Saw a big poster of this development at the Iproperty Property Fair at MV just now. Looks exciting but apparently not cheap. Price starts at 600 psf onwards, size starts at 700sf. Anyone has more information about this project?

Didn't manage to gather much from SA. Only thing it seemed they have revised the number of stores from close to 40 storeys to about 30 storeys. Smallest unit is studio about 700sf largest is duplex about 3000sf. Price expected to start from 600 psf upwards.

I managed to get info on DMBC4 at MidValley expo about a month ago. Details:

- smallest studio 720 sqft
- indicative price RM480k before discount
- not sure about furnishing provided
- she showed the proposed 720 sqft layout from her iPad
- location is on the backside near to the hills

Sime Darby Property in tie-up


PETALING JAYA: Sime Darby Property and CapitaMalls Asia Ltd have entered into a conditional agreement to form a 50:50 joint venture to develop a shopping mall on a freehold site in Taman Melawati, Kuala Lumpur, at a cost of about RM500mil.

The site had an area of about 242,000 sq ft and is the last sizeable plot of commercial land in the township, the companies said in a joint statement to Bursa Malaysia.

Both companies will develop the shopping mall with a total net lettable area of about 635,000 sq ft on the site. The mall is expected to be completed by 2016.

Nope.. i went to Sime Darby office at Melawati early this week...
The sales person told me VEO price starting from 600-700 psqft.

From the model layout, its just behind Quarza. Theres medium size Boutique Mall next to Quarza.
The sales person told me, there's propose plan to link Veo direct to Quarza mall via a bridge.
Yeah.. he also said, PV Melawati also just opposite road, price expected to go up also.

That is what Sime Darby sales guy told me at Sime Darby Melawati sales office .
Price might goes up later as usual. brows.gif

Theres alot other future plan nearby Quarze surrounding area.. more condos and townhouses, etcs..

Quarza - Veo
Montana - Forest reserved.
3 Residen - Bkt Tambun
Casa Rimba.

Its like a whole stretch of luxury condos, shopping mall, offices, bungalows and 3 storey houses along MRR2..

Seems like a good location for investment and own stay. thumbup.gif

Current apartment not enuf to fit my "upcoming" baby girl.. that's why need to get a new hse.

IJM sold their foundation arm (if not mistaken)... heard they using spun pile foundation.. so should be awarded to G-Pile Sdn Bhd

Accumulative less than RM200?? i paying RM170 every months ler... so yours so less 1??

There probably will be DIBS but no early bird discounts.

So, normally say RM650psf is for 3255sqft, 750sqft minimum could be like RM750psf~800psf, can it be?

Ok thanks. Well depends la if the smallest one is quiet around 400-500 still OK for me (but i think the price lagi tinggi, he he)

But this one is in Melawati. Most expats love to stay around KLCC like Troika as it's a walking distance (some more nearby with clubs) - I think got issues with transportation lah, because i am planning to rent out actually.

The nearest is Gombak LRT located across MRR2. However it's impossible to cross MRR2 unless they build an pedestrian overhead bridge & even so you will have to walk quite a distance to reach the station.

hard to compare Veo with PV lah. different category by a mile.
comparable project should be SD's nearby project (cannot recall the name. low density just a stone throw away).
riana green east and the upcoming saville lah. or 20 trees apartments.
i would not take gaya as comparable projects also.

maybe is too high for me.. i'm looking for new project which RM700-900k for at least 3 rooms... went to see foresta still consider ...( like near to forest/green )

Don't you think this price is a bit pricey?

For this price which is RM650 per square feet (the smallest size is 745, studio) should be about RM484k. Very small?

(484 * 0.9) + (484 * 5%) = RM456k / 25 years / 12 months = RM1500 monthly

For the next size (2 rooms) should be double lah.

They have:

2 rooms - 1465
3 rooms - 2235
duplex - 2925 & 3255

Expensive? Hurm...

come with kitchen cabinet ( high quality ) air con and wardrobe ( walk in for 1400 )

if 900K still consider ok.. but 10-18floor sure around 1mil d ..

Tower A nearer to main road n Quarza...extra 10% for kitchen cab/wardrobe abt RM50K+ seems too expensive .

but there's a town apartment miniature model next to the veo, in the desa melawati township planning. Have asked them but that is not soon...perhaps that would cater most of the majority here...

I went there yesterday, get the latest promotional flyers abt free SPA legal fees + 1st 100 that sign SPA within 21 days get free MOT.
Nothing mention abt the 5% discount for public...

