Bigger built up more worth it psf-wise. For example, level 17 selling 669,800 for 1248 sf, that's 545 psf.

Based on the little that I know in the recent event at IOI mall they offer some discount to IOI privilege card holders. Not sure if it is valid for this prop.

Construction still haven't reach 80%.

The interest bearing scheme is expiring soon.

Buyers have to start bearing their own interest payment to the bank.

If they VP according to 3.5 year agreement, it will be december 2015. Maybe to pay for loan interest at least 1 year or more. Loan interest is heaviest as it gets closer to VP, so IOI's DIBS scheme is almost nothing.

If not mistaken it's expiring in the middle of the Sept month. So the interest will be pro-rated ? A portion will still go to developer ?

Is it possible to start dumping money into the loan ( before it is fully disbursed ) to reduce interest since the DIBS has expired ?

Something is not able to tally.

The progress letter showed with architect signature is right up to internal plastering, but the bank statement showed less than that has been disbursed.

The next progress is about the sewage, and the roads will be expected to be sometime in the future, pending completion of other units. Not so soon.

Anyway for now, the interest incurred is still minimal.

By contract, they are allowed to deliver upto the maximum time stipulated in the contract.

However, the sales lady maybe giving an estimate based on the current construction progress.

You got different answers because they are talking about different things.

Yes at least for my bank the officer said I could do it and it will offset the loan interest.

Can't say about other banks.

Had a chance to look at the inside of skypod.

Actually what's inside is not so bad. Ceiling is high for sure. Paint work looks good. Bathrooms furnishing reasonable. All the door handles, window handles etc smaller accessories I am ok with the quality as when you hold them if feels solid and heavy. The cheapest quality is the kitchen sink.

Equipped with a digital door, I guess that's the highest tech freebie included.

The inside is definitely much better than outside. smile.gif

The glass walled gym, the swimming pool layout and design, the walk way, the lobby etc. High ceiling for most of the common facilities. I won't say is extremely high class but definitely not budget hotel style. wink.gif
