I think those buying KLCC View is gonna cry. I can see the Arte's site is so close to it (probably less than 50m).

Their Purchased price? Whom did you mean "their"? Arte or Elements owner?
If you mean Arte, their purchase price probably has caught up the Elements early launched price. Yes, Arte ppl already expect to see Elements resident if they purchased Ampang View, but Element resident paid premium for KLCC view and they gonna see Arte resident.
Arte resident won't cry, but Elements do.

It is a masterpiece if you see from far, but not looking at it closely.
Not only noise, probably dust, smoke and risk as well (during construction any thing could happen, this is Bolehland).
Also, probably you can watch Worldcup 2018 from the Arte neighborhood (or vice versa) and together cheer for it.

Just appreciate L&G is able to complete the project and successfully hand over to the owners. Recently I got stronger pessimistic feeling of KV condo oversupply. Most developers already over gearing their financial capability of launching few project simultaneously. Investors are also hard to flip/sell/rent their properties.

I strongly encourage buying ready sub-sale properties for own stay or investment. It is more realistic to be able to touch those your money has bought.

Don't shoot me... just tell what I feel, it is not the fact of truth.

As earlier post, expected last week of July for Tower B.
Yes, there is a FB thread for the Elements, however, it is inactive and do not know who is the administrator.
Can ask Amint kor to open a new one and invite all the owners to the group, maybe.

Then investors shouldn't even buy Arte+ Ampang hill view units as they have known they will be blocked by Elements?
As well, investors should not buy sub-sales Elements' KLCC view units as they can see the construction of Arte+ is coming? Unless they never look down blush.gif
I believe it is gonna to be the trend of "You block me, I block you" in the future development. Soon, new buildings will be even higher than KLCC, and it is nothing merit to look at it anymore.

It is soon the regulation by DBKL and Selangor all the new buildings to be named in Malay and which has to be some what related to the location.

So The Elements @ Ampang could be named Kondominium Unsur Ampang Hilir.

Yes, anything above RM500k is hardly get a good rental yield. However, you will hardly get prop that below RM500k nowsaday. So people will slowly feel norm to the prop at this price.

Greater KL commercial, residential property to witness robust growth

Greater Kuala Lumpur’s commercial and residential property markets are expected to witness robust growth this year, while its industrial property market will likely lag behind in terms of new supply, said CBRE in its latest report.

The report noted that new residential project launches – although arriving at a slower pace than in 2013 – are expected to boost the total current supply of residential properties at around 1.79 million units in Greater KL, surpassing Selangor, Putrajaya and Kuala Lumpur.

“Anecdotal evidence shows that some developers have been putting on hold some projects since the beginning of the year,” it said.

“But this may somehow lead to an increase in demand in the near future and further drive activity once launches resume.”

Looking ahead, CBRE expects to see greater interest in both the primary and secondary residential property markets, particularly for units in good locations this year.

Over at the commercial property arena, CBRE said Greater KL will likely see 3.6 million sq ft of retail and 6.1 million sq ft of new office space added to the market by year-end.

The retail space additions will come from 12 malls set for completion this year such as Atria Shopping Mall, Encorp Strand Mall and IOI City Mall, while the new office space will be supported by the completion of major projects such as Menara Hap Seng 2 and IB Tower.

In contrast, Greater KL’s industrial property market is expected to continue to post negligible growth in new supply this year, a trend that has been observed since 2011.

For the region’s rental market, CBRE expects office space and industrial properties to see improved rates, while rates for residential and retail spaces will likely remain muted.

It will be good that developer hold back launching new prop, until most prop has been digested by the market. This will be good to prop owner, but bad to new investor.

Further slowdown in residential sales next year

Demand for residential properties is expected to fall further in Q2 2015 after the introduction of the goods & services tax (GST) on 1 April 2015, according to media reports quoting UEM Sunrise Bhd.

Based on the trend seen in other countries that have imposed the GST, sales tapered off during the quarter when the tax was imposed, explained Executive Director Datuk Izzaddin Idris.

As such, the company is “prepared to hold back launches if necessary”, he said.

UEM is also revisiting some of its development plans amidst the challenging market environment, and it has contingency measures in place to prepare for the negative effects of the GST on the company’s future financial results.

However, property players cannot pass on the higher cost to buyers for projects that are already rolled out and sold. They also cannot claim an increase in input tax, given that houses are exempt from the GST.

As such, UEM foresees softer margins due to rising construction costs, but it will find ways to keep unit prices low and achieve savings throughout the organisation.

Nevertheless, most developers have already taken into account the possible cost hike due to the upcoming tax, noted Izzaddin. But to ensure good sales, property players should offer affordable units of the right type, he added.

Why the new launch price is getting higher and higher nowsaday?
Actually they are selling at the future price, which is the price at the year of completion.

Therefore, a hidden hand to the push the secondary market to another level.

Check the price of M-Suit, what was the price when it launched? It should be considerable cheaper than current new launch in the same area.
