I've received mine via courier service on 23/6/14. Paid the outstanding amount about RM2.5k (deposit for water/electricity, access cards for lift & parking, fire insurance, pro-rated quit rent, service charges plus the sinking funds for Elements for 4 months including the late penalty charge of RM67/-) direct crediting to Developer HDA Account today. Waiting for my Bank (the same place I'm working now) to release the full & final payment. Normally it takes about 1-2 weeks as Banker needs to inspect the Project/Property that the construction has been fully completed before releasing the final 12.5% to Developer / Stakeholder. Noted that the Certificate of Completion & Compliance (CCC) only for Block A as per CCC copy certified by the Architect on 16 June 2014. CCC for Block B seems still pending for final touch up I believe.

That's is for the Arte Project. Another high rise development which will block the units facing KLCC in 3 years to come.

Visited my Unit today. Under 825sq ft too. The "island" kitchen is not an issue to me. The furnishing is pretty good too- wall skirting, tiles, timber floors seems are in order. Perhaps because is mine a bit of at lower floor & they have completed them first. Just a minor problem of air-conditioner leaking in 2nd room.

Hahaha. I believe so. Mine is on the 11 Floor. My friend's at 15 floor encountered the furnishing issue too. Thank God mine just the air conditioner leaking. Advisable to switch on the air cond for about 10-15mins to see whether is there any water leaking. Overall, the lobby & the security were impressive. The access card only can access to your floor.

The lower level units seems less problem. I have few friends at lower level 11 below have no issue on the furnishing including mine at 11. Not sure the rest.

I concur with you. Can't imagine those in higher units. Pity them. As for mine. I would say 98% good. Just the dirty glasses & leaking in aircond.

Ya. I ask them to clean the glass. Don't expect us to clean them from outside. I ask them to re-polish the timber floors cz quite expensive to polish it myself as they charge based on sq feet.

Overdue interest on the VP Letter referring to the late penalty charges Developer charged you due to late loan disbursement by the Bank. The DIBS (up to June/July) is the interest you service to the bank currently absorbed/paid by the Developer on your behalf during the construction stage of your unit.

On (2)- I've collected mine yesterday. Finally the defects were rectified after 1 month plus. I've constantly visited the mgt office to put them on pressure. Phone calls were futile.

Those owners may rent out the car park but impossible to sell the car park itself without sellng together with the Unit as car park is part of the accessory parcel to your unit, developer may not consent to it. There will be an issue when strata title out as it will carry the car park accessory parcel number.
