1. K. Lumpur university
2. New era university( there is
Shuttled bus to SR) at regular intervals.

But the developer also have a few
blocks of shop lots that they modified
Into hostel.there is some joint agreement
With kl u. You can go

rent to students is not a good idea, take a long term view..people would not purchase for own stay in an area full of students..there will be very little capital and rental appreciation..

Just look at other condos which are rented to students, most of them are not doing well..

try to target working class like lecturers of the uni instead..or young families, if rally must rent to students, go for those phd or masters students, they are more matured and decent..

Saya sangat setuju dengan pendapat anda Optimus Prime.

hopefully beginning of next year will be ready, I think only after CNY

I wonder tho, why they take so much time to apply for cf. The blocks are almost finished. In fact first block has completed few months already. Is this kind of marketing for second phase?

Anyone here facing the same issue.....what should I do? They never inform me before this and suddenly want me to settle this within 14days from the letter date, failing which 10% late charges apply..........all together sum to 6k! Should this sum beared by bank?

Well I got my keys today and I have to say the quality is super disappointing, cracks on the floor tiles, windows metals have bends in them that the window doesn't close properly, several doors are chipped and cracked (lots of hammer dent marks), front door not even vanished and a huge chip at the bottom side. I have pictures of defects will post later. quality of this place is terrible for the price I paid I expect at least not recycled wood for the doors. Even door keys didn't work.

Please share the photos. I am disappointed just reading about it.

Jootat, i thought you want to stay. Why change of plan to sell it ?

Seems like every one wants to either rent or sell? Whats going on?

QUOTE(jootat @ Sep 2 2015, 10:39 AM)
I see. But our unit now is putting on sale. So can't help much. Hope other ppl here can share with you their experience if they are renting. I haven't visit the place for quite some time already. Donno how is the occupancy rate there now. If can't sell then i might consider to rent as well if the listed rental price is true.

But, just to share 1 of my personal encounter, I saw this old couple renting 1 unit for their children, I heard the rental is RM1400 per month. I donno is it 2 bedroom or 3 bedroom. That's what i can share so far.

I see. I have been to the place many times. In fact, every other day. The occupancy is positive. Many has moved in either tenant/owner. I cant say much about the rental rate, but I heard one tenant rent for rm2500 fully furnished.

oh ... no la ... initially the plan is to rent. but now changed to sell. never my intention to stay there btw smile.gif this unit is for investment. smile.gif

2500 maybe too good to be true right. There are many students too, renting about 1500-1600.
My floor is almost fully occupied. thumbup.gif

[quote=jootat,Oct 1 2015, 01:39 PM]
wow! RM2500 for a fully furnished unit is damn good wei. According to my SA, she said max RM1300 for unfurnished unit.

I went there as well 2 weeks ago, I can see at least 10 units with curtain (view from the swimming pool). Those without curtain i assumed no tenant yet.

WoW ... glad to hear that! Are you there for own stay or your unit is out for rental too? RM1500 - 1600 is it fully furnished?
*
me, for own stay. I think partly furnished.

I havent received the insurance letter yet. According to the agreement we need to pay the fire insurance, but not sure how.

Hi all,

I trust you all have received a letter from Majlis Perbandaran Kajang to tell you how much is the land of your house per year.
It mentioned:
Sesiapa yang tidak berpuashati seperti alasan-alsan yang terkandung di dalam Seksyen 142..... bolehlah membuat bantahan bertulis kepada Yang DiPertua Majlis Perbandaran Kajang.

Have anyone berbantah?
