I'm a buyer of block B's E type 1130 ft2 I intend to move in as soon as possible. I have two questions; 1. Technically after receive key, what else we have to wait before can actually live in the unit? Is there any permit pending e.g. DBKL or CF etc2 (this is my first time purchasing a condo) 2. I would like also to start ask around future neighbors, How many actually intend for own stay and when do you guys plan to move in.. Living just alone on the 32nd floor must be scary woh.. That's why must find geng first..

Technically any bank charge before full disbursement (which will only happen after VP) is considered progressive payment hence covered under DIBS right?
If the developer manage to get away then is a daylight extortion

Our total loan with bank should be limited to the amount stated in the LO. Anyway Give chance to developer until end of the month la I think they will settle.

Same answer given to me via phone. Is there anything in SPA which support developer action ? (I don't have mine with me) Very cunning and greedy developer; that amount also want to sapu..

The one I'm referring to is the July DIBS portion supposedly bear by developer but now they want to pay only up until 17th July - the very day architect sign off the certificate. So purchaser should pay the Interest from 18th to 31st July.
In actual fact purchaser only received the VP letter much later 1st week of August !! If everybody just keep quiet then I guess just chew this BS and move on

My wife went to our unit today, managed to meet the main con supervisor to show the defects. Based on conversation with him; - a lot of design change by the developer during construction therefore must check whether we really got what's in the spa - main con has in fact been LAD ed by the developer but they simply pass the unfinished product to purchaser ?? Both side also makan!!??
Any way the above are only sembang2 points not sure how true but enough to boil my blood!@$$@!
Giving backdated VP letter was a clear cut unethical How come the letter came out on the very same day architect sign off the certificate ? Imagine if developer save rm 1k per unit * 1000 unit is buta2 1 million extra profit
Then imagine how dare August maintenance fee also already collect??

Yes agree with amint. The appartment overall looks nice my unit also with minimal defect.
The issue is the handover to purchaser before complete. I don't know how is block A condition. But for block B definitely "feel" not completed.. Workers all over the place still fixing the unit still not handed over.. Cement and dust everywhere.. The service lift and garbage area with urine smell. I'm moving in soon.. Rumah sewa already declare to owner sept last month.. That's why la really worry and piss off

Based on L&G office, the refund check should clear 1 month after the refund request is submitted. I haven't receive mine also.

Mdookie4, what I did was I wrote a letter titled request for refund, two points in the letter; firstly I asked them to deduct the miscellaneous charges from the amount; secondly to bank in directly to my bank account with account no provided.
Then just sign off and send scanned copy to the Eliteforward. Anyway I Still could not comprehend need to request Our own money..
