Since that's what most of us are looking into

I've already somewhat concluded mall would struggle and fail to provide a USP

MRT might still, provided the station is still there and not chopped

Don't understand the owners of these lelong brand new units at all. Can't they just rent it out first though the rental is unable to cover the full installment? Just need to subsidize like 30% or so the max. Sigh! doh.gif

If you look at single scenario...yes why the owner never did any further to help himself out....


But this could be his 3 or 4 or 5 lelong units.

Also if you have multiple newly vped units. . . You will try to save the better ones ....no eye see on the more inferior ones.

MCT macam take boleh. Retail lots there no eye sees. Need to wait mrt up first...owners need to hold x 3

Hi im considering the duplex unit or 1 bedroom 2 Bathroom unit for future investment. Will this be a good desicion? Im quiet tempted abt the potential that mrt might bring to this place but at the same time worried about the oversupply of residential units at cyberjaya. Can you guys assist me to make decision?

Need to have more info:
Buy price =
Rental price =
Other related costs = legal fees (if buy from subsale), stamp duty, furnishing cost maybe nil (coz i guess unit already come full furnish here).

Taking the above lelong unit (746sqft, 1 bedroom unit) as example.
Winning price = 300k
Rental price = RM1000
Other related cost = 15k (5% of the winning price)

Yield = (RM1000X12)/(300k+15k) = 3.8%

As long as you have holding power until the MRT is ready and the economy recovers a little.

duplex unit got lelong so far?

how this compare to The Place nearby?

i checked iproperty, subsale duplex unit for the place only from 238k - 250k. Seem like not increase much
