Been to the site office just now. Lot of pele but think the sales is quite slow as most of 'us' are only look and see and hardly see anyone place booking. In addition, there are lot of thing are too vogue. Example :
1. Car park is side by side or front and back. The sales said is up to developer.
2. Where to out air cond compressor? Some said yard some told me balcony. Nowdays those new condo will dedicate a place for air cond compressor.
3. Maintenance fees is 0.2 psf but sales told me subject to change. Low density project charge only 0.2 psf is not convincing (of course hope it is true)
4. Access road is a doubt as only 1 in and out and it horrible jam in the morning. Sales told me will open another one near yaps brother but only when all others phase is completed.
5. Some site land stil occupy by 'illegal' store? I don't know
6. Balcony as u Guys discussed above. I asked sales, they told me is depends on the unit? Got such things?
If:
-No centralised Astro connection (i.e. 1 Astro dish = 1 house)
-No aircond ledge (i.e. aircond compressor at balcony)
-Made-of-brick balcony
-Current road is not widened
..then it’s difficult to justify >RM500k in this location.
Maybe developer needs to come up with explanation.
These rumours might not be true.
