Depend what you want. If you are flipper or do not have holding power, I do not see you can benefit from it.
Property investment is always brighter in long term than short term.

If you just install one grille, no meat eat... so, as well they charge you expensive. I encourage you can gather more people do together, and bring down the price.

I do not like grille door, but I plan to install a semi-glossy glass door. macam ni...

Yes, the management will set a guideline for the grill door, however I do not have this guideline. Can someone get it from management office and share?

I will share the guidelines and application forms here. Feel free to use it.

You need to submit this form 7 days in advance to the management office. Also, RM1000 deposit (if major, RM3000) to the management office.

Yes, you can. But you can only put inside, not outside.

Anyway, you need to submit your reno plan to the management office for approval before you can start reno.
So, they have the right to reject your plan if they think it will violate the "House rules".

According to the "house rules", these are not allowed.
But I encourage whoever interested to do the same, we can use the same contractor and nego the price.

From the corridor, and there is about 2ft inside to the unit wooden door. That's the area I plan to make the shoe rack there. I got the quote for that around RM750.

At inside, I plan to make a storage compartment (like vacuum cleaner, ironing board, mop, box etc...) that one I got it around RM1.5k. If this one you get it RM800+, that's good price.

I made online fund transfer and e-mail them the slip.

Then call to make booking for the date and time for key collection.

Bring along the payment slip in case they presume you haven't paid.

Elements owners has learned the lesson from Elements during handover. So the Astoria is having the same greenery garden concepts which could end up the same shit like Elements. The clauses already said it is for illustration purpose only, not in the SPA, it is not their problem if they fail to deliver the exact to the brochure/model.

Pre-launched price ain't cheap. Without DIBS, buyer/investor bear the risks of paying pro-long interest payment as this developer's trend in late delivery/completion, or handover ontime but uncompleted goods.

Compare LH and FF, you should know the disadvantages of LH prop other than price is logically lower than FH prop. Overall project, it has thousands of units available upon completion, which will make you sweat while selling and renting out your prop competing among all the owners.

You may think you quickly rectify all the defects and reno, so you can rent it out ASAP before other is ready. This is so wrong, because during the rectification and renovation going on, not many people is willing to stay in this condition with a lot of workers in and out the building or your floor.

With the low booking rate, I do not think you can see the construction start before no. of % taken. So, this will not benefit the early buyer. Down the timeline, you may surprise by more and more discounts given to attract buyers, which can be even lower than your so-called "very early early-bird discount".

Own stay or investment, is a Nay-Nay to me. Pavilion-liked mall and MRT circle line are still pretty much a proposal. No concrete fact available can be found in any source.
