Rmarkz...whats mean the monthly net income description? means those monthly net income with the stated amount able to loan?

Nice concept...Seem like the price abit steep... location near bukir segar?

Like the chic n modernise design concept, however this place looks ideally for own stay than invest, with this kind of pigeon hole product, I'm pretty concern on rental yield especially within this area hmm.gif (at least for me) biggrin.gif

On feng shui wise, should be good I reckon, cause my business association friends "step step high rise" after they bought their terrace house in this area.. Seriously, they are doing bloody well biggrin.gif

don say jalan loke yew. the only way out from bukit segar already jam like no one business during peak hour. You can jam from this future project down till the exit from bukit segar. at least half an hour.....

I really do not understand WHY suddenly out of nowhere a condominium like that to/can be build at this kind of places. If lowrise then ok, this one 28-31 storey....siao mehh....dunno wat our local authority doing.
from the bottom of the hill, flat, low cost, then landed property all the way, semi-d, bungalow, terrace, and suddenly POP, high rise CONDOMINIUM...

No offense to everyone, but personally Im hoping this project won't make it. If they change it to low rise max 8 floor, then at least ok abit...I lived very close to this project hence I'm looking forward for a quiet and non congested population area. If this project is successful, the area will from harmony become Che chiong Kai.

True enough. 403 units, if the parking got 800 lot, it is not sufficient. Anyone know how many carpark this project got?

Currently 2 lane road, and i believe it will be 2 lane in the future since there are not much space to wider the road. So, when people double parking at the roadside, and whoever staying after this project, will be a suffer, like me!
Not to say when going out on peak hour during morning. Now already can stuck for half an hour, after this project, 1 hours, along of the stretch downhill @ <2km? Very sad.

We don't need a high end condo at that kind of area. And if ppl bought just because of the facilities, why don't they subscribe to fitness first or whatsoever gym that provide edge swimming pool? I believed is more nicer view+ cheap!
I heard that this project used to name as dunno what tiara, and has been fully booked. But now change name? Someone know about this?

Today the showhouse half open many auntie/uncle driving harrier / bmw / audi all stopped by the side all like wanna rush in and buy like pasar malam liddat...

350K onwards means this price is smallest unit and for Bumi lot....
I think will be around 400K and above for not bumi lot... Good luck..

I don't think ppl who stay around there will buy for future generation. Resident around the area even protested for this project. But no action taken and the gov approved the project just like that because.....(p&c).

Been there.. 600 sq is not very worth if for investment due to only single room... Maintenance fee is sucking blood 33 cents... There will be 200 bucks for this small unit.. How much to rent out only able to cover the bank loan interest and monthly maintenance?

don't think it's good for rental market in that deep inside area, i think mainly buy for own stay, the most attractive is owner will only need to bring luggage when move in.

I also went there. The show unit workmanship is >.< . Dont know the workmanship in future for The Mark......

The 1166 sqft brochure layout and show unit is different especially the Master Bedroom & Master Bath. With Bathtub in brochure but show unit remove out.

What do you think? Offcoz it is difficult (Kind of impossible to me in this area)... This is why 600 sq ft units are still many available during the launch. 1.5K rental only possible for at least 2 or 3 rooms condo with size 1000 to 1200 sq feet.. Again, my 2 c nia..

saw the unit (showroom) yesterday. really like the design BUT NOT the 660 sqf unit. I think there are too many studio unit in this development. Even though it's 90% booked but will anyone willing to pay 1500 monthly for this unit. I like the 850 and especially 1100 becoz it feels nice and utilize all the space. And as for 660 unit, guest have to go through the room in order to use the toilet. :-(

Which exit you mean? Is it the Cuepacs exit or the Leisure Mall exit? I'm going to move to Awana soon so I want to understand more about this area. When I went during the weekend and non-peak hour on weekday, it seems very peaceful and has the 'hill top' feel. I have not seen people double park at the 2 laner either, mainly because the shops there are not built very close to the road I guess.

Mostly buyer concern to the environment away from busy road like Jln Cheras highway due to air pollution. The Mark located behind Ulu Langat reserved forest feel better & greenery + near KL town.

Today you feel expensive, when come to the vp 2016, you are regreted why I not buy that time.

Bear in mind, if you stay with a club house & swimming pool, will you mind outdoor environment or air polluted? Or you always stuck inside the house and not care outside environment?

Unless, you buy Soho/Apartment still paying maintainance fees, but never come out to enjoy the facilities. If true, you better buy property no clubhouse. You wasted of money to pay maintance fees but no need come out to enjoy fresher air & greenery environment.

I am not 100% sure. But I went to view a landscape very nice no air pollution that skip from a main highway. For 618sft, the second block price has surely increased slightly vs the first block. During launch in 2012, first block low floor units can get below RM350k nett price with 7% rebate

However for first block, the 2 rooms units were the fastest selling and since not many such units compared to the 618 sf

In 2012, this price for this location seems high but now with all the launches in nearby location exceeding this it's upto u to judge its potential especially since fully furnished and u can straight away rent out upon vp though no differentiation since all units are same renovation

This project cover under HDA? Expected date of completion in Dec 2015 (not estimate) is stated in the brochure. How is the progress now? Do they able to VP on time? If this isn't cover under HDA, then they can slow slow build lo..no need to pay the penalty to those purchaser.

