I believe the units there for U1, Damen, IM and Duo USJ1 is to accomodate student rentals. Currently, rental in IM is Rm1500 - 2000++ (frm empty to fully furnished). Casa Subang is filled with blacks, Nepalis etc ... the prop there is "condemn".

Damen and U1 is set to complete 2016. Imagine additional supply of units for rental, IMO the rental will drop with so much competition for rental.

I like this project so much, currently only left a few units on top floor, which cost about 1 mil plus, and a unit on 10th floor 1300sqf which cost about 700k after rebate ( on 20th may 15, released after loan rejection). The location of you one is superb, very convenient besides fresh boulevard, mydin, giant and damen. Also, it is a freehold property with 3 carpark, i see no reason for me not to buy this property either for investment or own stay ( so luxury). I spot the unit on 28 th floor 1450sqf , about 1.1mil. However, i canceled the buy 3 days later, after i visited this area at night, and found out so many African students and 'foreign students' nearby mydin ,casa subang and im condo. The sales persons trying to convince me that the foreign students can't afford to stay in you one. I think is yes, they really can't afford to rent the 1 mil unit. But how about those soho and smaller unit? I see the rental for small unit would not be higher as there r so many condo and projects around, therefore, soon or later they will be able to invade to you one. ( the rental for im, you one soho unit or duo remix etc would not be much different) As wat happened from casa subang to im. Can pjd management going stop this? Can someone stop this? Me myself felt uncomfortable to stay in such condo, so which rich guy or ceo going to rent here, and who going to buy later? (Chinese family going to cabut ). It is my opinion, no offense.

what my condo JMB did is restrict many rules for them to access to our condo, access card wont be given and register for african, even owner rent house to them but guard still can stop them and ask for some proven document. make the environment very black unfriendly..
now become zero african in my condo already icon_rolleyes.gif icon_rolleyes.gif

Isis confirm SEGI will move out? How about monash then? Maybe to get soho or smaller unit of you one will be a fair risk, but not family unit. Unfortunate for me, the small unit all sold out. Pjd management can't stop African students to rent unit of you one, i think the African students can't invade to you one so soon, but i m sure some owner will rent to them when the renting market goes slow. Once open to Africans students, they can walk in and out with the access cards. To the African students, they will prefer to stay in you one with the rental almost the same to im or remix, but with better facilities and environment. Btw, damen shop mall occupancy is around 60-70% at the moment. Still there are 3 commercial shops for sales in you one out of total 6. The maintenance fee, water and electric bill is higher in you one. Again no offence, i love you one so much, but i still think the risk is too high to buy any large unit in youone. Zzz

in some point i m agree with you , large unit in youone may not good for investment even own stay also so so only as this is commercial property.

management and JMB take very important role to stop african come in to youone.
rental market not that bad as IM now rental around RM 2400 per month for 995sq , i believe youone can doing better for small unit

I m not very sure about the rental rate of you one, logically it should be higher then im. My view firstly, Rental for im for the current full furnished unit only some can up to 2.4k per month, not for all. The rental rate for 995 and 1300 sqf are almost the same. Keep in mind that this is current rate, where youone, remix 2 and damen are not ready. Once all these projects r ready, the war begins. We better hope segi not moving away if not there will be not enuf students to support these massive units. If youone markup high rental, students diverted away, then who will be the tenants? Local ppl? ( i think they will prefer terrace house cheaper), ceo? ( not many in Usj) Executive? ( same). If lower the rates then students come in as well as Africans.

i think every where also got competition , we cant expect youone bring property gain in short term at least not this few year but usj 1 is commercial hub for usj , it sure got more room to grow ~ can expect any new or future development giving lower price tag lolz.
after damen ,empire remix ,BRT n LRT done , this area will more happenning.