5% discount is for staff purchase units.

i went last month, they do mention have 3% discount.
their balcony super big.. abit waste of space for type 2bed room

for 1st 100 purchaser actually quite good deal..
but still have to take out RM60-70k in-order to book the 2 bed room unit (RM900k+ )


latest update : no early bird discount.... only the 1st 100 have those mention offer

Now everywhere got leftover units from developer at this price range + tons of goodies + DIBS. SD so confident meh?

From the design, i can see it is for a very niche group of rich people who want to have spacious suburban living area. 750ft studio 1400ft 2 room, someone need to renovate kao kao if extra room is needed.

Only those directors and VIPs get the early option to choose their preferred units..
Public only can buy on soft launch day...base on 1st come 1st serve.. unless u have good contacts with SD high lvl staff..

SD staff called me this morning.. ask to buy. Said if buy now cheaper... later block A price will up more...

the layout for 2 bed room cant be renovated to get extra room.. but now the latest layout with laundry area.. but the balcony really so so big.. even can put 2 table tennis table there.. diff style of design.. luxury condo..

they will start giving number 8.30am this sat.. anyone interested to get this dream house.. be fast..

Studio unit have a small utility room.. dun think can fit any single bed inside also..
Unless want to sacrifice the kitchen to become room... lol.

3 rooms with dual key is nice.. but very pricey...zzzzzz

SD already priced in the future price appreciation with Quarza and their SD Melawati township plans.

No early birds and no DIBS is a very daring and bold move... shows SD very confident to get those 350 rich buyer/investors..

450k loans mthly installment + maintenance fees will comes up to about 2-2.3k+

Need to get rental abt 2.5K for studio unit 754sqft if want to invest.
For own stay.. abt RM80 a day for a luxury condo stay. brows.gif

480k unit is facing car park block.. think not many ppl will like it...
The studio unit facing swimming pool or city view start from 498k but lower floor prone to noise coz very near to swimming pool area.

8th Floor already 520k...
15th floor have sky garden but already reserved for vips/boss..
16th floor price 553K ..... rolleyes.gif

Half a million for studio units... need big pocket buyers target at young professionals.
Family unit 14xx+ sqft need at least RM1m - 1.5millions... with maintenance fees about rm600++ a month.

Our money shrink or property price soaring sky high nowdays... unsure.gif

Went there at 10.30am. I was number 55.

753sqft : from RM480,888 (it seems this price only for 1st floor) , the higher the floor the expensive the unit is. 16th floor is around 553k i think.
1447sqft : from RM925,888
and the rest i don't want to know.

Some facts about The Veo :-

- 5% bumi discount.
- Free legal & MOT for today and tomorrow only or first 100 customers.
- They opened only for Tower B. Maintenance fee is RM0.35 per sqft. If 753sqft, monthly maintenance would be RM263.55
- Every unit has a built in unit aircond, not sure how it looks like but most probably like hotels. It's centralized but every unit has the aircond controller.
- Gym, Badminton court/multipurpose hall, Tennis court, Swimming pool, BBQ place and etc.
- Got 2 skygardens at 16th floor & 2* floor.

Booked 753sqft unit on 5th floor for RM490,888. I'm bumi but didn't take the bumi price, as i want to pay minimal on cash.
I really hope it's a very good investment as i stayed in Melawati/Wangsa Maju/Keramat area since 1978.

Ur nearby neighbour comes with gbi GOLD and qlassic it seems.

Good for 4u... 5% discount is abt 25k savings.
Only need to fork out 5% d/p abt 25k.. can easily get from EPF act 2.

SD dont't give much choices of selection for buyers either small unit for abt half a millions ringgit or
bigger size unit abt rm1million which only target the niche buyers.

For investment.. studio unit quite possible but for me still abit high risk coz of its high price.
Rm500K.. no Dibs.. means additional abt rm25k interest have to add in.

The bigger size units all about RM1M++... make it even harder for investor.. unless for own stay need big pocket also and
the maintenance abt RM600.. brows.gif

Personally i prefer facing pool & city view... but extra RM18k compare to Hill view.. rolleyes.gif

Only one room with no attached bath.
The balcony is huge, takes up about 122 sf.
IMHO, SD should have utilise the sf for another bedroom or study room.
Only higher floors command a good view of KL city, ie 10th floor & above, which cost more than RM520k.
This area may takes 5 years or more to mature & need to compete with the opposite PV for rental in the future.
Larger units have nice layout, esp the duplex type but too pricey for investment in this area.
So my cheque book stayed intact in my pocket.

