However, you will hardly get prop that below RM500k nowsaday. So people will slowly feel norm to the prop at this price. |

Greater KL commercial, residential property to witness robust growth
Jul 30, 2014 Greater Kuala Lumpur’s commercial and residential property markets are expected to witness robust growth this year, while its industrial property market will likely lag behind in terms of new supply, said CBRE in its latest report. The report noted that new residential project launches – although arriving at a slower pace than in 2013 – are expected to boost the total current supply of residential properties at around 1.79 million units in Greater KL, surpassing Selangor, Putrajaya and Kuala Lumpur. “Anecdotal evidence shows that some developers have been putting on hold some projects since the beginning of the year,” it said. “But this may somehow lead to an increase in demand in the near future and further drive activity once launches resume.” Looking ahead, CBRE expects to see greater interest in both the primary and secondary residential property markets, particularly for units in good locations this year. Over at the commercial property arena, CBRE said Greater KL will likely see 3.6 million sq ft of retail and 6.1 million sq ft of new office space added to the market by year-end. The retail space additions will come from 12 malls set for completion this year such as Atria Shopping Mall, Encorp Strand Mall and IOI City Mall, while the new office space will be supported by the completion of major projects such as Menara Hap Seng 2 and IB Tower. In contrast, Greater KL’s industrial property market is expected to continue to post negligible growth in new supply this year, a trend that has been observed since 2011. For the region’s rental market, CBRE expects office space and industrial properties to see improved rates, while rates for residential and retail spaces will likely remain muted. It will be good that developer hold back launching new prop, until most prop has been digested by the market. This will be good to prop owner, but bad to new investor.
Further slowdown in residential sales next year Jul 30, 2014 Demand for residential properties is expected to fall further in Q2 2015 after the introduction of the goods & services tax (GST) on 1 April 2015, according to media reports quoting UEM Sunrise Bhd. Based on the trend seen in other countries that have imposed the GST, sales tapered off during the quarter when the tax was imposed, explained Executive Director Datuk Izzaddin Idris. As such, the company is “prepared to hold back launches if necessary”, he said. UEM is also revisiting some of its development plans amidst the challenging market environment, and it has contingency measures in place to prepare for the negative effects of the GST on the company’s future financial results. However, property players cannot pass on the higher cost to buyers for projects that are already rolled out and sold. They also cannot claim an increase in input tax, given that houses are exempt from the GST. As such, UEM foresees softer margins due to rising construction costs, but it will find ways to keep unit prices low and achieve savings throughout the organisation. Nevertheless, most developers have already taken into account the possible cost hike due to the upcoming tax, noted Izzaddin. But to ensure good sales, property players should offer affordable units of the right type, he added. my is block B and i feel worry now coz my is high floor... my friend took his in block A, bad finishing, bad wardrobe design which not same as show room, top roof garden not ready, many facility not in order. and the most bad thing i feel now is the new project on going just right infront element, how to stay? and a really bad issue when tenant consider to rent the unit.
