju Expressway (MEX), North South Expressway (NSE), North Klang Valley Expressway (NKVE), South Klang Valley Expressway (SKVE), Damansara-Puchong Expressway/LDP (DPE) and North South Express Centre Link (ELITE Highway).

Knowledge workers in Cyberjaya also enjoy a dedicated bus/shuttle service (DTS) that ferries them from Klang, Gombak, Kepong, Seremban and Klang Valley. The bus routes and schedule are posted at this portal (http://www.cyberjaya.name/dts.htm#), while the bus movements are tracked near real-time by GPS and GPRS. Overall, it serves seven routes 24 hours a day, and it charges each costumer RM213 per month.

But the fastest way to reach Kuala Lumpur CBD (KL Sentral) from KLIA is via the Express Rail Link (ERL). With only three stops, this high speed train service (160km/h) has a stop in Cyberjaya which operates at 15 to 20 minutes interval.

In addition, Cyberjaya’s transport system will see further upgrades. For instance, MEX will be linked with Sri Kembangan in the near future, while the Cyberjaya’s southern part will be connected to Putrajaya’s upcoming Monorail extension. The 58km MRT line from Selayang to Putrajaya will also end at the Cyberjaya/Putrajaya ERL station.

Aside from that, over 100,000 residential units are in the pipeline, including the RM500 million affordable housing project there. The government will also set-up an affordable housing zone, while Cyberjaya’s master developer Setia Haruman Sdn Bhd will deliver 2,500 low-cost units.

This will not only attract more residents and business, but also address Cyberjaya’s previous de-population problem. In 2005, the area was nearly deserted at night due to a limited choice in housing.

In terms of luxury residences, there are about 500 existing landed properties in Cyberjaya, including the recently completed Summer Glades and the initial phases at Garden Residence.

Although the number is somewhat acceptable, an estimated 2,000 units will enter the market in the next three to five years. Main project contributors include Setia EcoGlades, Symphony Hills and Garden Residence.

In terms of commercial real estate, Cyberjaya has seen a plethora of launches with more to come. They include Skypark Mall, The Place, Glomac Cyberjaya, Shaftsbury retails, Vita Courtyard Plaza, CyberSquare Retails, Garden Plaza Retails, Centrus Shopping Mall, Gem’In Mall - Mutiara Ville and the six- storey hypermarket Star Central.

There is also the Pangaea Shopping Mall called Gallery, the D’ Pulze Mercato Shopping Mall (370,000 sq ft), Eminent Ace’s Shopping and Street Mall, along with a planned Commercial Mall at Setia EcoGlades.


The city will also see a host of hospitality venues such Tune Hotel and D’Pulze by Ascott, plus Meetings, Incentives, Conferences & Exhibitions (MICE) facilities in Skypark, Pangaea, Glomac Cyberjaya and Star Central Phase IV.

Last but not the least, the Cyberjaya City Central project is envisioned to become a massive project of international calibre.

With all these developments, Cyberjaya has all the signs of an emerging property hotspot: It’s a leading edge multimedia centre that can attract world-class knowledge workers. It has state-of-the-art integrated infrastructure and IT system. Lastly, it has efficient transportation systems.

In simple words, Cyberjaya is a goldmine that has yet to be completely tapped. So strike the market while it’s still sizzling hot.
