It is a great one........many of them bought this unit.

The developer is a listed company at main board KLSE.

So do you think is it realiable or not leh? better than those unknown developer out there.

Confirm 20 yrs in this line.

So your sales person is Ms.Lim or Jackson or Hafidz?

Hmm.. passed by yesterday when I dropped my nephew in INTI... seems not bad.. anybody know when is the date of completion? Btw.. price wise (which I peep in Iproperties), I personally feel it is much lower compares to the inflated KL and Selangor prices rclxms.gif

Anybody to advise further on the said location? Thanks in advance...

Bayu residence expect to be completed by end of this year (that is for the front row , the one they build now) and the last row by end 2014..
I wanted to buy a duplex unit, but no more unit available. only left few 3bedroom unit one..
But there will be new project dev by same developer besides it named South Bayu, similar to the current one but price a bit higher.
Now waiting for that one , so how la..

Btw, was still wondering... what's the pros and cons having tons of student there? I am buying it for family stays... as such, worry that students around might jeorpadize the surrounding around.. rclxub.gif Worse if the said property occupy by students... we'd been students before... we knew how we take care of rented properties... doh.gif biggrin.gif

Is this a good investment? I'm thinking to buy one.
Had a chat with the sales just now and the price is 221k for 1136 sq.

Anyone have any idea on the sub-sale price? or maybe 3-4 years down the road?

EDIT: I also heard that the unit comes with the Nilai Spring Club Membership...can anyone confirm this?

I had booked one house there.. 1st flood.. there are shuttle bus bus stop infront INTI collage currently.. currently bus route from KLIA to NILAI will pass by bayu's main road. I not sure will bus pass by after completion..

Yes.. confirmed that it comes with Nilai Spring club membership (worth 2-3k)... but,we still need to pay monthly fees... around few hundred if I am not mistaken...

bro... if u go to the site, u can clearly seen the board in front stating that the construction was started 1st Mar 2011 and expected to complete by 31st May 2012... so, obviously, there is a delay if u mentioned end 2014...

The other thing... I think this bayu residence did not come with anything attractive (no facilities) except the lake... even the lake is not an attractive point at all (look at what happen to all the lakes everywhere , LOL)... Even some units do not have cover car park... so, any attractive point to share except the great location next to Inti?

for me, i rather tahe BR instead or star valey. Perhaps, starvaley is located just beside INTI. but the price diff very big tho. for duplex unit, starz valley worth more 5XXK, but BR is 3xxK.

But then I called the bank, they say i only need to pay progressive interest.
Only start paying the instalment after completion.

exp : first phrase - 10000 ,
the interest will calculated based this amount from the offer you get (exp BLR - 2.2 yearly).

Hello, me n wife are owner for block F. We took our key last week. Yes a lot of defects and the workmanship is not so refine. We will go this weekend to do the defect list.

Is there an official forum for Bayu residence owners/commitee to share info? If not we can make this the offical forum for discussion and sharing.

If too excessive than have to inform the security guard. Must have strong committee working closely with joint management together with the security team, cleaners, and maitenance team to have a good and proper community living experience.

Accupancy rate still very low. Was told phase 1 still less than 40% moved-in. Now Phase 2 taking VP. Once more ppl move in will be more like housing community.

Anyone is in the process of doing the defect list to submit to the management or the management is retifying the defects can share their experience or comments?

Or anyone from phase 1 can share, what to look for, need to be aware of certain defects or if have moved-in how is the experience and any issues?

Just done curtain railing for my fren's townhouse,RM250. Shop located opposite new KFC.

Wiring i had bad experience with 强wiring at cempaka...

just for sharing.tq

hi locomania... i bumped into your post... i am a very unhappy customer with the workmanship of my unit in bayu residence... mine was a duplex with lots of leaking... apparently the roofing wasnt done properly... took them 4 months...after a 'heated' noise in the end they rectified it in a week....

anybodys unit having similar defect... i was thinking of pursuing a legal case against BBN in view of the defects and the inconvience caused.... anybody having similar problem kindly pm me as i believe the units were not properly done up... the more units the stronger the case holds... thanks

Hi Raj,

Thanks for the support. I have summited the repair list 4 weeks ago, but have not received any updates so will check the unit coming week if possible.

If really unacceptable their response time and repair quality, all owners should voice out and as a group our voice will carry more weights. Hope more owners will share here.

Will updates more after check my unit.

I submitted my defect list on 19/01/2015 and until now some of the defect r not ready such as sliding doors can't lock, toilet window senget, crooked main door.. My door n window framed dented so they patch up d but not painted due to shortage of paint.. But most defects involving tiling, cement n plastering I see done d.. I already started renovation bcos I jus can't wait anymore but yes, I m considering sueing BBN for unsuitable vp, if that is still possible..

Slow it seems their repair work. I am not able go to to check my unit this week. I will go next weekend. Hope they at least started the work.
