Puncak alam..shah alam 2 is a commercial name given by IJM for their project...alam suria@shah alam 2.

for me, the progress is slow...
.. it suppose to be the new main campus, but then staffs from section2 dont want to move to puncak alam..... till now only got few faculties in puncak alam...
the new uitm hospital also still dont know what is the news.... for investment, not soo good. for living yes.....most people buy for own stay...

Puncak Alam was launched first by Puncak Alam Holdings i.e. PAM (outer part near the main roads, UiTM, McD). Some part of the land (inner side) was sold to RB Land which was taken over by IJM, which is now renamed as Shah Alam 2.

Many of my friends who have vested in the apartments there initially were very frustrated with empty promises made by PAM e.g. fruit lined main roads, commercial hubs, general hospital, etc., but apa habuk pun tadak. Moreover rentals were low and population can be considered negligible. Now that the campus are up, apparently the rentals had picked up. A normal apartment with 3R2B can easily fetch RM600 nowadays (renting to students).

I reckon SA2 will do better as the total masterplan is more practical with bungalow lots, semi-dees, link houses taken-up quite well. WHB is also launching some super link houses now over there named as Puncak Bestari.

This area is really starting to pick up compared 2 years back, especially the region near the Bandar Seri Coalfields. With the Latar Highway and Guthrie Highway access is good, the only downfall is the failed projects there. But considering the sprawling speed and trend of all the high impact developer in Selangor (Like Mah Sing's Rawang Residence) i believe in the next 3-5 years, the land within the surround vincinity will be snapped up for redevelopment.

do you know which developer has failed the projects around this area? I saw many abandoned pilings.

Abandoned piling? Which area? Btw, i'm one of buyer there.with just minimum booking (rm500), i can get cluster semi d..its IJM project.Now they launch DSTH with my semi d price...:-)

That one called Alam Perdana, if my memory holds. By something call Eagle Development.

Launched 1998, crisis time, 2 story 18x65 at RM120K. Lingkup and lesap.

The Selangor govt has been working to restart some of the abandoned project, with some success.

Deep inside Shah Alam 2 is Ambang Suria. Bungalow lots at ~RM30-50 psf. leasehold. IJM project.

IMHO, LATAR Highway didn't help much to attract investor/ own stay owner as the toll rate are quite expensive.

Secondly, the development is quite slow with limited commercial hub.

Just my 2 cents

Those industrial is doin pretty well at alam jaya thou its still not filled. The land command a very good price since its launched. those factory sitting on an acre land r selling at mils. A fren just bot a ready built detach factory for 6mil with B/U less than 20k on an acre land. Its similar to some Rawang factories with the same B/U and same L/A.

now, its difficult to see foggy view .... coz of many development.

under bandar puncak alam, there are at 2 more new housing area available now ..... its called Puncak Bestari (by worldwide holdings) & Pelangi seri alam (byk MKH .... previously as metro kajang).
buyer still can get double storey house 20-22x70 with price under rm300k.

New main campus Uitm, really give a good value to that area.
Many student stay outside (rent a house), even now the cheapest rental for empty apartment is about rm400. (last time rm150 only)

rm2 for each toll .... if go to temple park, need to pay 2 tolls.

If you are from Puncak Alam and enter to Latar, cut into Guthrie and then join PLUS highway to exit tol Jalan Duta will cost you RM2+RM2.90
