What make u think that basement car park will not flood. Won't you remember the flood happened in Dataran Merdeka.all the cars in the basement soaked in the water. That's why the SMART TUNNEL being built after that incident. Water is flowing into the basement and trap in the basement, no way out as river level is higher than basement level or you can say basement is lower than river level.what do u think? I think the only way is to have a pump. A pump is enough or not, let the engineer count on the the amount of water flowing in.

I supposed genuine buyers don't mind getting negative comments because at least after listening to the negative comments, they can make an informed calculated risk of buying the property.

People who dislike negative comments are those with vested interest on the property such as agents and developer. Flippers may not like negative comments too because it makes it harder for them to goreng.

Developers dislike negative comments because they always have conspiracy theory that you are sent by another competitor.

So we all know who we are. That's the only thing which matters.

Agree agree agree !!! Anyone can try also to give some negative comments about Z residence and The Zest, then you will see those claiming welcome negative comments taruh GAO GAO and even start personal attack... These 2 thread are no more neutral but remain Marketing purpose..... those developer/investors trying very hard to talk up the price for TZ to 460-500psft while the transacted price not even that high.....the way they tried to justify their high price by comparing to different condo (even higher end condo) is misleading, while The zest is only medium cost condo and they can tell the quality even up to Mont Kiara condo quality....if you don't belive, wait and see how they balck labelled you as someone or ask you to show proof of your comments....

Look at the Zefer hill total 346 units neighbouring few condo sides, they will say damn congested with only 1 road access, but Z residence with Kiara1 & 2, the exsim future project and Bukit OUG, they will tell you one future link road will ease the probelm....while the total units for Z is 1136....

Maybe all should take a look at Koi Prima thread, even you provide the negative comments, they won't fight back like mad dog ..... those buyers are fully aware of the cons while commit to buying .....

The purpose of forum is for discussion and not for Marketing or personal attack .... come on behave lah ....i believe many of forummers will agree on what i said here ........

I stil remember when i was in the management office to pay maintenance fee,the manager (the rep in this video) was playing with his blackberry phone & chit chatting with his staff.They ignore me & until I stared at them.Poor management team.

Besides, I was wondering y they keep changing security management team.I still remember one of the security team performed very good. They greets when meet residents,frequent patrol nite & day, calling residents when visitor come.But this new security team Sxxxx!!Rarely saw them patrol, impolite to residents sometimes. I was so pity to the car owner for this incident.

and i think those whose cars were damaged did sue the owners of dataran merdeka. not sure if they were succesful.

not too sure how these things work, but all basements should have some sort of mechanism to prevent them from getting flooded right? take for example lebuh ampang, which used to be constantly flooded before the smart tunnel. how come the basements of buildings like hsbc and bangkok bank never got flooded?

If Bangkok bank sited close to river bank. The problem is fence wall of avenue got hole.

oh, then this is not a good place to be then....this will sure happen in future...i suspect this is an ex-mining land, so the floor slowly sunk(obviously less than 1 cm lah for 1 year maybe...)

are you sure the maintenance is rm500 ? even if it is rm200 then it is quite costly...when there's flood, then the pther facilties also will affected indirectly. hhmmm, not good.

After the refurbishment of the cars, it looks like new. Who knows those r flooded cars until u use it then u wii regret. All the parts will get rusted gradually. Depends yr luck when u buy 2nd hand car. Not just happened in avenue, but also kl , Kajang and imported from Australia, Thailand and Japan in the past.Seems like everywhere is flood.

yes, i am one of the forumers u mentioned to agree with u... haha... the Z and Zest will either ignore or fight back when negative comments are given... Zest also got minor flood problem, at corridors and children playground... but when someone raised the issue, instead of they look into how to fix the problem with developer, they're just playing around with price psf... but can't deny that they r so united...

and for the Z, by reading its thread, i feel that the developer is playing the number game... all their concern is $$$ psf... rclxub.gif
