Pay RM2k to security for house renovation

Hi to all house owner,
I've bought a double storey at Bandar Bukit Raja (sime darby property) and plan to start my renovation recently. I just find out that before you start the renovation, you have to pay RM2k (refundable) to the security office. The security office will hold the RM2k until the renovation completed. This security office is appointed by sime darby. According to them " this holding fees being impose on the renovation contractors against any damages and unclear rubbish during renovation". If Sime darby ask me to pay this amount to them, I'm still ok with that, but now they are asking me to pay to a security company that i've never heard before at all, why should i pay to someone that i don't know, what if they run away or bankrupt, how am i going to get back my refund? Besides, before I move in to my new house, all the water tap already get stolen, during that time, the security guards are there. My concern is how can i trust them. Please let me know if this is a normal scenario/procedure.

It is a common practice in apartments and condominiums. Unless your gated and guarded property has your own management office, I don't see how security company can hold on to the money.

if its sime darby then its reliable. just make sure u have proper documents n black n white.

I have the forms with me, but none of it related to sime darby, all is the security office letter head. So it's like i directly deal with this security office, nothing to do with sime darby.

my case, required to pay reno deposit directly to developer ...
is there any letter fm developer stating that security co has been appointed to collect the deposit ?

No letter from sime darby. U call sime darby, they will redirect your call to the security office directly. You should ask your contractor to pay. This prevent them to run away without cleaning rubbish our pay for any damage made by your contractor during renovation loading or unloading goods

Either way you still have to pay, they will stop you from renovation.

Are you gated community or someone from the garden setup the security? If gated community, than you could check on your agreement and see is that any info on it, alternative wrote official letter for confirmation lal...
Pay to the security may be in risk as they maybe a small company with only few local folks setup. Also the rubbush and clean up normally is duty of the Majlis if you have Renovation permit....
But security and clean up after renovation is nothing do with them except SD delegated to them...

Either way, pass the responsibility back to the contractor. He keeps the receipt and if the security company runs away, ask the contractor to handle it. Because it is the contractor's responsibility to make good of external area of the house and ensure all waste are disposed.
No risk to you.

At avira FB page 1 of the owner didnt pay the 2000.00 to the security co. But he hv to prepare a letter said he will hv d resposibility to clean up after reno
