Valuation can't reach Rm1million. Banker here. The market price is agent price whereby few agent hold so many units.

that 1.15 is owner's asking price.. i didn't mark up at all.. and what for do i have to mark up ?

i went there once only, last month, occupancy rate still low, less than 50%, well that's one month plus ago

yes quite slow actually..
1 mil is a lot for a 2sty superlink..

i'm not so sure about launch price, i wasn't into cyberjaya last time
propwall shows >850k..
starproperty shows>600k

idk which one to trust LOL

of course as owners they wanna sell as high as possible..
but still need to follow bank value.. which many of them don't

ya lur.. try other properties, below 750k still very hot, many demands best is 500k even old still can sell..

mid-range still have the best demand
areas like puchong, usj, klang still can find many properties 750k and below

Who is willing to let go Garden Residence 2 Storey Superlink within the range of RM700k+? If anyone manage to sell around this price, will pay in full amount $$$.

If not, do PM me your best honest price, i might consider but does not guarantee full amount payment one shot lol..

even the last phase the price was over 800k

still remember the price can be changed few times within a week...tat y din really like Mah Sin...they r too greedy...

Is it sell-able mou for double storey at RM1mil?

I think 7++ to 8++k is more sensible for double storey.

Haha..i believe sure some got it cheaper than RM800k for the first phase..Probably those manage to secure some units by being Mah Sing employee or pre-launched or etc...Lol..

If not, guess i will wait then...Believe sooner or later someone will let it go at cheaper price when the market is bad and other reason hmm.gif
