Like Twin Gor said, hard to compare since high v low dense and totally different area.

DF has more greenery and has big parcel land for garden or so called forest park. RR land is only 3.x acres. But the total units of DF are too scary and RR, surprisingly only 238 units where most new highrise with it's pricing normally btw 500-700 units and if 5 acres plus, sure exceed 1000 units.

I suggest both has it's attractiveness and both purchasers are fr it's respective address folks.

Maybe the location wise is better than others and more quiet and greenery.

For me, I like the concept again, FH, low dense, security, greenery and quiet. If the pricing is below RM 450 psf as indicated, I see this is a very value buy. Sigh, they should have launch this earlier than KR2.

It's going to open in next 2 weeks. Launch not so fast.

Perhaps most of us are quite a follower for BK/BJ area new launch, and this RR has too many unconfirmed price and issue, that's why all of us curious and guessing here.

Most of my friends who can't get smaller unit at KR2 are awaiting this.

I feel and sense that it had been opened privately.

I do gamble all smallest units with high floors would he taken up by next 2 weeks.

I would say, BK area is not as good as BJ area. So, you can refer RR rental market with TZ since the size is similar.

Type A is 1543 sq ft. A good and spacious unit for master bedroom and living. Quite similar with KR2's Type C of 1457 sq ft unit. Additional of store room next to foyer.

Mind to share what makes you buy middle floor instead of higher floor?

Buy for own stay?? Bfore discount is close to RM 700k.

Ic. I having the same thought as you.

But this time I opt for smaller size and higher floor, not the penthouse. Have to sacrifice the quiet and greenery for the easy accessibility and walking to amenities.

the 1200 sq ft unit is not a bad layout too.

Btw, they are giving 5% discount tentatively. The developer is new in the market but their name already appear in a lot of projects sub and main con.

I also hope they give higher discount and give lesser furnitures, which I deem surplus. But like you said, maybe a lot of new couple, or executives prefer all in so can save a hefty Reno and furni cost.

Bro, let's wait the final pricing and freebies.

It was all tentatively 5% discount for all purchasers. Not sure they will increase or reduce.

As long as the pricing is really RM 450 psf or below, it is quite a good buy espcially for own stay. Low dense, concept, greenery and just 2km driving away fr BJ highway or main road.

However it's all depends on your financially and whether is the layout or budget is affordable for you?

Try to look for within your range. Bfore I comment on the layout, how many of u are going to stay? Working in? Married with kids? Single or couple? It brings huge differences.

I thought all Knox Halim's project or any of the developer's project they being a consultant or marketing, they, WCT Realtors are the exclusive agents ? No?

RR is still pending AP & DL. Same as KR1 or KR2.

For booking, the cheque, bankdraft or etc 3% booking must pay to the solicitor as the stakeholder, therefore, at here, if you unable to get 90% loan or drop your unit before they officially launch it, you may entitle to get the full deposit refund ...

Technically, MU sure cant compact with the likes of Aguero and Tevex argie skills. Silva and Nasri get the free flank but cant do some through passing. So if they keep dominate this, its either MC will score again thru set piece and long shot by Silva/Y.Toure.

MU just need a draw. Now, they need to attack. Its more interesting now. Hope the referer wont gift MU a free penalty or red card a MC defender.

Their individual players skill are too good. MU made mistake by allowing more spaces for Silva and Nasri. Hence it created an easy path for centre to dominate the play.

Aguero was a bit aweful. Toure interception is quite good. Its Kompany made the difference.

Now, MC back to the top again!

Hope they go on and win. MC deserves the title.

Just quiet for 2 days only ...

Tomorrow onwards would be busy thread bcz the actual pricing came out today ....

- RM 450 psf before 5% discount for First 100 purchasers and was told they not intend for 101th purchaser onwards ... ( Common to say this )

- The layout/ floor plan has been amended ( According to iProperty, the smallest floor plan was 1,103 sq feet , but was told, this size had been remove and the smallest size was 1,162 sq feet or slightly bigger )

Decision Making time ... Buy or No Buy ...
