The current trend (other than S2), new DSL is at RM250k-RM350k.

Old DSL can still be found at sub-RM200k.

Which project u referring to?
Mont Jade bglo is gated, semi-d is not.
Seremban 3, some of the phases are, most aren't.

The land next to the former night bazaar (close to Sri Mawar), is designated for low cost.

all my friend Seremban unwilling to travel daily from seremban to KL...........ermmm........end up buying property in Puchong/KL.......Will those who work locally in seremban.......gaji pun rendah.......less than RM2K if combine pun how to buy HOUSE ABOVE RM300k or S2.

My thought will be Pilot, businessman, ppl working in singapore or oversea can afford S2 properties such as Aviva, Garden City Homes and etc etc.

Population is not there........poor ppl alot........S2 got a developer selling new semi-D Starting price RM308,000-00......erm...total cost will be RM330,000-00 I guess.

IJM selling its property expensive..... cry.gif

Nope. Some still under construction. My 1 is very far away, direction from econ save to seremban garden, before the seremban garden entry turn left on the round about.

seremban properties will move up accordingly but with the current economics situation where people will not invest more in seremban due to rental and appreaciation compare to kl .

Just surveyed seremban props for own stay. Didnt realize that seremban houses especially in seremban 2 areas have really escalated. Saw a project by ijm (aviva) 800 plus for semi d all sold out. S2 heights which is deeper in also min 500 for a terrace. Whats happening to seremban?? Last time 250k for a bungalow also difficult to sell. But I have to say seremban areas is looking so much better. So many malls coming up.

Finally manage to get hold of 1 low profile project by GUH at taman bukit kepayang ( Kepayang Phase G ). Location wise so much better than S2 as its located smack in centre between old seremban where im from and new seremban 2. Toll to kl/jb, jusco, tesco all short drive away avoiding jams from s2. Told 1 unit terrace left due to failed loan approval by a buyer. Quickly grab it. Plus developer said will be G&G. Price wise not cheap but more reasonable than over priced IJM project. 22 x 75 Rm 405k Now left only few 2.5 storey terrace for 500k which I feel is ok.

Another sime darby project in permai but terrace house also more than 500k. Hill residence at jalan mantin(terrible location) semi d selling for about 1 million.

Any sifu can update any other new property launches in seremban?

Kepayang ok. The developer is smart enough to take advantage of IJM's hard work in building the infrastructure and facilities. But you will later realise, the new Seremban is really moving away from old town center towards Nilai. There is a new toll plaza being built near S2 heights and also the new Sime Darby township, Bandar Ainsdale. Beside it is also the massive Bandar Sri Sendayan township (by Matrix), with new shopping malls and international schools. When the KLIA 2 is completed, there is an estimated 40 million passengers per year using the terminal. I heard Negeri MB is pushing for the ERL to be extended to Sendayan, Seremban 2.

anyway, Bandar sri sendayang is contruscting lots of new properties as well.. all the way heading to nilai/sepang...

KLIA2 is beside KLIA. Sendayan is about 15km from KLIA. S2 about 25km from KLIA.

Seremban looks like very exciting place compare to 10 years ago. Seem like employer in Seremban will be pressure & demand by employee for higher pay or increment. Combined salary would able to afford it with tight budget and poor life style.

I still felt Seremban too much development or supply than demand.

Kepayang Phase G 2nd phase launching very soon. Still got loads of room for appreciation as G&G not up yet but confirmed and few more phases in future for phase 1 and 2 to catch up in price and got room to catch up with S2 heights pricing. Sapu first think later. Confirm will be cheaper than over priced S2 heights with not much room for any more appreciation. Location wise is 100x more convenient that any place in seremban. Only problem with GUH is slightly poor workmanship but they very willing to rectify any house defects without question.

Only problem is the developer and their stupid uneducated staff. Really bad service. project all delayed. always give loads of excuses. Phase 1 of phase G delayed more than 6 months already. GUH should be professional and write to their customers to inform abt the delay and hire more friendly and attentive staff to serve their customers. the staff is so useless that when you visit their office they are busy with their phones and pretend u r not there. Some staff are so rude or maybe crude in their manners. One staff I think by the name of Janet is so hopeless and very rude. If I was the owner I will fire all the staff there. Nothing but garbage.
The environment of all their project should be improve eg. roads condition, the tidyness of the plants etc. It is as though they don't take pride in the work they do. Overall its the best location under a stupid company. Imagine if kepayang land was under ijm's hand.

seremban is definitely going to be a hot area with upcoming infra i.e. HSR, ERL extension and West Coast Highway. Proposed Senawang-KLIA highway will cut short south travellers to KLIA (as is have to go up north until nilai). the HSR is entering phase 2A, proposed station in seremban maybe in Seremban or Sendayan.

however seremban is relatively patchy market, some place very expensive, some place still cheap. despite being located close to each other. if you do your research, you will find valuable properties with good facilities in seremban just waiting to appreciate more.

Yes, HSR is confirmed to stop in Seremaban and starts in Singapore but problem is

Seremban Property Master Plan (Updated Sept 2014)

With recently announcement of the Seremban Sentral (PR1MA housing project) and Mah Sing's venture into Negeri Sembilan property.