The same line will pass by Bukit Segar and to Sungai Long

Wouldn't say it is isolated as it is 5 to 10 mins drive to/from leisure mall. The only issue is only one access road

These pics are the progress so far, gt it from the sales person. According to him the progress is not that fast as there're complaints from surrounding residents, and they're told not to do any construction work during night time. They are still appealing for this...

No DIBS, yea many ppl are saying the progress is slow...

My loan gt approved, I'm signing S&P soon.

I don't know bout others, but I personally like this place, at least it will be partially furnished and with reserved forest, good place for stay

yea, i used to stay in segar perdana too. From the Mark to leisure mall/ kajang highway, really 1 way out (but only about 1km drive), otherwise you'll have to go to segar perdana, econsave side and go out through the markas police near the cheras central mall

The best selling point i think is the reserved forest, a retreat place from hazing city, fresh air~

I have 3 units here... (family one) and one for my own stay...

Btw.. there's confirmed no high tension wires passing by there because the main ones are passing through bukit hartamas instead to balakong area... (Already Up)

You can see it clearly from connaught highway..

According to the website.. the completion date should be end next year 2015 but the progress is slower then turtle...

And a bit good news... the road down there where the forest reserve there has been expanded into 2 lanes now into both sides..

Hope this clears up the traffic during peak hours..

As per marketing brochure, completion date is Dec 2015...1.5 years to go, can complete?

Parking is underground or elevated?

There are 10 shops and 36 offices...and facilities is on level 8 and 9

I passed by there 4th August, Monday and these are the things I notice:

1) Roads are widen to two lanes, especially the jln pearsiaran lemak, before going up to hill
2) Bukit Segar Business Centre (shoplots opposite the mark) are opened with more retails, paparich, cosway pharmacy, 99 mart, laundry shop etc
3) A Bus Stop right opposite The Mark
4) Canary Residence @ Cheras Hartamas, which is slightly lower than where The Mark is, they've almost completed the construction, I think maybe can get CCC by end of this year?

The mark will supply centralized water heater or buyers have to install individual water heater?

They are progressing, but impossible to complete in this year or next.

They have completed the shops and car park, and I think maybe reach facility level.

It needs another 2 years to complete, mid 2017 if you re lucky.

i had viewed it Apr 2015. the spacious SOHO is attractive to me (as most SOHO i seen also very pack)
since im cheras ppl so location for me is good as well. the facilities is nice.

However i no plan to move out so early and the agent said will be complete early of 2016.

But befroe this i jz booked for Cube One South, and these few weks i keep struggling between the mark or cube.
If one south will be easily rent out bcos MRT n good location and no downpayment required, only pay 3yrs later.
But its abit too small (449sft) as compare to the mark, also higher density and worry will too noisy.

That place is already freaking jam during rush hour. Bear in mind that whole stretch of 1km is residential area, now add on the residents of this property lol
Normally BSJ area itself during rush hour can stuck for half an hour. When its being occupied, gonna be 1 hour lol

I suggest all buyers here don't do stupid things try to sue or complaint whatsoever here. At least the building is coming up bit by bit. Don't force him by completely stop the entire project. Let them finish 1st only talk about LAD.

yaaa if sue the developer company just declare bankrupt, then buyer in the end lose because the company bankrupt but not them bankrupt. haha bankrupt also got loop hole punya, they still freely with loads of money just only company 0 money. haha so they less one burden "the mark" , and they are more than willing to be happy.

the only reason why the are not declaring bankruptcy is because want to maintain their reputation at the moment thats what it seems..

I once remember seeing its developer's office at Bangunan McCoba around the Thean Hou temple area a long time ago. Could've moved out a few months back as I did not see it anymore (unless I remember wrongly?).

Wonder why no white knight come to rescue this project. Or this developer still believes that it can complete the project at a snail's pace? hmm.gif

its not cheap to the buyers also when they selling that time... interest should be painful... but the location is just okok only la... white knight not interested... haha... build a brand new one have better margin than continue shit of previous developer... haha

So owner have to pay above 1k at least every month for nothing, until some hero without cape take over this project and finish it off. Pretty sure many will forfeit their payment to bank and fock up their credit score thus affect them on their next purchase, as well as orealdy taken out one slot for residential unit. Not easy to buy property nowadays uh.

Heck the shoplots in front of this project is from the same developer as well. Last time also paused in the midst of completion, then all buyers chip in the remaining funds needed to complete the project. Heard that shoplot was from the father, then this is by using his son's name. So yeah, its a waste none the less despite how near it is to completion.

Did come across this project sometime early last year, but didn't really research it in-depth at that time. I only bumped into one staff from the developer at some iproperty expo at MidValley a few months later promoting some affordable housing project (can't recall if its a RUMAHW1P or some private project) and he mentioned that it is nearly sold out dy. Left a handful of units.

He gave me his business card and I forgot to follow up with him. Now after reading the feedback here and a report from the Star where a handful of owners are protesting against the developer for continuously delaying the project's completion, you can say that its a stroke of luck that I forgot all about it.

Was told countless times if a project is built for at least 50%, then developer won't abandon the project.. What's the reason in this case? The payment is scheduled according to progress which means the developer cannot easily songlap the moneay and simply gulung tikar. So what's the reason for abandoning?

M101 Bukit Bintang is another case. Over 50% completion yet abandoned. Why??

Most of the time the progressive payment claim were by developer friendly parties thus still possible despite work billed per schedule stages, my own previous experience with Talam project which fortunately rescued and completed although after waiting for almost 10 yrs from original completion date
