Hmm, I think plenty units were less than RM 300k especially for Block C, earliest to launched back then and first batch pool buyers gotten 5-7% discount instead of 3% discount for public.

My fren bought his 1205 sq ft unit, high floor, forgot Block A or C, at RM 290k before 3% discount.

I think got, but not many. Some willing to sell their renovated units to upgrade their homes, given that they can cash back a lot if to sell now and put all into their dream landed or penthouse.

Yes, LRT starts operating 31st Oct, a moment ago, the final stop of Phase 1 is Station 4 via GIANT @ Bdr Kinrara, therefore definitely it will bypass Zest's station 3.

Station 1 is Bkt OUG Awan Besar Station
Station 2 is PPR Muhibbah area, quite close to above station
Station 3 is Alam Sutera Station, but BK9 or Zest residents can walk nearer than Alam Sutera folks.

anyone tried to walk from zest to lrt station ?
from what i seen during driving it seem walking will take up to 15-20 minutes ? if under hot sun doh.gif

Dont use googlemap or GPS.

If walk, from Zest guardhouse towards Station 3 is just about 10 min or probably 700-800 metres, but better walking path is thru Zest Point-Caltex and subsequently Station 3, bcz less hot in such weather.

If driving from Zest, we only can turn out vehicle to left towards Puchong ( while LRT Station 3 is on ur right side ) so, if driving the nearest station is Station 4 at Giant Kinrara ( approximately 2-3 min ) bcz if u drive to Station 3, u needed a big turn, inconvenience.

True.

But last time, a RM 200k plus property only took us about RM 1k stg monthly installments and back then we are up to 40 years loan tenure.

Like Twin Kor, I am also happy I manage to hold 6 years and some of mine were flipped upon 5 years expiry for next venture.

Since 2011-12, is different, most highrises price also RM 450-500k min, and a lot higher for under con projects, therefore monthly installment around RM 2k plus to RM 3k. Not easy to hold bcz market demand is limited.

Now, worsen. Any purchased since 2014-15, cheap cheap also RM 2.5k per month onwards, if me, I really unable to hold more than a year. Thats approximately RM 25k interest gone in a year and if property appreciation kenot jump > 25k a year, its an opportunity lost.

Zest consider very liquid. Upon VP in 2012, the price jumped from RM 400k ( weeks before VP ) to RM 440-450k upon VP and jumped RM 475k in another month. Fast forward now, 3 yrs plus after VP, a vacant unit can easily sold around RM 590-600k.

My renovated f/f unit initially for let but got offer of RM 650k bcz other units asking higher. I still believe it is not easy to breach more than RM 700k next year unless renovated unit.