We have updated the latest mapping of Seremban property master plan and development by the major developers such as Matrix concepts, Sime Darby Properties, IJM Land, TH Properties, and lately Mah Sing.

Interesting to see Seremban or Negeri Sembilan in the next 10 years!

If there is more job opportunity and higher pay cheque then I would see Seremban Economy will grow.

So far I only see most of my friend working in KL and everyweek or every 2 week come back to Seremban.

Seremban "Swimming Pool" soon to be home for 28 storey Service Apartment, Commercial and 8 storey office building.


SEREMBAN - Selepas kira-kira 17 tahun, akhirnya masalah kolam takungan air terbiar bersebelahan Dataran Seremban, di sini, hampir menemui jalan penyelesaian.

Menteri Besar, Datuk Seri Mohamad Hasan berkata, sebuah bangunan setinggi 28 tingkat akan didirikan di situ, sekali gus menjadi Menara Bahagian Perkhidmatan.

Menurutnya, menara merangkumi podium perniagaan lima tingkat dan pejabat lapan tingkat itu dijangka akan menarik ramai pengunjung apabila siap kelak.

“Sebelum ini kawasan tersebut merupakan projek terbengkalai dan pemilik baharu telah diberi kebenaran untuk membina menara berkenaan selepas pindaan pelan projek terdahulu iaitu membina pusat membeli-belah dan menara hotel.

“Pindaan pelan dibuat kerana bandar ini belum bersedia menampung hotel yang mempunyai banyak bilik dan pelan pembangunan menara 'service department' dicadangkan kerana diyakini lebih mendapat sambutan,” katanya.

Tambahnya, pembinaan menara itu akan dijalankan dalam masa terdekat berikutan pihak kontraktor perlu meneliti kekuatan konkrit di kawasan tapak pembinaan.

“Kerja-kerja awal sudah dimulakan pemaju dengan mengeringkan air kolam takungan. Sebelum ini, kawasan tersebut dijadikan kolam bagi menampung tekanan bangunan parkir bersebelahan.

“Pemaju akan meneliti kekuatan konkrit dahulu sebelum memulakan pembinaan,” katanya kepada pemberita pada sidang media selepas menghadiri Majlis Sambutan Hari Raya Aidilfitri Persatuan Kebajikan Isteri-isteri Wakil Rakyat dan Pegawai-pegawai Kanan Negeri
Sembilan (Pekerti) di Dewan Pekerti, di sini, semalam.

Turut serta, isteri Menteri Besar, Raja Datin Seri Salbiah Tengku Nujumudin selaku Yang Dipertua Pekerti.

Mohamad berkata, apabila menara itu siap kelak, ia akan menjadi lokasi tumpuan orang ramai berikutan berhampiran dengan kawasan riadah dan rehat Dataran Seremban.

“Beberapa kafe terkenal akan dibuka dengan menghadap dataran dan akan menjadi tempat yang cantik dan ia akan menambah lagi produk pelancongan dan pusat membeli-belah,” katanya.

Sebelum ini, kolam takungan terbiar itu terhasil berikutan projek terbengkalai disebabkan kegawatan ekonomi pada 1997.

Masalah itu bukan saja mencemarkan permandangan sekitar bandar Seremban, malah kolam yang pernah menerima jolokan sebagai 'kolam terbiar bersaiz olimpik' itu turut menyebabkan pembiakan aedes. -sinar harian-

Perdana Menteri Lancar PR1MA Di Seremban Sentral

7 Sept (Bernama) -- Perdana Menteri Datuk Seri Najib Tun Razak akan melakukan lawatan kerja di Negeri Sembilan dan melancarkan projek Perumahan Rakyat 1Malaysia (PR1MA), Selasa ini.

Menteri Besar Datuk Seri Mohamad Hasan berkata majlis itu akan diadakan di Seremban Sentral berhampiran stesen kereta api Seremban di sini.

Mohamad berkata melalui projek itu, kerajaan akan membina 4,200 unit PR1MA.

Bercakap kepada pemberita selepas merasmikan persidangan perwakilan Umno Bahagian Jelebu di Dewan Besar Majlis Daerah Jelebu, Kuala Klawang, di sini hari ini, beliau berkata di tempat yang sama perdana menteri akan merasmikan majlis permulaan kerja bagi membangunkan semula stesen keretapi Seremban.

Sebelum itu, Najib akan mengadakan perjumpaan dengan anggota jawatankuasa Badan Perhubungan Umno Negeri Sembilan di Wisma Umno di sini.

Mohamad berkata projek itu merupakan satu program pembangunan besar dan akan dijadikan sebagai sebuah pusat perumahan yang baik dengan dilengkapi bangunan perniagaan dan pejabat dengan stesen keretapi Seremban itu sendiri akan menjadi seperti stesen KL Sentral di Kuala Lumpur.

"Di situlah nanti bermulanya perubahan 'wajah' Seremban kerana selain daripada itu beberapa banyak lagi projek pembangunan akan dibuat di Seremban dan Port Dickson serta kawasan sekitarnya untuk kita memulakan satu projek apa yang dipanggil projek perluasan Lembah Klang yang besar.

"Melalui projek ini kita akan membantu kerajaan persekutuan mengurangkan kepadatan dan juga kesesakan yang berlaku di Lembah Klang khususnya di Kuala Lumpur," kata Mohamad.
