Is the office yours? If not when you paint the floor, the owner may ask you make it back original (reinstate) when you quit renting the office, than you will have problem.

Now the easy is use 2x2 carpets.

no, it's a rent.

ya that's what I worried too... but carpet in long run, hard to keep clean and smelly lol

If you prepare to pay the extra than you do it loh. Or get the owner agree or sign a document. You can get sue for not reinstate to the condition under the contract.

Carpet won't be smelly if you vacuum frequent.

we clean floor table almost everyday.. experienced carpet before... worry about the stain that they got from outside rain... anyway just a small tiny problem


so does anyone got good recommendation on contractor, partition, electrician etc in office renovation?

well, need recommendation or good contractor/worker from you guys... not going to big established company cause they charging high fee due to outsource, designs, consultation etc..
some infos & plans:

- 22x75 type office, unfurnished
- glass main door
- plan to setup glass partition as meeting room
- not sure if should go with carpet or bare floor (paint the floor - save cost) lol
- some exposed trunking for lighting wires, network cables & electrics stuff (no office-type ceiling)
- some ceiling painting
- relocate & install existing aircon to new location

Hi Koo_ Hei,

I'm almost done renovating my home and I am happy with the contractor. He had his own workers, instead of sub-contractors, which works out expensive. I'm planning to use his services for my office renovation too. I'll PM you his details.

My office location is nearby Damansara Utama area.

All our clientele works are Referral Based (Credentials & Word-of-Mouth), as just finished and on-going a few Office & Houses in the same DJ / DU area.
After referral (relationship) hence Site Visit, which is a must.
Followed by a Design / Solution Presentation and Costing Discussions - which can be customized accordingly to individual requirements, as it is often on-the-spot and you'll need problem solving and experienced perspectives for solid decision making. [ It can goto International Design level down to, or, looks like, regional styled workmanship ]

For example:
"I want the Latest U.S. Technology with European Designs, integrated and Built at China's Cost, not limited to but yet using local labor in creation & implementation, fitting a localized budget instead - Boleh. Let's talk."

yes, we have our own few teams and we do it ourselves - of course still got workers, not everything done personally by bosses themselves.

Yes, we vertically integrate especially if our bosses own the factories themselves, but not every building material. You may be able to leverage in-house and take advantage of the costs as I know they have been supplying to the buildmat industry since 1974.