Actually i'm thinking of merging the utility room with the bathroom to become 2nd room and make a small bathroom.. brows.gif
But after thinking the extra cost and maybe hard 2 get approval... chg my mind..


High floor City view most likely block abit by Quarza and Block A later on
unless go for the very high floor units but those r Duplex cost a ton of bomb in da pocket.

Dont quite like the layout at all. Seems not very efficient. Btw what material is used for the separator between units in the balcony area?
And why cant the bathroom share common wall with the room? Would enlarge the bathroom substantially. And why do u need double door to the unit in the first place. Wasted so much space overall.

Veo living concept is bringing outdoor to indoor, or extending livingstyle to outdoor biggrin.gif
Their studio unit target singles or couples that prefer outdoor space than indoor.. tongue.gif

No adjoining bathroom.. more like hotel room build design...

If 2-3 rooms and 2 carpark, than its quite ok for me but nowdays all need more $$$$... rolleyes.gif

I think above 650 psf for 1st phase. I guess most ppl are buying into the concept. Melawati folks still have a soft spot for the limited land left in the area. There will be a few more phases of townhouses, villas, bungalows and a mall coming up, with reserved forest area

Theres a young guy in early 20's bought one studio unit think at lvl 7.
Another guy bought 2 studio units side by side higher floor. think its lvl 10++ for investment.

Seeing young ppl can buy half a million to 1 million++ property makes me wonder whether
young ppl earning power getting stronger nowdays or they just born rich... rolleyes.gif

There will be 2 malls boss. One in Gaya and another between veo and mrr2. This mall in front of veo was the previously planned quarza project. Apparently, there will be cold storage as a tenant. For now, the plan to build 3 blocks of service apartment on top of the mall is put on hold. Acording to sa, due to jv w capital mall hence procedure not so straight fwd. Both phases targeted to be completed at around the same time. Event on friday was quite decent. Food quite atas. Got macaroons. Haha

According to sd sales friend, the shopping mall in front of veo will be like sunway giza.
No more condo on top of the shopping mall.

3r still low ppl moving in.. most of the previous buyers r investor.
Price quite high, maintenance fees high and less facilities...

Veo still not much progress, cranes sitting on top of the cleared land

Sales launch event was ok, self service drink machine, catering from Nathalie Gourmet studio

If Rental for studio target 2k+ per month.

Capital appreciation target around 5 - 10% upon completion 3 yrs if manage to sell out

Eg// if purchase price rm500k
Dp = 50K

Appreciation by RM 25-50K

If D/P 50k put FD get 6% p.a = 3k.
3 yrs construction period = 9K


Target appreciation - FD

(25 k - 50k ) - 9k = 16k - 41k

Bigger units all about 950K++ - 2million ++.
From the sticker unit diagram... only few sold.. alot more to go.

Bank already charge 10% of loan amount.

Not sure the available units price. Price should be same as i've chk SD sa.
Heard no more DIBS, only free SPA & loan agreements for Block A.

Thought of getting another studio unit but no more DIBS makes it even more expensive..

Studio unit all sold out, the 1442sft & bigger units still have many to choose.
Most of the remaining units especially Tower A price gone up >Rm1 million++ and no more DIBS, only free kitchen cabinets for bigger size units.

Tower A also have 2 basement lvl for car park, different from Tower B where car park is located at another building behind link with covered walk way. Price 10% higher for Tower A units. sweat.gif

Veo target upper class buyers with household income 57% higher than KL standard laugh.gif
Selling price on the high side.. not many ppl can afford 2 buy.

Studio all sold out, the bigger units 1400+ sqft and dual key unit quite good sales coz favourite buy
Duplex still moving very slow.

The remaining big units 1400+ sqftprice >1million, dual key unit rm1.7 million+, duplex 2.3million ++

Buyers are Datuk, Datin, Tycoon, tauke, GLC/MNC big bosses, foreigners etcs...

Construction already started abt 20%.
Still alot ppl interested to buy studio unit but all sold out, some interested/looking to buy studio subsale offer price about 600 - 650K drool.gif pay 10% upfront and do subsale SNP...
Not sure if its true... any1 want to sell ur units ? brows.gif

When I went there this afternoon, there was one foreigner guy there also.
He already bought one Dual-key unit for his wife. RM1.7 million babe brows.gif

Also saw an old man with his son check out the dual key unit..
maybe want 2 buy for son's stay after marriage brows.gif
